Cheltenham, VIC 3192

We have lived in Barclay dr Cheltenham for over 4 years and absolutely love it. Our part of Cheltenham is quiet, safe and has such an old fashioned friendly atmosphere that you can't help but be happy. We are surrounded by neighbours that dont just say hello but help out when needed invite you around for a bbq look after your house when your away etc etc when do you hear of that happening in this day and age, we love the feel this area has its just such a great vibe.

The milkbar on Farm rd makes great coffee and in summer is a great place to catch up for a chat with the locals. Great parks, the park at the end of Farm rd is a nice place to take a stroll its well landscaped with a running creek bed and is a nice place to be on a sunny day. If you have kids the other end of the park (DFO side) has plenty of equipment and bbq's and is a great spot to meet other parents.

Plenty of child care places in and around Cheltenham, heaps of play centres too, the local schools have a very good reputation so the area is fantastic for anyone with kids.

If you love water the beach is a 5 minute drive away we also have heaps of pools near by if thats more your thing.

The city is 30 mins away by car and about the same by train Cheltenham is an express station so it takes no time to get to the city public transport is pretty good all round.

We don't seem to have many rentals in our part of Cheltenham many people have been here over 20 years which gives it a nice feel we don't seem to get any troubles which makes living here peaceful. No hoons down our way in fact we were surprised how quiet the back streets are considering you are in the middle of suburbia.

What we don't like the planes would be on top of that list but when you buy near an Airport what do you expect! It was the one thing we were worried about when we bought but after living here its nowhere near as bad as what some people would have you believe. Dingley Village and Parkdale/Mordialloc seem to cop the brunt of the aircraft noise but it is noticable during the day if you are home. Where we are we are lucky as the planes seem to use the golf course/soccer field as the flight path which leaves us with much less air traffic than what you would expect. You never here any planes at night so sleeping is never a problem but for a couple of hours during the day you will cop some noise we are usually at work so its never been an issue for us. The other thing we don't like is trying to get a car parking spot in Southland go anywhere near it in peak times and it will test your patience.

While its not perfect (where is?) overall though we love Cheltenham and would recommend it to anyone especially if you have kids.

Cheltenham is an amazing suburb, with a friendly community and excellent amenities. There are 6 schools (plus close by private and grammar schools in Mentone), shopping centres (Southland and DFO), cafes and restaurants, 2 train stations and near by Brighton beach. Cheltenham is also home to prestigious golf courses and many sporting facilities. Only 18km from the CBD. Overall a 10/10 suburb.

BEST SUBURB EVER!!

At 18km from the CBD and 28 minutes on the express train, it's an excellent family living - close to the CBD. There is everything to love about this suburb.
We have been living on Cameron St for the last 3 years and I am so glad we made the choice to buy in Cheltenham.

The station has just been upgraded and we are so close to:
1. Public transport: Newly upgraded Cheltenham station, bus stops, Southland station
2. Schools: Cheltenham primary, Beaumaris secondary, Mentone girls
3. Shopping: Westfield Southland, DFO, Costco
4. Amenities: Bunnings, Officeworks, gyms, Woolworth, Coles, Aldi
5. Play centres, Child care centres and Leisure centres/swimming pools
6. Beaches: 5-10 minutes drive to some of the best beaches in Melbourne
7. So many reserves and parks
8. Golf courses
9. Great cafe and restaurants on Charman and Station roads
10. Access to highways

Absolutely zero crime and nuisance in this suburb. The neighbours are super helpful and courteous.

With growing kids, there is absolutely no place else I would live!

Cheltenham is one of those suburbs that has it all-from train station, buses, schools, westside shopping center, local shops and cafes, Dfo Moorabbin and Costco, close by lovely beaches and great people.
I love this suburb for my kids as there are such great parks, cycling tracks, play centres , child care, Waves leisure center and more.

Our family has been living in Cheltenham (between Nepean Hwy and Warrigal Rd) for over 5 years. For us, it's the ideal mix of South East living: quiet, safe, central - without the comparably high house prices of neighbouring affluent beach-side suburbs like Beaumaris (5 min drive) and Brighton (10 mins drive).

What's nearby:
Our neighbours are friendly, the streets are full of families walking their dogs during the day and quiet at night. Thankfully, since we're on the Nepean Hwy side of Warrigal Rd, we rarely hear any noise from planes around Moorabbin Airport. The streets are clean and we're a short walking distance from multiple parks, play areas and public BBQs. In the next few years, we'll be shipping off our young one to school, and I've been very pleased to find the schools in the area have a great reputation. For shopping, apart from the city, there may not be a more central suburb in Melbourne: we're a short driving distance from multiple supermarkets, Westfield Southland (one of the biggest shopping centres in Melbourne), DFO, Costco, and if that's not enough: Chadstone (the largest shopping centre in the southern hemisphere) is a 15 minute drive away. We're also one of the lucky suburbs to have more than one train station, and the icing on the cake: the beach is a 10 minute drive away, which is perfect for summer, but great all-year-round for a relaxing walk or drive down Beach Rd.

What's not nearby:
There is a clear lack of entertainment and nightlife - and a slight lack of variety for local restaurants. If you want to grab a drink, you may have to travel to a neighbouring suburb like Highett, Beaumaris, Sandringham, Mordialloc, Hampton or Brighton - all of which probably beat us in this regard. For us, that's a tiny price to pay for everything else we love about Cheltenham - and it still means there's plenty on offer if you're willing to drive for 5-10 mins.

Crime:
In over 5 years, I can happily report we haven't experienced or been exposed to a single instance of crime. We haven't had any reason to feel unsafe in this suburb. The closest thing I've seen to 'trouble makers' are some young loutish-looking kids that hang around Southland Shopping Centre - but you'll find similar characters hanging around any large shopping centre. I don't have anything further to say about crime, to me it's black and white: I feel very safe for my family here.

I have lived in quite a few suburbs in Melbourne and now that I have purchased a home in Cheltenham I could not be happier! My neighbours are all wonderful, there is such a wonderful community in my local dog park, the children in the neighbourhood are wonderful, the schools are great.
We have DFO and Southland for shopping, the beach is a hop skip and jump away, trains from Cheltenham are great (once ptv have finished their works that is!) Very very happy to call Cheltenham my home.

Its getting busier by the day which is good and bad. Commute times to the city by car are now an hour at rush hour - not great. Train is quicker but much of the suburb is a long way from the station and parking is extremely limited. It's the main downside as otherwise it's a great suburb with all services within walking distance and beaches close by. No nightlife or pubs to speak of, one or two bars and eateries popping up with the increasing population but generally very quiet in the evenings and a lack of central town restaurant and buzz. Family friendly place.

Don't normally write reviews but some of the nonsense here (by people that don't appear to have ever lived in Cheltenham) has compelled me to write one.
Cheltenham is home to major shopping centres such as Southland and the DFO, close to some of the best schools in Melbourne (Mentone Grammar, Mentone Girl's Grammar, Haileybury), has two train stations (Cheltenham and Southland), home to the top 2 golf courses in Australia (Royal Melbourne and Kingston Heath), full of parks, 5 minutes from the beach and only two suburbs down from Brighton. The one drawback is that it is no longer affordable for the "average" household - pretty much every decent house costs over a million and prices have been rising dramatically in the last couple of years.

Amazing place to live, I am a new resident of Cheltenham(2016) and I live on the beach side of Nepean Highway, overall its a great suburb, but I think living in the Charman Road precint is the best option. Great shopping strip, so close to Southland shopping centre, amazing train system, 5 minute bike ride to the beach...It's really got it all. Prices are up for units and houses are $1 mill + for a knock down house, but you are only 2 suburbs from Brighton...... (Hampton and Sandringham seperate them, I am not comparing them, but its true). It's right in the centre of the sand belt for Golfers, can you believe that parts of Royal Melbourne and Sandringham golf courses are in Cheltenham, as well as all of Victoria GC and of course Cheltenham GC, name one other suburb in Australia that has that calibre of 4 clubs in "Their Suburb"..... It has a friendly "Village" atmosphere and I am certainly for the progess, huge development of quality housing product (40 - 100+ unit developments as well as boutigue 6 unit/townhouse developments) is bringing new restaurants to the local area...Yummy. This suburb is getting very expensive and due to it's proximity to "Prestige" suburbs, it will always ride the ripple of price rises so get in quick.... You will love living here :) Oh, great education. medical and religious facilities too.... I think a new major RSL is about to be built on the Reserve Road/Bay Road intersection...Attractive for NSW and QLD migrants that love big club complex's...( Chris May, 2017)

We purchased a house in Cheltenham (in the pocket south of Centre Dandenong Rd, east of Warrigal Rd) a few years ago. We are so glad we did! Cheltenham is a wonderful suburb - it is centrally located with a lovely family friendly feel. We have neighbours on our street who have lived here for over 45 years, and we can see why.

Pros:
- Beautiful parks
- Friendly neighbours
- Quiet streets (in our pocket, it is really only local traffic)
- Safe, family friendly feel
- Shopping (Southland and DFO, with Chadstone less than 15 minutes away)
- Close to the beach (5 minutes)
- Train station (express to the city during peak times)

Regarding the aircraft noise, our initial concerns before moving in were quickly laid to rest. We live west of the airport and only hear the occasional passing plane. We do get the odd helicopter which is a bit loud, but that's about it. As other reviewers have mentioned, there is never any aircraft noise at night.

We feel that Cheltenham is an excellent value suburb - excellent infrastructure, family friendly, and safe. I expect that we will remain in Cheltenham for a very long time (unless we win Tattslotto, of course!).

I previously wrote some comments that may have seemed negative, so bear with me while I reword it.

I have lived in Rosewarne Ave for over 20 years. It is a quiet family safe neighborhood. Southland is getting bigger, and the area is getting busier around it.

There's a lot of employment options in the area. My kids have loved being able to walk to various jobs at southland, never had any trouble picking up extra work whenever they needed extra cash.

There used to be drunks outside a nightclub that used to be in southland (it was called wild bills), and a bit of trouble that went with it, but thankfully it has closed! It's now a TGI fridays, and it's now a beautiful safe environment again (I was afraid to walk past southland late at night with that nightclub, but it's all good now)... If you like nightlife, you should probably consider another suburb, because cheltenham is really just a family environment now.

I have friends over in the east side of Cheltenham (far end of farm road) and there's a bit of airport noise over there, so buy/live closer to central cheltenham and you wont notice it at all.

I've been living in Cheltenham for over 5 years and love it. It has great parks, schools, shopping and some of the best golf courses in Melbourne - Royal Melbourne, Victoria etc. Also, its not too far from the city. Great place for families and young couples.

Don't buy into the propaganda regarding the stories being told, Cheltenham is a great suburb that is extremely safe!!!

Questions need to be asked as to why realestate.com wont let people reply to some of the comments below, is there a something dodgy going on behind the scenes?

Normally I do not bother with online reviews, but the comments in this review section has stirred me to comment.
I have lived in Cheltenham for a long time, and have to say it is a wonderful area for people wanting to bring up a family (people are always walking their children in prams or on little bikes in the street, it is beautiful).
The beautiful parks and quiet streets are a surprise (we live on the Farm rd side) considering that the suburb is surrounded by a bustling shopping centre such as Southland, DFO, training airport, train station and yes some small business warehouses in small designated zoned areas near the busy roads. It is a 5 minute drive from the beach and 25 minute drive up Nepean to the city. The schools are plentiful, so if you don’t like the playground in one or the teacher you can try another, but seriously again it is personal experience. The little Cheltenham shopping strip is like a village of its own…the bakery there is divine and the owners and staff are so friendly AND remember your name!
Above all the atmosphere in this suburb has always been one of family and safety. I have lived in suburbs where safety is considered an issue, and I assure you, Cheltenham is not considered one of those suburbs, that’s why I live here and I do not intend on leaving anytime soon.
With regards to the airport there is no denying it is there, but honestly the planes do not bother you. During the week I work, at night time nothing over my house and over the weekends I believe they rotate the routes or something because I only ever hear some planes every now and then, most of the time they fly over the green wedge so you don’t really hear them; if you look up you could see them flying in the distance, if you like watching planes.
Like anyone wanting to buy a good home in a good area, reviews are only personal experiences, what one person says can be completely different to another. If you like the area and like the feel of it drive around it, spend some time there and I am sure you too will be drawn to the area. I was; and by the way people in Cheltenham don’t discriminate people according to shirt collar colours. If you have a blue or white collar you are all very welcome!

Nothing like Cheltenham in NSW which has a high crime rate.

First of all I want to say I personally think Cheltenham is GREAT!!! I love the fact we are near Southland, the beach, and have our own train station. Cheltenham also has plenty of parks schools for those with families.

Cheltenham is a very diverse suburb. Expensive to the west, industrial by the north and noisy to the east. The reason for this is the surrounding suburbs of Cheltenham. We have Sandringham beach side which keeps prices high to the west, Industries to the north which have great factory direct prices if you know where to go. Heatherton and Moorabbin airport are to the east which can create noise from the airport and smells from Clayton tip which on rare occasions can enter Cheltenham areas. All I can say to people about the airport noise is if you live near an airport what do you expect? It is probably for that reason property prices in that pocket are cheaper than most parts of Cheltenham.

The thing about Cheltenham is it is a VERY diverse suburb where a distance of 100 meters or being on the wrong side of a road can make a difference of $100,000 in resell value or purchase price.

To put to rest the issues with the 1950’s and 1960’s houses in the Cheltenham area many have not been well maintained with regard to internal renovations and as some have pointed out rotten stumps and floor boards can be of concern. With regard to these properties what people do not say is that when these types of properties go on the market they are generally $100,000+ below market value because of these issues. Some great savings can be had here but put simply if you buy a house cheaper than it is normally worth in most cases there is a reason for it so don’t complain later because you didn’t do your homework in the first place.

Another thing I would stress is that Cheltenham really is location, location, location the areas of Cheltenham a very diverse so be sure if you are looking at Cheltenham to buy or rent do your homework as with many other suburbs there are good and bad parts.

As I stated earlier I think the Cheltenham is great, I’m just telling you as it is. It is because of Cheltenham’s diversity that we have people from all walks of life here and you can buy a property in this area no matter your budget. I really think it is a great place to live.

Great shopping, great transport, close to everything, great schools!!

I can't understate how great the schooling in Cheltenham is. The highschool has a great reputation for discipline and quality of teaching.. And best of all there are no less than 5 primary schools to chose from - all zoned with each other (Cheltenham East, Cheltenham, LePage, KingstonHeath, OurLadyOfTheAssumption). Where else can you get that kind of choice in education!!! Let alone being central to many private schools.

About 10 years ago there were some problems with hoons around some of the streets, particularly the north end of cavanagh street, but the suburb has changed dramatically since then. There is virtually no low-income housing any more, and virtually all of the housing commission homes have been sold to private owners now. So there's a lot of confident renewal and investment.

The well-renovated houses are now fetching prices close to (and sometimes over) $1mil, so it's a suburb you can safely invest in.

There is no noticeable airport noise near cheltenham, which seems to be the only thing which keeps the prices down (fear of airport noise), so the place represents amazing value.

Southland gives a lot of good shopping options for everyday stuff, and Chadstone is a short drive away.

Cheltenham is a peacefull area full of parks, schools and lovely people.

I lived in Kardinian Avenue for about 6 years until fairly recently.

Firstly the most obvious concern - yes there is airport noise on the east side. It is only really on the Cheltenham East side (east of Warrigal Road), so house values are much cheaper on this side. If you can afford it - pay the extra to live in central cheltenham.

There are plenty of amazing positives about this area -

There is an fantastic parkland everywhere, including an amazing park at the end of Farm Road.

The streets are generally well kept, and there is always plenty of on-street parking.

Public transport - buses everywhere, centralised around southland and the train station.

Every possible service, including lots of both premium and bulk billing doctors (a real bonus when you have kids!)

Great shopping at southland, every possible retailer and easy to get in and out of. Great living near southland when you have small kids. I'm there almost every day.

Cable internet is available (I went with Optus) and I found it very fast.

In Kardinian Avenue, during rains sometimes the road gets flooded towards the Farm Road end and around number 33.

Blocks in Cheltenham East are generally on the smallish side but good if you are looking for an area which is likely to stay as mostly freestanding houses.

Cheltenham Train Station has a great express train service to the CBD, and can get you to flinders street in 28 minutes!.

The houses are generally post-WW2 brick veneer. Watch out for:

1) Rotten floorboards/frame in the bathrooms (mostly from leaking shower recesses).
2) Rotten stumps.
3) Blocked pipes.
4) Issues with old wiring.
5) Steel windows! (very expensive to replace, you need to remove the brickwork as well)

5 very expensive lessons. If these things are okay, then most of the houses are very solid (hardwood frames) and provide a great base for extensions/renovations.

We live on the more affordable side of the Highway and, when looking to buy at first, were dubious about the housing and general area. Since buying our first home in East Cheltenham we have been extremely plesed with the area. We have found our neighbours to generally be welcoming. Most of our neighbours bought in our street 30-40 years ago and are here to stay! There are many lovely local parks and the schools are all given great reviews by both parents and staff. Since buying our 3 bed home on a large block the prices of less deserible properties have reached close to what we paid, this seems to indicate Cheltenham is a place people are willing to pay for and can only be good news for those already invested in the area.

Great place - great for families . Excellent choice of schools for both girls and boys.
Thirty minutes to the city with good bus services.
3 to 5 mins by car to any of the following - make a choice
schools, church, train stations and beaches - mentone or cheltenham
shopping, - southland or DFO
Surrounded by beautiful parks.
Medical facilities are good.

Locality is brilliant. 30 mins to city by train. Great local facilities and local shopping, Westfield Southland (incorporating shopping & entertainment) is close enough and far enough away to be a convenience. Cross section of age groups living in this section. Good parks & close to transport. Also close to some excellent schools in Cheltenham and surrounding suburbs (Mentone & Brighton). House prices are still very reasonable. A warm and welcoming community.

We have lived with our three children in Cheltenham for over 5 years..Since that time I have found Cheltenham to be a great place to live with fantastic neighbours, great schools and handy to Southland Shopping Centre.

For the kids I highly recommend Beaumaris Primary School and ABC Beaumaris. There are fabulous Restaurants nearby including Krishna Indian Restaurant on Bay Road.

It is a very safe neighbourhood as well and not once where we broken in to or our neighbours.

We will miss Cheltenham and our neighbours..we have bought our first home in Frankston.

Cheltenham is for great good neighbours and village feel. Nice to feel safe and the kids can drop into the neighbours and be welcome. Charman Road shopping centre has everything you need and is also close to Southland. Mentone shopping is within walking distance with reasonably priced family dining. It's close to public transport so you can get to the office without drama.
Great for jogging along the beach and swimming - a good clean beach with life saving club. - a 3 min drive to Mentone beach. Lots of sport for the kids. Great schools - Mentone Girls College within walking distance as are the Mentone Grammar Schools, St Bedes and St Patricks and Mentone Primary. An established area with established gardens - lots of trees and bird life. Great place for kids to grow up in. Traffic can be a little heavy around school drop off and pick up times. A good reason to walk the 5 mins to schools and station. Theres a few good court locations with neighbour only traffic - wonderful!

There is a lot to like about Cheltenham. There are some good schools in the area as well as excellent kindergartens.
The area is reasonably well serviced by public transport so you can get to Southland or into the city without any difficulty.
Closer to the beach than the city this is a great spot for beach lovers that don’t like the salt crust on everything that you get living right on the beach.
There is a gold course close by for the golf lovers and plenty of good parks to add to the green feel of the area.
Good for families with kids of all ages and retirees.
