"Golden goose, best in Australia"

Bought a house in Elizabeth South in 2020, the house price doubled in 3 years and the gross rental income is 12%. The vacancy rate is almost zero, can secure a tenant in a single week. And after all this growth still the most affordable capital city area in the whole of Australia! What a suburb!!

"Perfect family friendly area"

Nice pocket of Adelaide for kids to grow up in with plenty of parks, schools and facilities. The suburb has a small CBD for basics, Elizabeth CBD is next door and Adelaide CBD only half an hour away.

Rentals in Elizabeth South

"Has come a long way!"

This humble suburb has pretty much tripled in price in a few years. And why not since it is 30 mins both to the CBD and the Barossa Valley, has great transport, shopping, local hospital, plenty of parks and school and jobs close by.

"Gentrification champion"

Lots of professionals and young families moving in and renovating houses in the area. The percentage of owner occupiers has been increasing. Capital growth has been phenomenal and is continuing.

Lots of young families buying affordable homes in Elizabeth South and renovating them. Very convenient location being 30 mins to the CBD and mere minutes to the Elizabeth shopping centre, multiple schools and colleges and the hospital.

"Revamped!"

Lived here ages ago and it is incredible how much this suburb has improved, it went a long way! Seems to be full of young families who are increasingly purchasing houses due to affordability. Changing from a renters' to an owner occupiers' market very fast.

Jeffries Road is the best location, convenient to all the amenities, but not right next to the railroad and the highway. Tucked away and quiet.

"Getting better by the day"

This suburb has improved a lot. It has become the most desirable area amongst all of the northern suburbs. The area close to the train station, shopping and school is the most convenient.

"Gentrification Central"

Elizabeth South, being the closest of all Elizabeth suburbs to the city, conveniently being next door to many jobs in the medical, military and the industrial areas, is rapidly gentrifying, the most of all northern suburbs. Houses are now being sold at auctions, which was unimaginable only a few years ago. Both the purchase and rental demand is through the roof as everyone is aware that this is becoming a middle class suburb very fast. Cream on top - Gawler line electrification in June 22.

"Nice affordable area"

Used to live in Elizabeth South, the area is very quiet and clean. I had friendly neighbours. Both renting and purchase prices are quite affordable, very good value for the money.
Once the Gawler line upgrade has been finalised it will be even better, only 20ish minutes to the city on the train. Would move back there in a flash.

"Massive change for the better!"

Elizabeth South has changed a lot for the better. There is less unemployment and crime and the suburb is rapidly gentrifying. Does not seem to be part of Elizabeth anymore, it is more like Salisbury in that respect, but the price has not been reflective of that. This is where I see this suburb as a huge up and comer and heavily undervalued. Gains are there for the taking, just got to get in fast as the prices have been advancing.

"The best suburb in the vicinity"

Elizabeth area has had a bad reputation, but Elizabeth South is the best suburb within the vicinity. Much less crime and unemployment then in the surrounding suburbs.

"Best rental yield in Australia within capital cities and price waiting to explode"

I am a very cautious investor and strongly think investing in Elizabeth South makes sense. Rental yield is easily 7.5%, vacancy rate is below 1%. It is dead easy to rent out a property and tenants tend to stay long term. Rents have been going up and I am certain that price will explode at some point. It just simply cannot stay around 200k for a 3BD house when the next suburb of Salisbury is above 300k and prices all over Adelaide keep increasing. Similar to what happened at Hobart, the tide will raise this boat. Get in for an affordable price while you can!!

"Amazing value for money, extremely convenient and great family area"

Possibly best value suburb in Australia. Where else can you get a 3bd house on a decent sized piece of land only half an hour to a capital city CBD for around 200k? Extremely convenient location, good transport, just one stop to the huge Elizabeth shopping centre, has a few decent schools and a big hospital, a few employment opportunities within the industrial area and military base. What's not to like? Decently clean area with a few parks and trees.

"Defence Neighbours"

Elizabeth South has a better reputation than some of its neighbouring suburbs. This is probably due in part to its proximity to the RAAF base. Although there is still high unemployment it is less than that in the neighbouring suburbs probably due to the RAAF base.
