Greenvale is a fantastic little suburb located only 20km from the city in the north-west pocket of Melbourne. The suburb offers great value for money and a wide variety of options for all tastes and budgets. New house & land packages are perfect for young families & first home buyers through to large established homes on beautiful big blocks in ‘old Greenvale’.

This gem of a suburb has lots of green open spaces and parkland for kids to play in. Drive 5 min North and North West on Micklekham or Sommerton Roads and you leave the suburbia and find yourself in sweeping country plains with cattle properties and farming land.

The suburb is only 20km from the city and is serviced by Roxburgh Park Train Station only 6-7 min drive away. For those who commute to the city it’s only 25min (off-peak) or 40min (peak) using tolls via the Tullamarine or 35 min (off-peak) or 55min (peak) avoiding tolls via the picturesque suburbs of Essendon & Moonee Ponds using Bulla Road. Pascoe Vale Rd also offers an alternate non-toll route to the city.

The suburb is fully self-sufficient with a couple of supermarkets, Medical Centres, chemists, dentists, service stations, bottle shops and even a nursery & vet. It has 2 fantastic & highly regarded colleges and a well-regarded catholic and public primary school.

Chic & trendy dining precincts are only a short 10 min drive away in Essendon & Moonee Ponds and closer to home Westmeadows, Roxburgh and Gladstone Parks offer an abundance of shops, services and dining options.

The established part of Greenvale often referred to as ‘Old Greenvale’ or ‘Toorak of the North’ is filled with beautiful grand homes and is rich with character. A drive along Barrymore Rd looping back around Greenvale Rd and through Fleetwood and Haversham Drives showcases the beautiful established and grand appeal of the suburb. Head a little further north past Somerton Rd and you’re in the heart of newly developed land with modern homes and house and land packages.

This is a lovely suburb is comparable and offers many similar qualities to that of the multimillion dollar suburbs inside it and similar popular suburbs across the south east and east that are also located on the 20km rim. Greenvale offers so much potential for new home owners or investors looking for an affordable entry point without compromising location or quality. If you are in the market for a new home and don’t know Greenvale I recommend you take a drive and go check it out for yourself.

Greenvale is known as “Toorak of the North” due to the older mansions. In recent years, weve been having newer estates and younger families. Still, Greenvale has maintained the same population of respectful, nice and warm people. other suburbs near Greenvale is a completely different story.
Greenvale is a good place for families to have a comfortable living environment. Its safe and quiet.
Parks are everywhere. You have good schools for kids.
The downside is the traffic around the area, its been years and the council hasnt done anything yet. All the basics are within your reach but everything else requires you to drive out of Greenvale.
Still, traffic is an issue everywhere

Greenvale is a great suburb for families. The big blocks of land is enough to build a house that you can consider a “home” for years to come. The parks are within close proximity, great schools and good people. Most people are professionals and have good manners.

I would rate Greenvale high for Luxury living with high exposure to natural beauty.
Proper planning of residential estates have kept greenvale green and eco friendly having pleasant weather probably due to centralised water body and surrounding tree reserves with breathtaking flora.
With many new estate coming up, council expects settlement to be established and stabilized by 2020. There is some pressure on road infrastructure during peak hours, specially Somerton and Michelham Rd, and is planned for duplication and some parts triplicated as per survey, adding new traffic signals or roundabouts to ease the flow.
The school infrastructure is also very good. Public transportation is something council has to work on, but I assume with new estates the transportation situation should improve.

Overall, I find Greenvale a quality suburb hidden in the North infra belt.

WE HAVE BEEN GREENVALE RESIDENTS FOR NEARLY 30 YEARS, BACK THEN IT WAS AN EXPENSIVE YOUNG UPCOMING SUBURB WITH ALOT OF POTENTIAL. UNFORTUNATELY ITS BECAME A VERY POOR PERFORMING SUBURB, AT THE TIME COULD HAVE BOUGHT A HOUSE IN ESSENDON WITH THE SAME MONEY AND TODAY WOULD BE WORTH IN EXCESS OF $2MILLION PLUS, IN GREENVALE WOULD BE LUCKY TO GET $800,000. WE ARE THE FORGOTTEN SUBURB NEGLEGTED BY STATE GOVERNMENT AND SEVERELY PUNSHINED FOR NOT BEEN A MARGINAL SEAT WHERE ALL OUR TAXES ARE PUMPED INTO TIGHT ELECTORATES AND WE HAVE BEEN NEGLECTED BY HUME COUNCIL. FOR OVER 25 YEARS THE GREENVALE RESIDENTS ASSOCIATION HAVE FOUGHT HARD TO GET A STATE HIGH SCHOOL, MORE RELIABLE TRANSPORT, TRAFFIC LIGHTS ON THE CORNER OF FLEETWOOD AND SOMERTON RD AND SO MANY OTHER ISSUES AND STILL NOTHING. OUR HOUSE PRICES REPLECTS THIS AND THE DEMAND IS VERY LOW COMPARED TO OTHER SUBURBS THATS WHY THEY BRAG ABOUT BUYING "CHEAP" REST ASSURE WHEN TIME COMES TO SELL YOU WILL SELL CHEAP. WE HAVE NOTHING WE ARE NO LONGER THE SHIRE OF BULLA, CANNOT BELIEVE OUR SUBURB IS STILL SERVICED BY A HUME LIBRARY BUS TWICE A WEEK, WHILE CRAIGIEBURN AND BROADMEADOWS HAVE A STATE OF THE ART LIBRARY AND MANY OTHER FACILITYS. GREENVALE RESIDENTS NEED TO VOTE FOR OPPOSITION TO START GETTING MUCH NEEDED FUNDS INTO THE SUBURB, WE HAVE DECIDED TO MOVE ON WEAR OUR LOSES LIKE SO MANY OTHER RESIDENTS. GREENVALE DESPRATELY REQUIRES INFRASTRUCTURE OR IT WILL CONTINUE AS IT HAS FOR THE LAST 30 YEARS IN A TIME CAPSULE, AND WATCH YOUR RATES/TAXES INVESTED INTO OTHER SUBURBS TO HAVE THE SERVICES. 30 YEARS AGO WE WERE PROMISED ALOT AND GOT NOTHING, WELCOME TO GREENVALE.

I was looking for a Suburb, eyeing house and land packages. Settled for Greenvale after due diligence and interviewing few families living there. Posting my findings to let other's like me decide.

Con's
1. Less eateries, clubs or party places (worked for me).
2. For city travelers by car, Pascoe Vale road bottlenecks at Glenroy during peak hrs.

Pro's
1. Tier 1 primary schools, both Govt and Pvt(for those with kids).

2. Easy connectivity to city by roads.
Pascoe Vale road is free and moving, I recorded off peak travel 25 min, peak hrs travel with bottlenecks rounded to 45 min.
3. Leafy, green and beautiful. Looks more connected to nature.
4. Less or no hoons (as per interviews).
5. 5-10 min drive to Roxburgh Park Station. Very good train frequency.
6. 10 min drive to Mel Airport. So close but no noise.

Known as the "The Toorak of the north" Stylish premium living. A "Leafy" premium middle ring suburb, 20kms north of Melbourne CBD.

Great local shopping centre, (set to be expanded with new Medical centre, new Aldi and more shops in 2016 ) Great local schools. 5 mins drive to Roxburgh Park train station & Shopping Centre. Has a frequent 484 bus service to train station and wide roads. 10 mins away from everything ie: Westfeild Airport West, DFO Essendon, Broadmeadows and Craigieburn shopping centres very easy quick access to city, 35 mins peak, 25 mins off peak. (Even quicker once the Tullamarine freeway widening is complete)

I think the best part about Greenvale is the peace and tranquility. It's a very safe suburb.There is a sense of community. Some people think Greenvale is out in the sticks, no its not. Greenvale is a middle ring suburb, It's only a mere 19-20 kms from the city and your 5 mins away from the tulla Fwy. There are beautifull large family homes on large blocks, very family friendly streets and a parks everywhere.

There is so much to be said about Greenvale...from the great local parks, great local shopping centre, medical facilities.... to large family style homes...but one of the best parts of Greenvale is the value for money for now. Prices have been steadily increasing recently due to its convenient strategic 'middle ring' location and easy access into the Airport, inner city suburbs and CBD.

Many people see Greenvale as a great new and alternative to Essendon, Moonee Ponds, Toorak or a Brighton ect....The reason for this is you get good value for money in Greenvale. You can buy a 1.5 - 2 million dollar mansion in Greenvale, 120 Squares, 1 acre block, Tennis court, indoor pool etc.. For under $900K you get a large execitive house on a very large block of land with high quality fixtures Greenvale. From $650K- $850K you still get a very nice, architectural home.

Greenvale is conveniently very close by the Tullamarine freeway, and Ring Rd so being close to city becomes irrelevant when you can be in the city in literally 25 minutes.

Greenvale is serene and lovely with striking landscaping. I love the leafy area here and yet is close all facilities, great local private and state schools and local shops. It's also a very short drive (less than 10 minutes ) to major shopping complexes.

Love the other side of Greenvale.....those multi million dollars properties with massive sweeping cirular driveways, big front and back yards with pools and tennis courts. This is why Greenvale is the "Toorak of the North" Greenvale is always prestige always serene and beautiful! Wow factor!!!!.

Greenvale is home to some of Melbourne's large and grand mansions. Driving down most of the roads in Greenvale, you will see great street presence-A mixure of prestigious and grand mansions, great modern townhouses and well-maintained manicured gradens of older properties.

Greenvale, this is a suburb I can't recommend enough.

Greenvale is situated 19-20kms North of Melbourne CBD.
Peak time to CBD is approx 35 mins. Off peak 20 mins via the Tullamarine Fwy / Citylink.
5 mins drive to Roxburgh Park train station & shopping centre 8 mins with regular bus service. Bus service goes also goes to Westmeadows & Broadmeadows. 10 mins to Westfeild Airport West, Epping Plaza, 7 mins to Broadmeadows & Gladstone Park, 10 mins to Essendon Fields, DFO & Kielor Rd, Niddrie. 8 mins to Melbourne Airport

Has a selection of private primary and secondary schools & 1 public school (also 5 mins drive/ bus acess of other public schools in neighbouring suburbs)

This is truly upmarket living as its best. Known as the "Toorak of the North" Greenvale one of the most finest suburbs in Melbourne, offers up-market suburb with " ity living, country style" lifestyle. Started in the 1980's and still growing, has blossomed to being a very attractive suburb in Melbourne's North. Every house in Greenvale is unique, grand, luxurious living, large open spaces and large block of land .

A very safe and tranquill & "leafy" quiet suburb, with picturesque surroundings, parks, lakes & convenient local shopping. Very close all within 10 mins drive to other shopping centres, leisure and community facilities. Well serviced with public transport, a regular bus service, and a stones throw to new Roxburgh Park train station. Wide open spaces!!!

Greenvale is a great place to have a home. Has everything we need locally and is conveniently located with good access.

Its too far for everything and not a peaceful suburb i think , i have heard a lot of things going on in the inner greenvale

Greenvale is a nice suburb to live in, it is only 20 minutes from the city and has very good comunity. 5 minutes from Tullamarine airport and has very good schools and child care options. House prices out here are currently defying the trend as people look at better value for money, large houses on large blocks.

Not the best but is ok i think, too far for the public transpost and all amenities and lot of smugglers around in this suburb.

Greenvale is still very cheap for what you get, blocks from 500sqm to 5 acres, modest houses to resort mansions. 6 minutes to Tullamarine Airport, 20 minutes to Docklands, Port Melbourne. Traffic is still very good in Peak compared to other areas, leafy suburb not known to alot of people in Melbourne. It is more like a country town on the edge of the city. Watch Greenvale boom in the next few years as it has not increased excessively as other suburbs and people priced out of Essendon and Moonee Ponds can buy a huge house in Greenvale 10 minutes from Essendon, DFO factory outlets. Check it out you will be shocked at what you can buy with your money. Good Luck.
