"So where is Hughesdale?"

Hughesdale is in the middle of everything! Chadstone Shopping Centre is the local 'corner store', Oakleigh Centro is literally around the corner and is as cosmopolitan as it gets. Located just 15km from the CBD Hughesdale is exceptionally serviced by major shopping centres, Zone 1railway stations in Hughesdale and Oakleigh, Dandenong Rd, Monash Freeway and North Rd. With inner Melbourne's boundary now at Warrigal Rd, Hughesdale is technically classed as an inner suburb. Boasting stunning period homes mostly Californian Bungalows, Edwardian and the odd double fronted Victorian it is one the last suburbs through the south eastern corridor that has retained its period charm.
Property values are increasing. I have not sold a property recently on a 'full' block for under $1m. Top of the market properties that are fully renovated are edging towards the high $1m and will no doubt reach the $2m shortly. Unrenovated properties are now selling circa $1.1m range.
I have no doubts the values will continue to increase over time. In my time here they have almost quadrupled. Quite simply if you purchase in the area you will not lose.
Young families are now moving in and the area has a great community feel. Hughesdale Kindergarten is fantastic, so too are the choice of local Primary Schools, namely Hughesdale Primary School, St.Patricks Primary, Oakleigh Primary School and Murrumbeena Primary School.
Secondary schools aren't as abundant as primary schools in the immediate area. Interestingly Oakleigh Grammar on the corner of Willisden Road and Clapham Roads in Hughesdale is gaining an excellent reputation. It has gone through significant change of late with many singing its praises. I am now coming across buyers that are specifically looking to purchase in the area to be closer to Oakleigh Grammar
Having lived in Hughesdale for over 14 years now ( at time of writing) and bringing up my family here, I have no hesitations in recommending Hughesdale to anyone interested in moving into the area.

"Melbournes best kept secret"

Hughesdale is a magic secret little suburb that is freindly, has lots of amenities, a growing cool cafe culture, andis within walking distance to great foodie paradise in Oakleigh, which has the best and cheapest fresh food that rivals Victoria market.
You can walk to Chadstone, Oakleigh, and the railway station with ease, its great for families, and the smart young professionals.
This is a suburb to watch, it is going to be a hub of cool very soon, yet no one knows about it, which is just the way the residents like it.

"The suburb opposite Chadstone Shopping Centre!"

Nearly a year after we bought in Hughesdale and moved here, I and my wife never cease to think that we couldn't have made a better choice. It's an exceptionally convenient location, and cleaner, greener and quieter than Carnegie where we lived before. When someone asks "Hughesdale?" I tell them it is the suburb opposite Chadstone Shopping Centre. The Oakleigh flyover is a boon for predictable travel time to get to the highways, and all Metro trains stop at Oakleigh station. Neighbouring Benteigh East and Murrumbeena, it has access to the resources of both Glen Eira and Monash councils. Hughesdale is not in any prestigious secondary school zone, but apart from that everything is a hop, skip and jump away.

A great little suburb between Murrumbeena and Oakleigh easy access to Hughesdale and Oakleigh stations and shops, beautiful period homes, tree lined streets, great selection of local schools chadstone shopping centre and a great community.

"A small pocket, but a real gem"

Located in a small pocket wedged between the boundaries of North Rd, Warrigal Rd, Poath Rd; and Princes Hwy, Hughesdale is a little gem of the south eastern suburbs. Within walking distance to Chadstone Shopping Centre, Poath Rd Village Shops and the Eaton Mall Cafe precinct in Oakleigh, residents are spoiled for choice when it comes to shopping and dining out. With it's own railway station (zone 1) sandwiched between Oakleigh and Murrumbeena stations and numerous bus routes, public transport is a breeze. Littered with beautiful tree lined streets (see Ellendale, Dumblane, Fintonia Streets) and well maintained period homes, Hughesdale has passed under the radar as one of the real gems of the inner south eastern suburbs.

"Euston Road - Best Street in Hughesdale!"

I've lived in Hughesdale for 7 years and it is a terrific place to live. The suburb is located within immediate proximity to Chadstone Shopping Centre, railway line, Oakleigh shopping centre, Monash Freeway, shops, schools - it is an exceptionally convenient location to live !

Euston Road is an absolutely beautiful street full of 1920's and 1930's style period homes and is lined with mature Plane Tree's that form a beautiful canopy along parts of the street.

"A mix of old and new two car suburbia"

We owned a few properties in Hughesdale over 12 years. It has been lovely watching this sleepy suburb awake to a new generation of families. Hughesdale just makes it into the 'inner suburban' tag however it lacks many of the essential elements that make for a true urban suburb. If you live within walking distance of the train station (the north side of Kangaroo Road) you're set- gorgeous period houses and close to the shops. However if you're closer to the North Road side take a close look at the bus timetable before purchasing...they're supposed to come every 20 minutes at peak and when they do come they rarely align with train timetables (don't get me started on the train crossing at school times!). There used to be a butcher and green grocer in Hughesdale but now Chadstone has made it impossible to compete. On the plus side there's good access to arterial roads and parking is rarely an issue. There's safe bike path links to Oakleigh and Murrumbeena. Yes, there are great schools and a fab kindergarten but be careful of zoning- there's no real choice as this is a council border suburb. Monash City Council offers their most highly taxed rate payers relatively limited resources - the closet occassional care is 7km away and the local library is in Oakleigh. This makes it a true 'two car suburb.'

"Access to Everything"

I have now been living in hughesdale for almost 3 years and love it. It takes no time to walk to a station or get on the freeway and head into the city or head in the opposite direction. There are many supermarkets surrounding us, most within walking distance too and lets not forget Chadstone shopping centre. The neighbourhood is very friendly and after just having my first baby I didnt realise how many young new families are living within the area which is great!

"Euston Road"

Hughesdale is a great place to be if you have a family or or even if your with your partner. Its quiet, greenery and safe. I love the period homes in the area and good size back yards. Walking distance to the local shops and cafe plus the big shopping centre (chadstone) which is all walking distance. Im very happy living in hughesdale, i highly reccomend it.

"A lot to offer - well situated in a lovely green area"

Well situated in a lovely green area of Melbourne Hughesdale is close to everything you could need or want.
Chadstone is within walking distance of some area and a short drive otherwise and so it really is a very short trip to get whatever you need.
It is a lovely suburb with a great neighbourly vibe without being nosey.
There are some good schools nearby so it’s a good area for families. Add to that the parks and childcare centres and you’re in one of the ideal family locations.
It is easy to get into the city by car on the freeway which isn’t far away. However, you can just as easily get out of the city. If you’d rather catch public transport, the area is reasonably well serviced.
