"Windy & a bit gloomy"

Some parts of lenah valley are good but there are quite a few parts where it isnt sunny due to the fact that lenah valley has alot of trees surrounding it. I dont like how windy it gets & the dog park is great but i always find dog owners letting their dogs poo all over the top field when there not allowed to making it so you always step in poop.

Looking for a home in Lenah Valley?

"Dream suburb"

Absolutly amazing suburb has the best of everything. Can drive to work on many different routes and never get stuck in traffic like some other suburbs. Family friendly, lots of parks. All the shops you need. A wide variety of homes and styles.

"A Revelation"

Rented a house here a few months ago perched up high overlooking New Town and the Derwent and it is spectacular. Originally wanted to live closer to the city but am so glad this place came up in the meantime. When I get up in the morning and look down on the misty river and rooftops it reminds me of a European alpine town. And it's so quiet and fresh with walking trails nearby it's hard to believe it's only 7-10 mins into CBD. Lots of variety in housing - some early 1900s closer to CBD then assorted mid century styles, solid 70s houses, and alot of modern houses just being built. The outlook varies too depending on whether you're high or low and overlook the Derwent or look back at Mt Wellington. Many houses are on relatively big blocks of land so it seems spacious and green. The neighbours and local shopkeepers are very friendly. At the main shops on Augusta Rd there's a great cafe, 2 chemists, 3 grocery shops and a couple of pizza shops with another pizza restaurant to open soon?? - don't know why the duplication but they could do with a bakery and Thai takeaway. However its only 5 mins to North Hobart strip or Moonah strip in opposite direction. Also, New Town Plaza is only minutes away. Great bottle shop and Hill St grocer at top of Augusta Rd too. I will definately be looking to buy in this area. Love it.

"Family friendly and close to the city"

Lenah Valley is only 10 minutes to the city, so it is a popular and sought after suburb. It is generally fairly affordable, being cheaper than neighbouring Mount Stuart and New Town. There are a range of styles of homes in the area with older (early 20th century) homes, ranging to newer homes in the foothills of Kunanyi/Mt Wellington. The northern part of Lenah Valley has majority 1960's houses, but there have been a number of large land releases in recent times with nice new houses.

There are also a number of schools in the area including Lenah Valley Primary School and Immaculate Heart of Mary (Primary School). Nearby there is also New Town Primary School, Mount Stuart Primary School, Sacred Heart College (up to year 10), and the exclusive Friends' School (kinder to year 12).

Lenah Valley nudges into the foothills of the mountain, so there are great walking tracks up into Wellington Park all the way to the peak. John Turnbull Park is the main recreational area, holding sports events like Little Athletics and AFL; this park is also very dog friendly. Ancanthe Park has a more bush feel with Lady Jane Franklin Gallery (a small art gallery and museum) included in it.

The main road is Augusta Road which has (as of 2016) 2 GP surgeries, 2 pharmacies, a petrol station, a very popular cafe, 3 hair/beauty salons, a news agency, 3 corner stores/food stores, ladies/children's fashion store, and a bakery. Note that Lenah Valley is close to the North Hobart restaurant strip. There is also an active community Progress Association, Guide/Scout Hall and RSL. Public Transport is not too bad with buses going through the main roads on average every half an hour, but more often during peak hours.

In conclusion, Lenah Valley is fairly quiet, pleasant, close to everything, established, but up and coming suburb.

Rentals in Lenah Valley

"The most beautiful close to the city suburb"

The part of Lenah Valley I live in affords breath-taking views of Mount Wellington looming what seems like directly above us and a stunning view of the eucalyptus covered foot-hills surrounding it. You see the snow covered peak of the mountain in the winter and you see it bathed in sunshine in the summer. At night from our deck the sun sets behind it, and rises above it in the morning.

From the other side of Lenah Valley, many are blessed with sweeping views of the eastern shore and River Derwent.

There are many bush walks which can be accessed on foot from home (off the end of Lenah Valley Road), two dog off leash areas (one off Lenah Valley Road and John Turnbull Park) and a creek with mini waterfalls, which although very cold, never fails to attract children in warmer months. August Road is great for jogging, long and relatively flat.

The air smells so clean and fresh here, its hard to believe Hobart city is so close by. We go away on holidays and as we drive back home the fresh air / gum tree smell just floats into the car its beautiful. You just feel really healthy living here.

There is an RSL club, a chinese restaurant (in a castle?!) with the most amazing chinese food, two Italian restaurants, a florist, two hairdressers, petrol stations, chemists, doctors surgeries, newsagent, bakery, TAB, 'the Food Store' with very high quality fresh produce, wine selection and a deli with beautiful food. There is a primary school and brand new child care centre as well as numerous play grounds. A new bottle shop has just opened at the other end of August Rd and the extremely popular 'Hill Street Store' seems to be opening another branch next door to the bottle shop.

While there could be a little more variety, say in the amount and types of restaurants, given North Hobart is only a 2 - 3 minute drive away, with what is probably Hobart's biggest & best restaurant scene, its not a big issue.

The people in Lenah Valley seem friendlier than any suburb we've lived before. We have great relationships with all our neighbours and don't know of any disputes over anything. People seem to go out of their way to get along. Its a refreshing change.

The downsides; driving to work along Lenah Valley Road which turns into Augusta Road, you meet all the Glenorchy / Moonah etc traffic that has come over Kalang Avenue heading into town. If you leave home between 8.15 - 8.45 its particularly bad and it can take about 20 minutes to get into town rather than the usual 7. Leaving at any other time though pretty much guarantees a quick trip

It can be windy here but generally if you're noticing wind its going to be pretty much the same in other places too:)

A downside for prospective residents is the cost of housing has really shot up and stayed up in Lenah Valley. A 3 - 4 bedroom 2 bathroom house now seems to be $50 - 100,000 more than in previously comparable suburbs like Howrah or Lindisfarne. This may be driven by the new sub division and development areas which are seeing brand new, stunning, modern houses being built, akin to say the new areas in Tranmere.

""A very average (and windy) suburb""

Lenah Valley is your typical average suburb. It is located at the foothills of Mount Wellington and it can be extremely windy here. There are also a lot of parts that are not very sunny as the sun is blocked by the surrounding hills. And it is very hilly, so if you like walking - be prepared for quite an exercise. On the plus side, the suburb is green and leafy and you can walk to the Mt Wellington. On the minus side, the facilities are almost non-existent - a couple of corner shops, a couple of chemists, newsagency and a bakery - unfortunately, located all together along the local 'shopping strip', Augusta Rd. Another negative is the traffic during morning peak time - quite a few bottle necks mean that your trip to work or school can take anywhere between 30 and 40 min., while in a quieter time it would only be about 10 min.
Overall, it is an affordable place to live but there is a reason for affordability.

"Chilled out suburb close to the city"

On the right side of the hill, Lenah Valley soaks up the northern sun, which is a huge advantage in southern Tasmania.

The suburb edges onto Mount Wellington and has a number of great parks, including the dog off-leash John Turnbull Park, which doubles as a sports ground. The park also has a community garden, in which locals can apply to have a patch; and it has a community hall which is used by martial art groups and after school care (it's opposite the school) .

The community association, Lenah Valley Links, has a gardening group with free workshops, such as 'how to keep backyard chickens', and has started holding markets in the community centre.

Crime appears low, and the neighbours are friendly - a lot more so than in other Hobart suburbs I've lived in. Lots of people have dogs, which could be due to the fact that there are so many dog walking areas; however, there's no problem with excessive barking around my house at the moment, so people obviously know to train them well.

The public transport is relatively good (for Hobart) during work days, but is a bit sparse on Sundays and public holidays. That said, it only costs $10-15 to catch a taxi from the CBD, and it's a 5 min drive, 15 min bike ride or 50 minute walk into town (from where I live in Lenah Valley anyway).

The Lenah Valley shops include a couple of chemists and pizza restaurants, two doctors surgeries, a post office/newsagent, bakery/cafe, a couple of corner stores, a Sri Lankan restaurant, and a great deli/shop called the Foodstore, which has good quality and reasonably priced fruit and vegies and deli items (cheaper than Woolies for fresh items, more expensive for things like toilet paper). On Creek rd there's also a Chinese restaurant called Castle Zayee, which despite its novelty shaped building and suburban setting is very good.

In short, Lenah Valley is still in the Hobart City Council area and thus is close to the city, but far enough away to be a chilled out place to relax and enjoy being at home.
