How far in advance of a move should I look for a house rental?

I am guessing rentals available now aren't looking for tenants arriving in January. When is a realistic time to search seriously?
Also, I'm looking for a unicorn of a rental house: family-friendly neighborhood safe for kids riding bikes, not too much of a commute to university, and a leafy green area with fairly spacious houses and yards (but cozy too, not too modern). Like I said, a unicorn. I would appreciate any help!

Hi eht,
You could start looking anytime to get an idea of whats available. Most properties advertised are usually 'available now' or a few weeks to a month off being available.
As for a suitable location, what suburb is the university in?
