Which place is better? Bundoora or Ringwood?

We are looking for better place for as first home living and expecting price going up for 10 years. Also had a look for Sunshine north area but many people around me did not really recommend than other 2 places.
Townhouse(57 properties together) in Bundoora around RMIT(700k) / 18km away from CBD, Roughly takes tram to city(55 min), Vehicle(50 min)
Townhouse(3 properties together) in Ringwood around Lilydale train station(730k) / 28km away from CBD, Roughly takes tram to city(55 min), Vehicle(45 min)
