"Small street that although close to Bell street, is surpringly quiet."
On the fringe on a light industrial zone, there aren't many houses on Ovando St. Over the last 8 years, the old 1950's Government housing has been sold, pulled down, and redeveloped into owner occupied and investment medium density living.
The location is perfect for access to Preston Market, public transport on/off Bell St, and Northland.
Ovando St certainly isn't a leafy and green street, but it is one of the last pockets of Preston that offers subdivided lots/townhouse around $650,000-$800,000.
Given the close proximity to Bell st, Ovando St is very quiet. There is a new reserve/playground around the corner and the neighbourhood is gentrifying rather rapidly. More and more young families are moving in, whilst the older generation are selling and moving on.
My only gripe is that Ovando street isn't very pretty to look at. The street lights provide just sufficient lighting (often the street looks very dark), the nature strips are usually over-grown, and the street could do with a new surface.
If you have built your dream home on Ovando street, the above mentioned concerns would not be a deal breaker.
Traffic does not funnel off onto Ovando street from Bell street. Ovando street does not see much traffic.
As far as traffic pollution from Bell street, I have never noticed it and it has not concerned me at all. On the other hand, there are occasionally some odd smells wafting from the manufacturing plants somewhere deep in the industrial estate. Having said that, all streets within a 3km radius of the industrial estate would be subject to these odours - depending on the direction of the wind.

"Suck back that noise and fumes...."
Bell street is a major road for traffic travelling west<->east in the northern suburbs. It connects to CityLink, so lots of traffic offloads to this place .. for those communters wanting to go east.
It's always busy and blocked and slow, slow slow. Like seriously, you'd be an idiot to use Bell street any time of the day while the sun is up. If we need to go to the airport and need to access City Link from the Bell Street entrance, we use the streets parallel to it and only pop onto it at the last moment.
There's a great source of take away junk food to keep you healthy (note: sarcasim). To get some real food, you'll need to check out Sydney Road.
It also has a number of large francise shopping, but that's way down on Bell Street in another suburb.
There's no way I'd ever live on this street -> I value my health too much!

Bell street is close to everything. There are buses running along bell street every 15 min. Train station is also near. Preston Market and all the shops along High street are very close by. Not far from the city.

Yeah i have lived of bell street. i loved it. i lived in Erin street for many years and although it was off bell street there wasn't much noise. I guess if you live right on Bell st that would be noisy. But it is a great area to live in. Bus runs along Bell st. there is one evey 15 minutes

Yes, Bell street eventually joins the Tullamarine freeway or the South Eastern freeway, but I don't see the relevance this has to Ovando street?

Northland is a 10 minute walk from Ovando street, it IS actually in the suburb of Preston.
