"Balcatta so close to everything"
I’ve lived in Balcatta for 11 years and absolutely love it!
We are so close to the beach, The City, Ikea, Bunnings, Karrinyup, Innaloo, and still have big family sized blocks. I’m pretty sure we are the cheapest suburb in proximity to Perth City with family sized blocks
Easy access to Reid and Kwinana Freeways. Stirling Train Station. You’re mad not to live or invest here
We have a great local Community Facebook Group which keeps us all connected with what’s, what and who’s who. Many local events. Balcatta High School has just had millions of $$$ spent on it and there’s multiple early childhood centres and Primary Schools. Great local shopping Centre with the best IGA,

"Beautiful suburb of green parks, great schools and summer breezes."
Balcatta - wow - close the the train station, with a linking bus service. Fantastic green, with many trees in the multiple parks, lovely schools within walking distance. Near Northlands Plaza and a few minutes short drive to Karrinyup shops. Only 9kms to Perth what more can I say! Osborne Park cappuccino strip is minutes away on the Freeway. Of course there is a Bunnings, and diversity in shops on Erindale Road including a large APO for business people!
My husband and I have lived in Balcatta so we bought a house to rent. Our lovely tenants are always sad to leave our rental. The neighbours are fantastic - friendly and include tenants in the street Christmas party etc. Big blocks and little infill in the Amelia Heights (on the hill) part of Balcatta makes for quiet and harmonious living.

We moved to Balcatta over 3 years ago and I truly have never lived in such a friendly community. We live close to the Jones/Amelia roundabout where there are still lots of single homes on large blocks. Neighbours are super friendly and many have lived here since the 60s. You can get a great 4 bed fixer upper for $500K.

"Huge suburb"
What you need to know is that Balcatta is a huge suburb. It includes not only the residential area but also industrial and commercial areas. You'd better avoid those and of course always avoid busy road but relatively close to it for convenience.
As long as you are in residential area - I reckon west of Main st + south of Amelia st., you have schools and small shopping centres within walking distance and arguably the best beach in Perth and city within 10 km, great public transports(bus and train) and still enjoy nice and quiet lifestyle!

"Safe suburb"
Balcatta is one of the safest suburb in Perth. People living here are mostly family and retirees home owners. There is a very strong neighbourhood watch. Close to all amenities and recreational places.

"Balcatta, come and live here with your family!"
Balcatta is a really family friendly area. Schools (both government and private), shopping centres, local parks, gym & fitness facilities, restaurants and little cafes, beaches, everything is here, or not more than10 minutes away. Balcatta is well connect with train station, freeway and public transport. Very low criminality rate and really caring and friendly neighbourhood.

"Balcatta"
There are some many drunks from government housing. The police are always on Main St, because of the people in the neighbourhood.
Not great for
- Crime is high, alot of people drunks roaming the street
- Lack of transport
- Noisy from hoons, dunks and cars
- To many government housing that have unemployed mothers with too many young kids-who are potential thieves

Still have the Macedonian /Italian influence there which is nice. Main street get busy during rush hours, and it seems to be quicker going along Wanneroo road. Nice selection of cafes/eateries along Wanneroo road and main street, quick drive to Joondanna for takeaway/dining. higher volume of retirees

Great place for families, big blocks with plenty of room for children to play in, quite and safe, only 10 minutes from the city (10 Km), easy access to freeway and train stations, short drive to all the major shopping centers, 10 from the beach, plenty of parks.

Balcatta has soccer clubs, gorgeous parks and quick access to the Mitchell Freeway. There is a family residential pocket around Grindleford Park with some beautiful homes but they only come on the market occasionally as people tend to stay. While walking the dog people make friends and neighbours say hi. A warm part of a suburb close to everything.
