"Ideal for Families and Bayside Living"

As a buyers agent based in Beaumaris, I know Hampton very well and have guided many clients through buying and selling in the area. From my experience, its a suburb that truly shines for families offering a safe, community-focused lifestyle, great schools, and streets that just feel welcoming. Ive seen firsthand why buyers are drawn here for both lifestyle and long-term growth, and many of my clients have been thrilled with their decision to call Hampton home.

OVERVIEW AND LOCATION
Hampton is a premium bayside suburb known for its relaxed lifestyle, safety, and strong owner-occupier demand. It sits around 16 kms south-east of the Melbourne CBD, stretching along Port Phillip Bay. Hampton offers a calm, residential atmosphere while remaining very well connected via the Sandringham train line, buses, and major roads.

The suburb mainly attracts owner-occupiers, young families, established professionals, and downsizers, but there is also solid investor interest, especially for well-located townhouses and villas.

Compared with nearby Sandringham, Beaumaris, and Brighton, Hampton often offers the sweet spot:
Leafier, quieter streets than Sandringham
Slightly more accessible price points than Brighton
Strong family appeal with excellent schools and parks

CORE MARKET PRICES
Median house price: approximately $2,270,000
Median unit price: approximately $920,000

These prices reflect a high-demand bayside market, with houses prized for land, lifestyle, and location, and units appealing to downsizers and investors looking for lower-maintenance options.

LIFESTYLE AND AMENITIES
Life in Hampton is centred on family, community, and access to the bay rather than nightlife or inner-city buzz. Hampton Village is the heart of the suburb, with cafs, restaurants, boutique shops, and essential services. Beachside spots, casual dining, and coffee shops create a welcoming local atmosphere rather than a tourist-heavy environment.

Fitness, recreation, and sporting clubs are plentiful, including Hampton Bowls Club, local tennis and cricket clubs, and parks that foster strong community connections.
Each area has its own character:
Streets near the beach and Bluff Road offer a coastal lifestyle with sea breezes and views
Residences around Essex Road and Hampton Street provide larger blocks and quiet streets
Areas toward Beach Road are more accessible for first-home buyers and investors

TRADE-OFFS TO CONSIDER
Hampton does not have the caf density, nightlife, or 24-hour convenience of inner-city suburbs. Evening entertainment is limited, which might be a downside for some buyers but is exactly what many families and long-term owner-occupiers are looking for. Peak-hour traffic on Beach Road, Bluff Road, and Hampton Street can be a consideration, and lot sizes and orientation vary considerably, so careful street-by-street selection is recommended.

TRANSPORT AND COMMUTE
Hampton benefits from good transport links including a great train station near but not directly in the suburb centre. The Sandringham line is also easily accessible via nearby stations, providing direct CBD access in around 3035 minutes. Several bus routes run through the suburb, connecting residents to neighbouring bayside areas.

Driving is straightforward with Beach Road, Bluff Road, and Nepean Highway providing direct routes, though congestion occurs during peak hours and school drop-offs.

SAFETY AND COMMUNITY
Hampton is widely regarded as a safe, family-friendly suburb. My experience and client feedback confirm that streets are quiet, well-maintained, and feel secure. High owner-occupier rates, excellent schools, and active community groups contribute to a strong sense of connection without crowding.

PROPERTY PRICES AND GROWTH
Hampton is an established suburb with steady long-term growth rather than a speculative market.

Median house prices are strong, reflecting demand for land, lifestyle, and location, while townhouses and villas provide accessible entry points. Growth has been steady, supported by limited supply, proximity to the beach, and the suburbs reputation as a family haven.

PROPERTY SUPPLY AND BUILDING QUALITY
Detached homes dominate Hampton, with a mix of mid-century brick and weatherboard houses and quality townhouses.

New developments are scattered and vary in design; buyers should pay attention to layout, outdoor space, and orientation. Apartments are rare, helping preserve the suburbs low-density character.

RENTAL DEMAND AND YIELDS
Rental demand in Hampton remains strong, with families, professionals, and downsizers seeking stability near quality schools and coastal amenities. Yields are generally stronger for townhouses and villas, while houses appeal to investors prioritising long-term capital growth. Vacancy rates are typically low, particularly for well-maintained, well-located properties.

DEMOGRAPHICS AND VIBE
Hampton attracts families, professionals, and downsizers. The suburb has a calm, refined, and community-focused vibe. Many buyers move here for schools and lifestyle and tend to stay long term, often upgrading or downsizing locally rather than relocating. While it lacks inner-city buzz, it offers space, sophistication, and liveability.

SCHOOLS, CHILDCARE AND HEALTHCARE
Hampton is prized for its schooling options. Key local schools include Hampton Primary School, Sandringham East Primary, and the Sandringham Secondary College zone. Nearby private schools include Brighton Grammar, Haileybury and St Leonards College. Childcare is plentiful and easier to access than in inner-city suburbs, and healthcare facilities including GPs, specialists, and Sandringham Hospital are nearby.

OPEN SPACE AND DAILY LIVING
Hampton offers excellent access to parks, reserves, and the bay. Hampton Beach, Bicentennial Park, and nearby recreational areas support walking, cycling, swimming, and family outings. Supermarkets, local shops, and Sandringham Village make errands easy, and footpaths are generally pram-friendly.

FUTURE DEVELOPMENT
Hampton is seeing several boutique apartment and townhouse developments, particularly around Hampton Station and Church Street, alongside upgrades like the rebuilt pier and community hub plans. These projects increase housing choice and lifestyle appeal, especially for downsizers and investors, but buyers need to be selective to avoid oversupply or properties that dont fit the suburbs character. Overall, Hampton remains a stable, tightly held bayside market with modest development compared to growth corridor suburbs.

LOCAL QUIRKS BUYERS ASK ABOUT
Beach Road and Bluff Road traffic during peak periods
Limited nightlife and caf options compared with inner-city suburbs
School zone boundaries
Great and close beach locations
None are deal-breakers, but they are useful to understand before buying.

INVESTOR INSIGHTS
House yields sit in the low-to-mid 2% range, while townhouses and villas typically deliver slightly higher returns. Hampton appeals to investors seeking stable tenancy, strong resale potential, and long-term growth rather than rapid short-term gains.

BUYER ADVICE
For owner-occupiers, Hampton offers a lifestyle focused on space, coastal access, schools, and long-term security.

Key considerations:
School zoning priorities
Budget versus land size
Preference for house versus townhouse
Commute and lifestyle needs
Property options are diverse, making the suburb accessible to a wide range of buyers.

FINAL ASSESSMENT
Hampton remains one of Melbournes most sought-after bayside suburbs. While it lacks inner-city nightlife, its strengths lie in schools, space, coastal living, community, and long-term fundamentals. For many buyers, these benefits comfortably outweigh the trade-offs.

Great for: families, upsizers, long-term owner-occupiers, and investors seeking stability and lifestyle.

"Hampton - A Destination Suburb"

Hampton is one of the best locations in Melbourne.

For the residents, they get to enjoy sought after primary schools, high quality restaurants and cafes, access to Hampton trains and buses, complimented by Hampton Beach - all of these within a short walk of each other.

Hampton has people of all ages and when visiting, you can see why the locals never want to leave.

Lamonts Butcher is a favourite of mine and also a favourite of many. I definitely recommend going there for your quality meats.

Truly is a destination suburb.

"Bayside at its best"

Moving here with my partner recently, we've loved everything Hampton has had to offer and the suburb's hard fault. The beaches are fantastic and dog friendly most of the year, there are plenty of great coffee shops and quality restaurants - with the general population very friendly. The area has a really strong family vibe and we feel safe at all times!

"Happy Hampton"

Hampton is often described as Happy Hampton - and there is no wonder. With a great shopping strip offering everything from loads of coffee shops, restaurants, supermarket, grocer, clothing boutiques, gyms, pilates, barre, bars, you really don't need to leave the suburb for anything! Hampton has a great beach and Life Saving Club and is great for long walks with the dog. There is a great park in Thomas Street which has a huge playground for kids and has netball courts. There are a number of very popular pockets to live in Hampton - in and around Margarita Street Hampton is very popular as it is close to St.Leonards, Haileybury and Xavier. Also behind Haileybury in the Castlefield Estate which is filled with gorgeous Californian Bungalow homes. Other areas which people love in Hampton, are in and around Mills Street Hampton, Orlando Street, Crisp Street and Linacre Rd. The train station is also for commuters working in the CBD - it takes just 23 mins to get in!

"I still call Hampton home"

When I moved interstate after living in Hampton it was upsetting to be leaving such a wonderful place. The beach is beautiful, the shopping and restaurants in Hampton Street fabulous, public transport terrific and the community second to none. I come back to Melbourne on a regular basis and always stay in Hampton.

"Nothing Compares to You" Hampton""

This suburb is a unique and bespoke little pocket of the world. Growing up no one knew where it was - but now its a hive of activity and its like a lightbulb moment for those who have only just discovered how gorgeous it is. I might be biased as I grew up here, but having lived elsewhere - nothing compares to what is has to offer, beach, train, infrastructure, a proud Council, wide streets, rural feel. On an on I go because I know. If your not sure of the dynamics of the community it can be challenging to navigate and understand, but once entrenched, its hard to leave it. I still love it. Whats not to love?!
