"Cardinia Lakes"

We have recently built our new home in Pakenham. We live across for a lake and we are very happy.

It is a 5min drive to the station and only takes 1.10 door to door to work in the City. I only have to wait 10 min for the next train into the city. it is limited express which is a down fall coming from previous area where it was express all the way. Bonus is that the Vline is express for the early birds.

We bought here as we hear it will be a booming town with bigger shopping center and other developing projects on the go. As I hear more houses and properties will be built before they move to Nar Nar Goon. Pakenham will be the next hub from the city with large corporations investing to build their business in Pakenham. Chances of property increase in the area will be appealing like it was for Narre Warren.

I also can drive down the Monash to get to the city which is roughly 50min drive. No to bad with the traffic towards Melb can be bad anywhere you live. Fact of life.

If you plan to live in the area speak to the local agents to find out what is happening first.
The town center is clean and people are nice. We have had no trouble. Cross fingers. Like anywhere you go there is always some sort of young teenager hanging around shops and stations.

Where we live is very peaceful..... Love it. Some people may not like the peaceful nightlife as there is not much to do except pubs or restaurants.

it is only is 35 min to Chadstone Shopping center if you need a massive shopping fix. There are weekend markets, large fitness gyms, Different retail shops and ample of areas to visit locally.

For the kids there is sporting clubs, martial arts clubs in the living and learning center, swimming pools, and heaps more.

The restaurants are nice and cafes on a weekend a full. Main road has three cafes and a bakery which are nice.

Main shops like Coles, Target and Safeway are here and plenty of parking. Pakenham needs more Asian or ethnic Restaurants which are not westernized. There is a great thai Restaurant in Pakenham center which gives great service and food. The typical fast food is all in one area so it is convenient for people who want to have a junk fest. 3 three fish and chip shops located in the main area of Pakenham and one in Lakeside.

it needs more fun things for teenagers and children to do. More play areas and Cinema would be great.

Great for small families, professional and people who want decent house prices.

Prices are going up as you may have seen in the past. We looked hear in 2010 for land for $125k then 1 year later the we paid for $180k for a smaller block size. Current blocks are selling close to 200k. Buy while you still can. Developers are selling stage by stage and increasing price at the same time reducing the size of block.

  • Needs faster trains
  • Not enough fun things for teenages and children

Hi, my husband and I are thinking of moving to Pakenham. I would like to ask you if there have been any improvements in terms of crime rates, people (if there are still a high concentration of bogans) and facilities ( shopping, restaurants, cinemas). Also, which streets should we avoid living? Thank you.

Yeah I'm considering moving to Pakenham as well with my partner hes a FIFO worker so I'll be on my own majority of the time so wondering if ill be safe ?

Cardy Lakes is an awesome estate. Very safe and family friendly. Last year at halloween there were kids walking all through the estate, everyone got involved, it was friendly and fun and just plain good to see. I have run a footy tipping comp for the estate this year through facebook which was also a lot of fun. A great estate with genuine community spirit.

In reply to sh86 Question above Pakenham has progressed and is a good sized small town. It is serviced by the Pakenham line (train) and there is a good selection of shops, restaurants, no cinema yet however fountain Gate is 20 minutes drive. Maybe in the future one will be built in Officer which is close by. My husband and I retired 3 years ago and moved to Lakeside, Pakenham which is 5 km before Pakenham township as you are travelling from Melbourne. We have the lake just across the road and the Cultural Centre, which always has something happening like a play or market or concert. If you have a dog there are numerous places to walk a dog safely like, around the lake, but we prefer the ovals behind us, there are 5 , or the off the leash dog park that runs along the creek.

"No regrets - something for almost everyone"

Bought into Heritage Springs Estate over 12 months ago from lovely leafy Outer Eastern Melbourne Suburb and I have no regrets. The estate celebrates Australian architecture, lifestyle and history with clean scenic parks, well maintained attractive spacious roads and blocks with super easy access to well established infrastructure. Best kept secret!
Pakenham is a large suburb that offers something for almost anyone from multi million dollar properties to affordable and supported living - it all depends on what you are looking for/need as to which part of Pakenham would work for you.

"Lakeside is great!"

I’ve been living in lakeside for a few years now. It’s a fantastic estate with everything you need close by. The area now also has fibre to the home nbn.

The Monash freeway can get fairly busy, but having the lake and a huge range of amenities close by make it all worth it.

"So so.."

I've been living here for about 1.5 years. This move was around when Covid became quite crazy and went into extreme restrictions so I just feel like I haven't had a chance to properly experience or explore what this suburb has to offer.

It has a adventure park about 15 mins away gumbya park.. it has everything you need except for Kmart. The closest decent size mall is fountain gate. About 45 mins from the city no issues once you jump on the freeway until it's peak then it's an absolute nightmare. Beautiful sceneries depending which way you drive.

"A great place for families with a country feel"

Pakenham is approximately 53 kms from Melbourne CBD. It's a major growth area located in south-eastern Melbourne. It's on the main railway line between Melbourne and Gippsland taking about an hour and ten minutes. Pakenham has great schools and shopping facilities. Overall it's a fantastic place to live.

"Surprisingly Great"

We probably go to the city once or 2x a year only as everything we need is just nearby. The most important thing is the place we live in is very homey and people are so warm and friendly. We are in Cardi Lakes.

"Lakeside Pakenham"

Been in Pakenham for 5 years now and have never had any issues. 🙏 Pros - nice affordable house, peaceful easy access to trains and local shops.
Cons: Need cinema or or big main shopping centre. Too many private schools, need more public schools, Officer secondary college is up and running and I believe a new secondary college is coming in lakeside Pakenham. Monash freeway can’t get busy.
Overall once the cinema and Kmart - large shopping centre arrives- we that would not have to travel to fountain gate shopping centre.

"A mixture of a city and country Area:-) Great for a young growing Family:-)"

It's been a year and half since we moved in Cardinia Views (sort of a Cardinia Lakes extension). We never regret in moving here as the place is very family friendly and homey:-) A lot of dog walkers and joggers passes through our place even in the late hours proving how safe the place is:-) I'm working in the City and the travel time works so fine.

"A boring place with to much youth gang crime"

the only decent thing about pakenham is that there are some shops other than that its quite poor not much for people to do in spare time the train station is ok at day but at night is full of youth gangs and drunk people also quite scummy full of alleyways full of bins and the skatepark is not a good place for your child its covered in drugs drunk and gang related activity the town is ok at day but bad at night

"A small/medium sized town in the South East of Melbourne with a Country Feel"

I have worked and lived in the area for 8 years. In this time the suburb has grown and changed. There is a good mix of older and new housing estates.

If you are looking for larger blocks with nice trees and areas for children to play come to Pakenham. Within the Pakenham there is a variety of micro estates that include Heritage Springs, Lakeside, Cardinia Lakes and the ever popular Northside.

The town is serviced by an excellent selection of shops, schools and public transport.

"Bland"

It's just.. dull.
No one here is reviewing the same side of Pakenham. Theres the Lakeside/Cardinia area which is quite abit more pricey just because they built a lake, placed an expensive private school nearby and made the architecure quite modern. People reviewing this side say its safe and the neighbours are wonderful.. no. The other side to Pakenham is well... yeah. Areas appear to be quite run down and poor use of space- lines of shops and automobile shops that no one goes to make the air soo dusty and proper sidewalks havent even been put into place. The train station is terrifying, drug users hang around the station as theres a park right by it (but its NOT safe for kids) I take the bus and train every morning and afternoon and ive witnessed 5 fights on the bus within 7 months- all physical and all including alchohol. No entertainment when you are having a party for children- a trampoline park, cinema, rock climbing place, and those cant even be considered local with up to a 30 minute drive away. Some of the only good schools around Pakenham are colleges and are quite pricey, very few primary schools are religiously based and bullying is an issue in alot of these schools. I would avoid Pakenham high, it has a bad reputation for a reason- bullying- smoking, drugs, lowest vces in australia. It is horrifying.
I have met alot of very ill mannered children with horrible little attitudes and morals. Parents dont care and their kids are all inflated egos and cursing each others names, the kids dont care.
Dont move to Pakenham.
although the bakery on main street has really good sasuage rolls. (for $3.90)

Would you please clarify which area in Pakenham you are talking about. I am sure you are not biased,,, but I have spent a lot of time in Lakeside Pakenham , in the area near to the Lakeside Mill, and I find this area very safe, peaceful, stylish compared to value, and value for money, suitable for family and kids,, etc. This is my idea about it... meanwhile, you describe Pakenham as Horrifying ! Do you mean a specific part of Pakenham ? `Do you mean the Village of Pakenahm area,, near the cardinal council?
Which train station is terrifying ? You mean Pakenham station,, because people who stay in Lakeside (which is still in Pakenham area) uses officers station,, . ,, and I don't find it terrifying..
Regarding schooling,, your statement about that it is full of bullying.. I believe it is a very general statement, and this may be found in many schools within a usual level..
I am really interested to here from you about these question marks,, and what is the other area you think its much better, much safer, and no bullying, etc.

I moved to Lakeside Pakenham from Narre Warren North about 9 years ago and have never regret the move, my two daughters (teenagers at the time) went to St Francis Xavier and enjoyed it very much, myself, work in the city and take the train (Cardinia rd station) minutes from my house, the people are friendly and I have not had any problems living here, just like every where, there are sometimes issues but what suburb doesn't!!!, I did do my research before moving to Pakenham, I literally used to come on weekends and observe the locals , used to go for walks etc.... search various areas of Pakenham and I trully felt in love with the place, as my property goes up in value, I know I made the right decision for my girls and myself.

They aren't really 'just issues'.
These are real experiences I have faced.
Ive witnessed fist fights on buses and have been approached by multiple stoners and addicts. The schooling around here is very much different, it is still not a very multicultural amd inclusive place. What I find in all these schools is that the asians will usually stick together, the africans will stick together and the whites will stick together. There is not much close inter-race friendships. Lakeside Pakenham seems nice, it really does, but it's so fake, everything about it has been created to reach an idea. None of it is genuine.
The bullying is on a different level at these schools, it's not your normal bullying.
Its either very physical, fist fights, one boy I knew was in literal danger of being charged with physical assualt.
Or its catty, they will tear you down to pieces, spread rumours and gossip.
This is what i've experienced.

When I said Lakeside seems fake, I mean thats its all been created to be the better option. Lakeside is treated as of its toorak material, the people there are particularly snobby and rude, my family suffered alot of mistreatmant at one of the schools in Lakeside because my sister was behind, from both staff and adults. Ive lived in Pakenham and visit Lakeside on the daily for around 3 years. These are all my experiences. See my recent comments about bullying. My point is, is that Lakeside may seem great, but thats not what all of Pakenham is like, Lakeside is a very small area compared to the rest of Pakenham, more often than not you are going to come into contact with pakenham, which is not safe. I have come into contact with more drug addicts/pedophiles/abusers in my three years in Pakenham than I have in the rest of my life living elsewhere. And the racism in Lakeside/Pakenham is dreadful.

Sorry for your experience, however we moved here from Berwick 20 years ago and would never move back.
Lived on the Northside for 7 years and have been in Lakeside for 13 years.
Pakenham has the best infrastructure in the whole area, plenty on sporting clubs and things to do if you wish to join and the Lakeside people are not snobs just normal family people. In 20 years I have had no violent experiences.
Every single suburb has pockets that are less desirable and Pakenham is no different.
It has a state high school in Pakenham and a newer high school in Officer, we went private for our kids. Private secondary choices are Lakeside College, Beaconhills College, Cario College, St Francis College, Marinartha College, Heritage College.
If you are new to the area my estates of choice would be as follows.
Lakeside (its flat has all your shopping req, train station , plenty of walking and riding paths, open space , 1.5 acre Lake and Cultural Centre that has just been extended).
Heritage Springs (same as above without the Lake and Cultural Centre, train station).
Arena (technically Officer, has shopping and near Lakeside train station).
Cardinia Lakes (has shopping and a lake its on the Northside so its hillier).
Go for a drive to the area go have lunch a few times, meet some locals make your own mind up.

I have recently bought a house in Pakenham. Unfortunately Pakenham did have a bit of a bad name sometime back but Ive been here 6mths and find it really pleasant. Hooning is a problem in some areas There are small pockets of low socio economic areas as there are in some other suburbs. I live on a elevated block with awesome views and its in a culdesac with lots of parks close by very quiet area neighbours are respectful. Anything north of Pakenham station is the area to buy. realestate in this area is going gang busters we were blessed to get this property. Property on the market gets snapped up quick . Property prices have risen sharply in the last 12 mths approximately 13% to 15% and rising.

Gracep5 : Im glad you are just one opinion, I have been here for 20 years had zero trouble, raised two children yes they went to a private school, but overall they had a safe healthy upbringing. Heaps of sport, indoor pool, indoor basketball, baseball, soccer, 50mtr outdoor pool, cricket ,great new library. Base of the Danenong mountain so you can be in Gembrook in 20 min. Yes I live at Lakeside and did live in old north side for our first 6 years. Some of what you said maybe be true but that behaviour is not exclusive to Pakenham. Have you ever been down Toorak rd at night, same same right. Overall if you want to live in a town that has grown exponentially in the past 10 years, want a modern house Pakenham is great place. Best areas for me are as follows in order, Original Lakeside, Heritage Springs, Old North Side, Cardinia Lakes. Timbertop in Officer is good but basically uses Beaconsfield or Pakenham for most facilities. $650,000 to 1 Million will buy you something decent in Original Lakeside be pending on your needs.

I am glad you had a good experience John, I am only telling the truth of my experience and what I have witnessed in Pakenham amongst my peers and other adults around me. You may have found Pakenham a rewarding place to live, but I personally would suggest buyers to look elsewhere because I would never move back to Pakenham - not even if someone offered me a billion dollars.

I think the reason maybe because people talk about certain parts of Pakenham, and I am talking about Lakeside estate. Gracep5: I still didnt reside in Pakenham, so what areas you suggestion, I am looking for areas that have newly built homes as I am not comfortable with old homes and old infrastructure.

Im surprised also Bob it should be higher than 326. Bob you need to consider your budget Ill give you a list in my order and I have lived in Berwick 5 years, Cranbourne 5 years, Pakenham 20 years.

Sorry wasnt finished. 2) Officer Grandview Estate $700,00 - $1million. 3) Old Berwick $1 million plus. 4) Original Lakeside $650,000 - 1million. 5) Original Heritage Springs $700,000 - $1 million. 6) Officer Timbertop $700,000 - 1million. Parts of Cranbourne are good also so its worth looking at some of those new estates, Cranbourne has a lot of infrastructure also. Im basing these price estimates on 4 bedrooms, two car garage.

BobS2: In my opinion, the ranking is accurate. The thing is, Lakeside estate is IN Pakenham. Sure, Lakeside may be a cleaner and nicer area, but it is only one small part of Pakenham. The rest of Pakenham is just not a joy to live in, and even if you do live in Lakeside its impossible to avoid the problem areas in Pakenham. The lake is also really smelly. I am not a real estate guru, so Im not sure what areas to suggest. Who knows though, from other comments people have enjoyed Pakenham so you might as well. I would never move back there though, id prefer somewhere more urban.

"The Epitome of a growth suburb"

Fair call that Pakenham is now the town that used to be a quiet country town and is now its own little city. To me that is a very good thing. Especially if you want a place where infastructure is constantly growing along with the population. I think it is great that the facilities are of a very high quality and always improving. Yeah ok there might be a bad egg or two but tell me a suburb that doesnt have that. There might also be a bit of traffic but that is all relative on where you're trying to get to. The people that I get to meet and work with are on the whole, friendly, nice, fun and interesting which I very much enjoy. Pakky might not be for everyone but for me it is a lovely place to be and getting better by the day.

"Great for families"

I've proudly lived in Lakeside, Pakenham for over 9 years with my wife and two children. It is a wonderful place to live and raise a family. There's a real spirit and vibrancy in the community with many local events for residents to come together. As a family, we particularly enjoy living by the lake with the kids always getting a kick out of the natural wildlife. Also, with the Lakeside precinct offering a range of cafes, restaurants and shops all close by makes everything so easy and convenient. We've never experience any crime and always felt comfortable and safe in our surrounds. With young children, schools were also a important consideration when we moved here. Fortunately, Pakenham boasts a number of excellent schools to choose from. Additionally, we've always had no trouble getting in and out of Pakenham with easy access to both the Princes Hwy and M1 Freeway. Centrally located at the foot of the Dandenong Ranges and just a day trip to the Latrobe Valley, Phillip Island and the Mornington Peninsula just adds to the appeal of living in Pakenham.
In short, I couldn't recommend Lakeside, Pakenham more highly to anyone looking to move to the area.

It is a good place to live, plenty parks, schools and quiet zones. But it needs more Nightlife, casual dining restaurants and maybe a cinema or something else for weekends and evenings

"Way too far"

Pakenham is good value for money in terms of property but there are far more cons than pros. The congestion you have to deal with on top of the already long distance is a nightmare. There is no better route to pick from. The Monash is horrendous and the princes highway is no better. I work in the city and sometime spend 3 hours in peak to get home. There are certainly an abundance of shops. I think about 8 supermarkets between Coles, Woolies and Aldi. The only thing it’s missing is a cinema but there are plenty of options close by. Some of the people are a little strange but I don’t think the crime is anything to be concerned about too much, it’s got nothing on places like Sunshine, Springvale, Dandenong or Broadmeadows. The main thing that lets Pakenham down is its distance from the CBD.

"Excellent suburb"

I moved from Brighton to Pakenham After buying my first home in this suburb. I am a professional working mainly in corporate jobs in the CBD.

The only downside for me is the distance from my work. However, I think the advantages far outweigh. It is hard these days to find something that meets all the requirements so I am happy to make that sacrifice. Besides that, there is lack of nightlife, which I personally don't care about.
As for the suburb, it is absolutely peaceful and quiet - I have not seen anything nasty contrary to what I had heard about bogans! That turned out to be a myth. Of course the profile is different to Toorak and Brighton, but you get what you pay for. To this end, I think this suburb offers a great value for money with good opportunity for growth.

With respect to the demographics, there are primarily familie (usually with kids) and I have seen lots of professionals (every morning on the train). I have even met 3 people who work in the same company as I do.

In summary, I think if you cannot afford expensive suburbs and you don't mind a low profile night life, Pakenham is the place. Don't be put off by the rumours around the crime and stuff. I personally have not seen any more crime in Pakenham than in any other places around Melbourne. Its basically the same. you have good and bad people everywhere.

I am totally happy here and do not intend to move from here anytime soon :)

Social problems are due to it being on the end of the suburban train system where youths from other areas who have nothing to do gather. Sad for local community

"60km from the CBD"

An abundance of cheap house and land packages have urged landlords to make purchases in the area which has created poor supply and demand in the area for rental properties. It has also attracted only a reasonable demographic where people are of low income earning families.

Around 7 years ago when the suburb initially started subdividing the land, the average rental income for a 4 bedroom 2 bathroom new property achieved between $400 - $450 per week. Now that there are just so many options for tenants, the average rental; income for a 4 bedroom, 2 bathroom house is between $330 - $360 per week.

"Glory days are gone"

Used to be alright once upon a time, with lack of things to do or see drives the teenagers wild in this town, could do with cinemas, motorbike tracks or something alike instead of drunk teenagers riding unregistered monkey bikes around town most nights. Lived here for 4 years and seen well enough to see the town for what it is and its discusting, dont get me wrong its a great place but theres a darker side to it.

"Happy to call home"

I love living in Pakenham, the majority of people are friendly, no matter of age, sex or nationality and quite often l will find myself chatting with somebody whilst waiting to be served at a local super market. People here tend to look after there own, so locals tend to support local business. Unfortunately new businesses can find it hard to break in to the market, because once folk here have a favourite they remain loyal. There are vast amounts of eating places from take away to the full monty and 70% are reasonably priced. A great place if you have a dog or bike with parks abundant.
There are a number of smaller shopping centres built within housing estates such as lakeside and heritage springs. Whilst these have your basics, supermarket chemist, hot bread, take away and two dollar style shop. They do take traffic from the main shopping centre at market place. Once l may have spent 20 minutes to find a park, now l can find a spot immediately
Perhaps one disappointing trend is the amount of smashed bottles on the ground, nearly everywhere l walk my dog, a bottle has been smashed onto the foot path okay to put that into perspective, if we have a 3km walk, i will noticed 1 or 2 smashed bottles.
Graffiti is fairly minimal, apart from the usual along train line, back of shops and damage to shops seems to happen every 18 months or so when some loony buys a hammer and practises using it on a few shop windows.
I feel completely safe here. Happy to leave the car window down while l pop into the shop, or walk the dog in the early hours when l return home from work and dont feel the need to lock the house when i go to sleep. If l am mowing the front lawn and run out of fuel, l know l can safely leave the mower on the lawn walk to the local servo and it will be there when l come home. Having said that, l have heard of things going missing in the newer estates here.

"Lived here for 10 years and its only getting better and better"

Have lived here for 10 years and plan to live here for many more. Granted we wish to always live in the lakeside estate. It has to be the best of the new housing estates Pakenham has to offer but we are bias. Lots of schools and parks and shops. A generally quiet area and now with the new train station getting to the city is even easier. We have rented and are now buying our own house here. Wouldn't want to live anywhere else. Very ideal for families. I believe a cinema is on the cards for the neighbouring suburb of Officer and the new Club Officer on Cardinia Rd is due to open in 2016. The Lakeside Mill is also due to open and will be ideal for casual drinks and catchups.

"Pakenham - make it your own."

The great thing about Pakenham is it's as good as you make it.

I remember talking to an old friend about Pakenham. I said it was such a great rural community. With a puzzled look he turned to me and said "rural? Pakenham is suburban." From there we continued to discuss whether Pakenham was a rural or suburban environment. Eventually we concluded that the buzzing town can be both.

I live in Pakenham in a large seven-bedroom home set on two and a half acres that backs onto a creek, a walking track and surrounded by large gum and oak trees. My friend lives in a tight-knit community in Lakeside, Pakenham and he loves being able to walk to the shops, the lake, the gym and pop around the corner to catch up with mates.

Whatever your taste there is a good chance you can live it in Pakenham.

There are shops, cafes, gyms, sporting clubs, walking groups, elderly programs, disability services, transport and although it's not a Chadstone or Fountain Gate it is certainly a liveable town.

The Cardinia Shire has stated that by 2020 it believes everyone will have the opportunity to work, live and play in the Pakenham area from birth until retirement. So far all of my schooling and working life has been within the Cardinia Shire and I have no intention of leaving.

However, the town does have its detraction, namely its reputation. When I mention to others that I'm from Pakenham they laugh and assume I must carry a knife and stroll the Main Street in moccasins. I agree, Pakenham does have its fair share of "bogans" as can been seen on the Footy Show's segment Street Talk, but has increasingly become a classier place. The growth of areas such as Heritage Springs, Lakeside and Cardinia Lakes has lifted the reputation of Pakenham.

There is also a lack of nightlife/entertainment options. There have been talks of a cinema arriving in Pakenham for over a decade, but the truth is Pakenham's population doesn't warrant investments from the likes of Village. But all in good time.

The lastest figures released shows the largest population group in the Cardinia Shire stems from the 0-14 age group. This shows that Pakenham is a young town with plenty of potential. If you are someone with a family or someone who intends to start a family soon then you must consider the benefits of Pakenham.

PS literally as I was writing this I learned of a new laser tag/roller skating/mountain climbing centre to be open in Pakenham.

It all sounds great, however, the fact that you have mentioned a higher concentration of 'bogans' in the area has deterred me a bit. Thanks for the feedback. The crime rate in Pakenham has decreased steadily over the last five years and indeed we have a high presence of police and PSO staff based centrally in the emergency complex in Pakenham.

I think Pakenham has changed incredibly over the last 10 years. While Pakenham used to have a reputation as a "bogan" area I feel the newly built estates, like Lakeside, have enhanced Pakenham's reputation.

I relate Pakenham to a teenager who has just turned 18. Pakenham is young town with much developing to do. You can see it has quite a bit of potential and while it has flaws it is a very exciting time as it continues to grow.

Pakenham's crime rate has been dropping each year and the town continues to expand its new urban identity.

You should feel very proud of where you live. I know I do.

I think year 2010 is the year that real estate market is much heated, the price could be higher. and the other reason is the first homeowner grant will be ended soon, no one at this momoment want to buy any property. It happened not in Pakenham, but in all melbourne.
Pakenham property value will be sure going up in the future.
West surburbs of Melbourne don't have good infrastructure plan, say, Melton, no Metro train, only Vline. the property in westen area always low valued. Talking about west, we just know the lowest price over there.West doesn't have a good image.(my personal idea, don't be mad with me, because I buy a house, I have to do a research and I have to take into accounts these factors.)
North melbourne, I feel like heaven.Before I bought a house in Pakenham, I visited all areas. I mean too many beautiful garderns, but no trees, so artificial,say,Morang. heaven means for dead people.(that's my personal idea, i have this feel).no industy in North, means less job opportunities.
South-west area, like werribee,it stays in the corner, not easy to travel to east or south-east.
East suburbs, it's the traditional good and rich areas. like richmond, hawthorn, boxhill, nunawading,blackburen, ringwood, lilydale, even belgrave.But it's now reaching it's bottleneck,due to the Dandenong Ranges. East development has reached to its limitation.No room for further development.
South-east area, like Frankston, I don't think theres any beautiful future, because it/s also no room to develop or extend due to the sea.
Pakenham area, is the only hub we can extend to Warragul, even all the way along to Sydney. We can put more population , more industry here. Pakenham got the future. It/s also an important hub to connect rural areas with Melboune metroplitan surburbs.
Many business opportunities lie here, some people come to melbourne and stop at Pakenham, then catch the train. or they find a hotel, because they save money for expensive hotel fee in the city.
Good transport system in pakenham, say Monash freeway.
Good living environment, less trouble here and very peaceful,but recently, it seems more population growth, more noise...(my personal feeling).
Pakenham is close to Dandenong, the future capital city of South-east.
Pakenham is close to Beriwick, the future education center of South-east.
Pakenham is the closest suburb to Philip Island.
In pakenham , you can get easy access to the East suburbs of Melbouren, to the city, to Frankston. That's very important, because you can easily go to important suburbs in Melbourne.Compared to werribee, you take time in werribee (it's in the corner position) to travel to Frankston, to the east.
In a word, I believe pakenham property value will boom in the future, it could take 10 years.

Hass, it's a very good question and Jimtony1 hit the nail on the head when he said it's not just prices in Pakenham, but prices nationally and even internationally have dropped significantly.
I am an estate agent in Pakenham, but perhaps just as importantly, I am a born and raised local who owns property myself. Without question the market will improve and you will see the price of your unit not only reach the level it was in 2010, but surpass that.
If you can afford to hold onto your house, I suggest do. Prices will rise in the not too distant future.

I am living in Pakenham in lakeside. It's beautiful. I don't think there is any other suburb like Pakenham where you can find schools, public transport, medical facilities, shops, shopping centers, Food, Lakes, Parks and beautiful views all close to your house.

"Getting better every day!"

After moving to Pakenham a little over 6 months ago, the only overwhelming thing was the extra distance to travel to get to work on the Freeway. With the current construction of the Westfield Shopping Centre off John Street (town centre) and so many shopping strips around the area together with the easy, multiple accesses to the Monash Freeway (Pakenham Bypass) and the Princes Highway, there is no better time or place to buy than the present. I love this suburb and you can't make me leave now! The driving, well you get used to it and you soon get to know all the little backstreets and the people are great!

The affordability of Pakenham is only relevant when compared to purchasing a property that is closer to the city. I believe property in general is over priced and most new estates have people packed in like sardines.

Ms_p Im in Lakeside on a 650sq meter block with over 10klm of walking tracks and 30 to 40 acres of open parkland in the estate. Blocks are getting smaller in all new estates but this is not exclusive to Pakenham in Melbourne all over.

"lakeside estate"

the lakeside estate in pakenham is just wonderful. there are schools (both primary and secondary) as well as kinder, and child care options. with new shops opening up, there is no need to leave the estate. (except for a tats, and post office)
the people are very friendly and look out for one nother (well our street does anyhow) there are many parks and playgrounds, and lots of beuaitful places to walk, like the lake, and the wetlands, with nice wide footpaths (great if you are walking with another person with a pram) there really isnt anything that lakeside doesnt have to offer.

"A brilliant mix of modern living, excellent amenities and superb lifestyle."

My focus is on Lakeside, this is the estate that has put Pakenham on the map, with homes and living options at all levels, including large family homes on traditional blocks, low care high impact family homes on 400-500sqm blocks of land, townhouses,cottage homes, water front townhomes and luxury custom built homes.
With a primary school and a private college on site, we have children attending both and have found these to be leading education centres, the culture is magnificent.
With retail well catered and more on the way you are in a position were you do not have to leave the estate, cafes and dining options are vast.
Walking tracks and the centre piece 6 hectare lake is a talking point of the south east and attracts visitors for all over town and the district.
A true credit to the developer 'Delfin' on delivering an outstanding community. If you choose to get involved in your community this is the place with the "LDCF" a strong group offering wonderful activities and a great way to network with locals and traders.

"Great for families and understated!"

Great for familes, with wide, treelined streets on the north side. The new shopping centres are adding much variety and reducing the need to shop out of Pakenham. Great sporting facilities and parks. Great private school choices (and i hear the public schools are okay too). Public transport is good (esp. the v-line into the CBD). Pakenham is a really good entry point for young families and first home buyers, however once your in, i do believe the decision to leave the area will not be made lightly. We have been here over 7 years, and yes the 'boom' can be a little overwhelming, however the council and private investment is catching up. We are very happy here!

"Diversity and space"

I grew up in the 'town' of Pakenham and have seen changes during this time too numerous to menton. One thing I love about Pakenham is the diversity of having something for everyone. If you are looking for a home with space for your family to grow, kick a footy in the back yard then the traditional '1/4 acre' block is still a reality. If you are looking for something low maintenance and trendy then a townhouse around the lake can give you the lifestyle you desire. And of course a stones throw from the town centre you can still find the lifestyle property you aspire for, allowing the kids to own their pony or listen to the bellbirds all day long. I love this town because of it's country feel but when I have the need to shop, dine, meet with friends or get away from it all I'm never more than 5 minutes from exactly what I need.

"Nice, quiet suburb full of friendly locals!!"

My fiance and I have recently purchased our first home in Pakenham and we couldn't be happier!

We have looked into various suburbs across Melb for 9 months before deciding to settle in Pakenham, and we are not disappointed at all. Great local shops, friendly neighbours, affordable living...what more can you ask for?

"There is plenty to love about Pakenham!"

I am saddened to see negative reviews written about Pakenham. I am a married mother of two children (who are educated in local schools) and I have lived in Pakenham for the last 3 years and I can honestly say, I would not live anywhere else. I also work in Pakenham and find the town full of energy and potential as it grows to accomodate the many people moving into the area every day. Sure the area has some issues, but tell me what area doesn't??? What preplexes me is why people who live here would run it down?? What good does it do to focus on the negative? This attitude is just as unwanted, as the issues that are complained about.
Pakenham offers affordable housing, small schools with community spirit, country charm, local shopping, friendly local poeple who have lived here for years, proud sporting teams, new facilities such as the Cardinia Life Acquatic Centre and the Cultural Centre etc. The area is growing daily, with a huge retail development commencing soon, a brand new library and community hall is being built plus new schools are coming as are more housing estates offering pituresque homesites.
Pakenham is also handy to the freeways for the city commute, or it is an easy 15mins drive into the Dandenongs.
Before condemming an area for its for social issues that only exist in a minority of people who live here (and everywhere else too), come and have a look for yourself, there is plenty to love about Pakenham!

"A town of contradictions"

Pakenham is exploding with first time home buyers attracted to the town by the abundance of affordable new housing. (Average sized houses on tiny sections). Although there are some great people living in Pakenham, the township is spoilt by the large number of bogans. You can see this just driving around the streets. Although the local primary and secondary schools have great teachers, they spend most of the day dealing with a small minority of children who have appalling behavioural issues. The problems at the local secondary school have been well documented in the press. Fortunately there are some very good local private schools.
Pakenham has all of the sporting clubs you would expect for a town it's size and council are trying belatedly to catch up with communal facilities to cater for the increasing population: Recently opened skateboard park and tennis courts but work has yet to commence on the new library, civic centre and shopping centre....
The good news is the V Line train stops here so it's only 55 minutes to Flinders Street or 24 stops (1hour 20min) on the Metro zone 2 line. Fountain Gate is only 20minutes drive away and Pakenham is on the door step to some beautiful countryside and Phillip Island.

"Pakenham and our experience as a family"

We had previously lived in Pakenham within the lakeside estate before moving to Berwick.
After our first experience we thought it might be a good idea to move back.
Was it a good choice? After moving back to the lakeside estate we have seen and heard of trouble in the area and it is not safe for families with young children. We recommend speaking to the local police before making a move within that part of the estate or within the entire area.
Some neighbours are decent but others are less desirable.
We have now considered moving back to another part of Pakenham. Will check the neighbourhood and speak to the locals. Otherwise it's back to Berwick.

I am planning to move to Lakeside estate in Pakenham. .. but you made me worry by saying that it is not a good place for kids ! and not safe... and that few neighbors are not friendly. . etc. Is this still the case now. Can you please detail what are your concerns? .

"Fastest Growing Suburb in Vic and still affordable"

I dont mind Pakenham except for the Pakenham train station being the worst in Victoria it needs more policing which they have been implementing lately. A few untimely sorts hang around drunk in the streets during the day.

Street life is buzzing a little more down the main St - buskers come from all over to tap the local people. Gelato at the local cafe is god sent .......

As far as bringing up young families it is a great suburb if you have young kids lots of primary schools, kindergartens and Daycare. I am hesitant about secondary years though as I have heard that the Secondary Colleges here are rough full of drugs, alcohol and kids having underage sex around 13yrs of age. I think I will be sending my children elsewhere to Secondary School unless they pick up their act here.

You have everything you need in relation to shopping and eating out. Lots of great parks and the local council put on free events a few times a year which is always a great day out for the children.

All in all Pakenham has so far been great for us and we have been here since mid 2006!

Hi Metamorphosis - We are from Perth and looking at moving to Melbourne in March 2010. How long does it take to drive to Melbourne city from Pakenham, both during peak time and on the weekends (to go to the footy)? Thanks.

Hi BellaB,

Driving to the city on the weekends would probably take around 45 min to 1 hour. The freeway by-pass means that you're travelling directly on a freeway all the way in, so it's generally pretty good. In peak hour, however, it's very slow. Your journey times would vary depending on when you left, but if you're looking to work in the city you'd be better off on the train. The V-line (Country) and Metro (suburban) trains both serve Pakenham. The Vline takes around 1hr 10 mins and the Metro is probably like 1 hour 20 mins, provided you get a smooth run. It's also handy for going to the footy as you can get off at Richmond and stroll over to the MCG, or get off at Southern Cross for Etihad - saves the hassle of parking and no need to draw straws for who's driving! Hope this helps!

Thanks for the responese Meagan. We checked out all the SE suburbs in the past week on a trip to Melbourne and have chosen Berwick as our preferred place to live. Pakenham was just a bit too far out for us. At least we know where we want to live now - just can't wait to move over from Perth!!

Well done to you. I grew up around the Berwick area - it's a lovely area and I'd move back there without hesitation. It's grown like crazy in the last decade or so - it used to be pretty rural and quiet. Anyway, same applies - if I can help at all, let me know. :)

Does anyone drive to the city from Pakenham for work? I need to know what time I would need to leave to be in southbank by 8-8.30am?

If you need to be at Southbank by 8am, leave by 6.30. You may get ther early but if you leave at 7 you will most definately be late. It takes around an hour on game day to drive to The G or Etihad. (15min of that on Punt Rd). Best bet is to take the train, although its pretty hideous and seems to take ages getting home.

I'm planning on building in pakenham soon and looking into Profine constructions for a house and land package. Would love to hear from someone who has built with them before or has any builders to recomend??

If you are working in cbd at peak hour it will take much longer than an hour Stick to the train

Pakenham is one of the fastest growing suburbs in Victoria! The buzz is Fantastic! With many upcoming projects developing in the area including new estates, shops, schools and business parks, the area is only going to get better!
