Looking for a home in Rivervale?

"Nice neighbours but can be dodgy at night"

Having lived here for a while, I must say the neighbors are surprisingly friendly, creating a sense of community. However, the place has its quirks, with frequent petty crimes and occasional disruptions that make you question the overall safety. There's also a noticeable lack of upscale amenities, which might not be everyone's cup of tea. Despite the welcoming neighbors, my experience here has left me hesitant about recommending it to potential buyers who prioritize security and upscale living.

I am absolutely scared of living in there.
Not safe at all during the night time, Belmont city is a scape safe hub next to the doggy shopping center

"Excellent"

I have lived in Rivervale last 12 months , i absolutely love it. plenty of parks, east acess to Orrong road to City/beaches/Stadium etc or to the Hills or Airport other direction. Belmont forum in close proximity

"Close to everything"

Moved into area 5yrs ago - best decision I have made. Most underrated suburb 5 kms from Perth CBD. Bus service always available, cheap Uber to city | Optus stadium ride your bike| walk along swan river. Vic park or Belmont short drive for shopping . Friendly neighbourhood with plenty of dog parks and great takeaways. We have had zero crime issues as with any suburb you look out for problems and report . Belmont city council are 10/10 for community support. Home west homes in area have been sold to young couples who have renovated and now are the future of this community.

"Unmet potential"

Close proximity to the city and river. Has dodgy parts closer to kewdale. Have lived in rivervale for the past 3 and 1/2 years on Gladstone road and felt safe most of the time but nearby crime has always been present. No good cafes nearby unfortunately however there are some other shops.
This suburb has so much potential however there is zero culture here, could be like mount lawley howeve the lack of culture makes this suburb not worth it.

"Perfectly located"

We are a family with two young children living in the top end of Rivervale (close to Great Eastern Hwy).
We love living in Rivervale for its convenience to most places. It is close to major roads, airport, the river, restaurants and plenty of shops. The only downside with the location is it’s not near a beach.
It has its dodgy parts (closer to Kewdale end), however in our section we have great neighbours, lots of young family’s around, and more and more houses are being renovated or rebuilt. It’s a mixed bag of a suburb, but I think if you live in better parts of Rivervale, its such a great place to live.

"Great location, but dodgey as hell."

We moved to Rivervale 8 months ago. We are a married couple in our 30s.
It's lovely being so close to the city and freeway. The river is beautiful to look at and walk along.
BUT I have never felt so unsafe in my life. I carry pepper spray, and won't walk along the river on my own. The cops make constant visits with their lights and sirens on to a certain area down the road just about every single night. The parks and paths are filled with people shooting up. Cars are broken into constantly. Shit heads jumping fences. Mailboxes broken into daily..You hear domestics often. The list goes on.. I've never made so many crime stoppers and 000 reports, it's crazy.

Would recommend the location for purely its location being close proximity to so much. But would never recommend buy a house on land here.. We are in an apartment, luckily it's a secure complex, and we are high up so feel safe.. Our visitors cars however are never safe.

Basically.. Stay away.. Go somewhere nicer. Somewhere you can feel safe.

Hopefully you decided against it, Vantage in itself has its own issues with building defects BGC refuse to fix and crappy design flaws by the designer. However if you ended up buying here, welcome! Haha

What about Nannine Place? Is it really that bad? I am looking at a place there, in a hexagon shaped building...please help

That hexagon shaped building is called Rivellux Villas managed by the corrupt Richardson Strata Management that ruined the place so stay well clear and next door is homeswest, apparently one of the most visited place by Police in all of WA. The street is a rubbish dump, whole area is unsafe, cars always broken into at all times of day, windows smashed and units broken into mainly on ground floor. What a shame, right next to river with lots of potential but City of Belmont has allowed this area to be run down and made it unsafe.

We deleted Rivervale from our lives. Yes its close to many major busy roads that lead to the city or airport and its close to the casino. This is where it ends for us. Schools are very limited unless you wish to travel. The problems in the local public schools due to the socially housed problem makers make sending your kids there not an option. The constant break ins and damage to cars is beyond belief. If you enjoy indigenous culture well you will hit the jackpot here and understand just why they feature on the news each night because you will experience it in full 3D constantly to the denial of most counsellors and decision makers. Its just not safe. Avoid houses on a route to the shops by foot as they will be walking past hurling abuse at you often. The parks are just ok. The shops are a disgrace. Belmont forum is not bad but nothing else is of any use. At night you can enjoy the constant drone of the busy roads and planes flying in. But gee its so close to the city. You know, that city that youll hardly ever go in to visit. Good luck.

Just trying to get more intel on Nannine place. my Living history is living right on wellington street for over a year next to Yagan square. I have never felt more unsafe and superficially trained in martial arts to survive being so close to northbridge and the Yagan square area every night and I would see crime every second week. Could you assume its at least better than that?

About Rivellux Villas you are right.
This building is unbelievable. I live here since 8 months and I think its weird. They broke the glass of my car and from other neighbors. They tried to steal my boyfriends motobike. Deal in the morning to work it has people drugged walking through the building that obviously does not live here. Im crazy to move. At last every week something strange happens

About Riverlux Villas in Nannine place. This building is more than unbelievable and it's very badly managed as theft of bikes, cars broken into, windows smashed, mail theft, property damaged, rubbish everywhere and intruders jumping fences is common everyday news, it's nothing new. Then on top of that the property has a psychopath chairperson living onsite that thinks she owns the place and bullies people so avoid living there at all cost.

The only thing to love about Nannine Place is the location, certainly very handy to all amenities and transport but nothing to love about the high crime. I guess if you don't have a car or a motorbike then you don't have to worry about it but expect noise during the nights as they hang out in the street at all hours.

I understand where you are coming from Vicky. I guess depending on your ages, gender, life experience and self defence proficiency your feelings and opinions may differ. I just joke that I live in "the hood" but also normally when I walk I can come across as Intimidating to others. I will be sure to appear friendly when I am walking around nannine.

You can basically watch your tax dollars run amok and do whatever they want here - the untouchables walk around like it's the day of the dead.. it's been 8 years in a few months - and we aren't moving anytime soon, the entertainment we watch and hear from our balcony is just way too good - like watching the news on live stream.

"Brilliant friendly suburb close to everything"

We love living in Rivervale ! We are a professional couple with 3 small kids and have live here for nearly 10 years. The council is absolutely wonderful, huge upgrades to forum and streets, security etc. Schools are good too and very friendly lovely neighbours ! We always feel safe here. We live in the “top end “ between franscisco, orrong and great eastern hwy. We can walk easily to the stadium, Blasta brewery and it’s only a short ride/cheap uber to the city - and we are always going away from traffic!

"Great little suburb"

Just moved into Rivervale last year. I feel safe knowing there isn't only police patrol, but the council engaged Eye on the Street security team to watch out for crimes in the area. Lots of new development going on. City, Casino, Costco and DFO is near. They are also building a Biodome. Love the vibe!
