Alfredton, VIC 3350

I love Alfredton! It has a great mix of new and old areas within the one suburb. In the older areas you find lovely, wide, leafy streets with larger blocks and an abundance of established family homes. In the newer areas you find many young families and newly weds in their first home. Particularly in "Old Alfredton" you find most of the homes are owner occupied. Alfredton's popularity is not accidental: there's a reason why it has achieved this! But there are two parts of Alfredton to be aware of - 'old' Alfredton, mainly subdivided in the early 20th century and generally ending at the intersection of Cuthbert Rd and Kallioota St/Hume Cres. 'New' Alfredton begins after this junction and ends at Dyson Rd, where Lucas begins.
Both sections of Alfredton are quite pleasant but traffic in the newer parts can be a problem, particularly in the mornings. But compared to traffic problems in Melbourne, the issues in this suburb are quite trivial! It is an easy drive to the centre of Ballarat, and two dedicated bus lines service the suburb: the 15 (Sturt St West) and 18 (Alfredton) lines. It is also possible to catch a 16 (Lake Gardens) bus, but it is only practical if you live in the section of old Alfredton closest to Gillies Street. It is quite feasible that a new bus service may be required to accommodate new residents of Lucas, and therefore run through Alfredton, but this could just mean either the 15 or 18 are modified to run into this new suburb.
Many schools are in easy reach, both public and private. Some of Ballarat's finest secondary schools are a short distance away, including Ballarat High School, Loreto College (all girls), St. Patrick's College (all boys) and Ballarat & Clarendon College (co-ed). Ballarat Grammar School is also in reasonable proximity.
Traffic can be sometimes noisy on Learmonth & Gillie's streets (larger trucks, cattle trucks) but these aren't numerous enough to be a major issue.
Shopping is reasonable in the immediate suburb, with Aldi and some strip shopping located in old Alfredton. The newer part of Alfredton also has some strip shopping, and a newly completed shopping complex (containing a Woolworths and Wilson's Fruit & Vegetables) in Lucas means higher order shopping is not far away.

Great place to live if you want to be close to the city without having to live with all of the negatives of city life. if you put an effort into getting to know your neighbours you will be kindly rewarded! all of whom i have met are lovely people who want to get to know you and look out for one another. You feel safe all of the time! with new developments in the works for community hubs and shopping areas Alfredton is fast becoming the best area in ballarat.

I just sold a place here. There are very few facilities, just lots of generic new build houses, and very little neighbourly spirit - you will hear bass music thumping through your walls more often than not. Yards tend to be small. There is a nice park area in the middle where kids can play, there are buses to town. If having a brand new shiny house is important to you then this is the place, but if the surrounding neighbourhood matters, I would reconsider.

Best spot in Ballarat by a mile, schools are close and its a lovely quiet spot only 7 minutes from the centre of town.

Due to the population growth of Alfredton the schools, kindergartens etc. are at bursting point (if you are able to have your child accepted).

Sporting clubs, scouts etc. unable to cope with the numbers wishing to join.

Traffic conditions very bad, frequent blockages - this has not been helped by further developments.

Need car to attend to medical, shopping etc. needs.

So ... if you are willing to travel for school, sporting, shopping, medical etc. it is O.K.
