"Just 40 minutes to the City"

Armadale is a great historic suburb with lots to offer. The shopping centres have just about everything you need. There are always improvements being made. The new Aquatic centre is amazing, you have the champion lakes regatta, 26 primary schools, 12 secondary schools and 3 libraries in the City of Armadale. There are so many lovely older homes with many fruit trees, new builds in newer development areas just 5 minutes from the City Centre. Cheap and affordable living.

Nice Amanda, propping up the R/E industry in the crime ridden hellhole which is 6056. I invite any potential lessee looking at Armadale or surrounds to treat this as pure unadulterated propaganda from a biased individual and take a drive around the area at night. Better yet, walk from train station to the local shops or to your potential house. Such garbage - check out the real reviews here - I bet Amanda wouldn't dare live here with her family.

"Legacy! It has a bad reputation, mainly from the commission areas that no longer exist."

I have live here 20 years this time around, having lived south of Sydney, and in Melbourne. The council is very progressive, and much has been done in recent years to improve the area, with lots of improved playgrounds, pavements, trees etc. I live in a small cul de sac, and it is quite normal. House prices are very low at the moment, so it would be great value, but just interview neighbours in any street before buying. You can pick up houses under $250K, and be close to schools, trains and buses.

Rentals in Armadale

"Don't do it"

I grew up in Armdale and it was very violent and my neighbourhood was full of junkies and low lives. There are some good and quiet areas in armadale though. Simply drive through some areas and u will get the feel. I'm happy to say That I am finally out but if you have kids there is a 100 percent chance they will hang out with the wrong crowd. The area is not good for kids period. The culture is very street and hood. I've seen so many of my friends go to jail and even die from drugs in Armdale. at the same time if u keep to yourself and find a home u can get away without being robbed. But u must always be careful in armadale. Walk the streets at night and u will understand what I'm talking about.

I was thinking of moving to Armadale (Cheap Pricing), would you know which areas are the better streets etc and which ones to avoid. Or even the north,west,south,east sides

Unfortunately, I'd avoid the areas close to the public schools like Neeragin Brook, Cecil Andrews and Chalis schools. I'd avoid the old parts of West Armadale (though some streets are fine), at least up to the divisions built in the past 5 years near Armadale Road which are nicer, newer and are okay. The higher hilly areas, east of the main shopping center and up into the Perth Hills (Mount Nasura) are fine, they are mostly friendly and quiet with larger homes and there are many bargains to be had in that area.

"RUN AWAY!"

Married and moved here many years ago and stuck till house is sold. Have lived in Camilo where there was a stabbing next door, the riot squad after a crowd went crazy smashing windows in houses around us. Druggies, fights, raids, moved to Brookdale, I kid you not, a bomb detonated nearby, our cars milked and graffitied, dog squad searching our street for someone, my 6 year old son was badly assaulted at a local school, domestic violence, robberies, drug house on our street. Many nasty, feral people. This place is a nightmare. Can't wait to escape.

"A cheap terrible area with lots of crime"

I have worked in Armadale for over a year and would never recommend anyone to live here the people are rude, fights are always breaking out, vandalism everywhere, constant roberys, and dodgy people always looking to start trouble.

"ArmaHole"

I'm embarrassed to say, I grew up in Armadale. It was a scary place to live, my mum got her house cheap because the local deli owner got shot... do I even need to say more? We also had incidences of being threatened, mum and I had to run home to safety. The train station is scary and so is the train, they also both reek of pee and alcohol. My mum used to check the statistics of TEE scores for all Perth schools and every year Armadale high was on the bottom.

I remember Armadale getting a brand new, nice looking train station, it was defaced and covered in graffiti within weeks. Also when you take the bus, it regularly gets rocks and bricks thrown at it. It has also been in the news that one of the bus drivers was bashed and lost an eye.

I lived there for about a year as an adult with small children. I got a place next to my mum, it was available because the previous tenants had ran, halfway through their tenant agreement because they were involved in drugs and someone had beaten them up, placing them in hospital.

I later moved a few streets away. During my 6 month stay, every night I could hear people screaming abuse, when my partner and I moved out to a nicer place we had a joke that we would have to shout abuse at each other to help each other sleep. A car was lit on fire across the road and someone hung themselves from a tree nearby at the school oval.

My kids went to school there and I was tirelessly always trying to rid their hair of lice.

Lawns are overgrown with tall weeds, every fence has graffiti and front yards are decorated with trolleys. Robberies and defacing of shops and buildings are a regular occurrence.

It is not safe, it is not quiet and I'm so glad I got out of that hole.

"Little John Road"

Lived here. Had 3 break -ins in 8 months. Not recommended for families.

Oofff Little John Road is rough. We had two within 8 months on Fifth rd (next to the church before the units were built).

"It's a great place to live"

I hate it when someone says don't go to armadale its a horrible place because its not true i have lived in armadale for a little over 10 years now and had to move recently to a new house and all i cared about was that the house was still in armadale so don't listen to the negativity said about armadale i couldn't dream of living anywhere else.

"Armadale Is GREAT!!"

I'm sick and tired of people talking absolute poorly about Armadale! You can say I've been almost everywhere in WA and NOTHING compares to Armadale.. At first I used to live up North in Sterling but then decided to live down south closer to my friends and school. I live in Armadale for about 4 years and loved and moved to a newer house in Seville Grove (which is basically Armadale). What's there Not to love. You have all these new major Shopping areas (OPEN 7 DAYS A WEEK TILL 9PM!! 5pm on Sat and Sun), schools, medical facilities. And now new houses and MOREEEEE! People here are nice (Well most of them anyway). Those who live in Armadale and talking nonsense! You should be thankful where you live! If you dont like your neigbourhood, then move or stop blaming the whole suburb!!!

"Unjustified reputation"

As some one that has lived in many many places in WA from Tom Price to Mandurah and in between. The reasons why I purchased a house in the area are. Wanted a house on real block of land close to services schools cafes medical and transport. I'm very happy with the area.

"Great place to live."

Being a young family we had a small budget for our home so we bought a nice place in armadale. We heard all the rumours about armadale but as we have been living here for close on three years i can honestly say that they are all untrue, and you need to experience armadale for yourself to be able to judge it. There's lots of shopping, great cafes, friendly people. Great parks and gardens to take your kids. Great eating. There's nothing bad that i can say about it. I feel we live on a great street. And it's great driving home looking at the hills.

"Dont believe what everyone says, make your own decision of Armadale!"

Been living in Armadale for three years and have not had one single trouble whilst living here. I cannot believe the constant ramblings from people trashing Armadale...Obviously they have never been or they have had a one off incident, incidents occur in every suburb! Armadale has come along way from what it used to be with the development of the shopping centre and the lovely parks such as Minnawarra. There is plenty to do throughout the year with activities like the Highland Gathering, Strongman contest etc. Since moving to Armadale I have shown many of my friends and family just how wonderful Armadale is and they are all quite gob smacked how nice it is and how untrue all the rumours are. I think these reviews are actually a terrible idea as unfortunately it will deter people from Armadale without even giving it a look, I saw one person's review saying that they were shot at! What a load of absolute rubbish.

Please do not judge a book by its cover and discover the true Armadale for your self.

"Armadale - known as Armahole for a reason"

This place.... this.... place..... Imagine living without wind to cool your house down and being baked all day by the sun. Getting spray tagged if you put up a new fence. Getting robbed if your not home every night of the week and even when you are home still getting robbed. This has all happened to me in Armahole. I cant stress that this is one of Perths worst suburbs. I have lived there most my life and wow what a stinker. When finally moved to an apartment in Perth I didn't realize how bad it was till I got out. I have been mugged multiple times, shot at, tyres and car solen, bike stolen, picked on at school, bashed, spat on. They have shops but its all just the same that you get in any other suburb. Stay the hell away from this place at all costs. Most of the people who live there are either young and stupid and cant get out because the education available in the area has turned them into idiots. Or they are 80+ and have been dumped there by their children because nowhere else in perth will you get a 2 room unit for under $100k. Theres a reason its under $100k... Cash in hand... just look for the signs stuck up on the lamp posts 'Cash for houses or houses for cash' Watch you back... The guys drink all day and drag cars all night while the girls are all looking for daddys for their 6th kid which they pumped out for the baby bonus. Was fun for a while.

I totally agree kelly-smiles. Unfortunatley i had a guy on workers comp who lived in Armadale and i had to regularly visit him at his residence to discuss his claim. That was 2 years ago, i refuse to drive past the suburb again. I had young idiots spit on my car, throw things at me and stop and stare like they have never seen a BMW or a blonde woman before lol. Terrible

"You get what you pay for"

Armadale has come a long way in the last 5 years. New shops, new train station, more new shops. However its still really far from the city, the train system in Perth isnt that great so you will be hanging around the train station, hoping you dont get mugged. If you love great food, then dont bother going to Armadale or any other suburb within a 15 min distance. The choices in food range from wok in a box, hans cafe and lots of fast food. The Manse is the only good quaility place, but its too fine dining for a regular week day. If you are young, work close to the city and enjoy going out, then dont move to Armadale.

"A good place to start for a first home buyer"

I moved into Armadale in April 2011, and as a first home buyer it was something that I could afford. I live in a good part of armadale, and it is reasonably quite and it is fairly safe where I live. Close to the train, and shops... with 7 day a week trading! Good place to start out... shame the property prices don't increase that much! Eating out is average in the area, not many places to go that are decent enough.... And there are issues with anti social behaviour and the local parks are nothing to write home about

"I wouldn't consider Armadale as my PPOR but for investment ........OK"

We have been looking for investment property in Armadale for last 10-12 months. Price has gone up in last 4-5 months. Rent return is good and property prices are low compare to Willetton, Riverton, Parkwood, and other GOOD suburbs.
It is a rough area, you can see vandalism and tagging on fences and walls. I want to buy at least one property in Armadale. Prices will definitely GO up.

"Great community spirit and ideal for families."

Armadale is an outer suburb of Perth and is only 28 kms from the CBD of Perth. Many people commute to the city for work using a very good public transport system of rail and bus lines as well as driving in private vehicles. Depending on the type of work you do there are also many employment opportunities in Armadale itself as the area is large and continues strong growth. Armadale has many sporting venues including an aquatic centre, playing fields for most sports, an indoor recreation centre with gym, and courts for netball basketball etc. There is a BMX track located nearby as well as a skate park. There are numerous clubs and associations operating in the area. Armadale is a very family orientated area and there are lots of parks and reserves for family picnics and BBQ’s with children’s play areas. There are Pre primary, primary and secondary state and private schools in this area and Armadale is serviced by the Armadale –Kelmscott Memorial Hospital and there are several medical centres. Home prices have risen and are now quite expensive. Rental market is stable and prices are higher than one would expect. Plenty of shopping available with large centre with supermarkets variety stores boutique and specialty stores.
