"Full review from resident"

I find Kincumber an affordable spot with easy access to a lot of the coast- Erina fair, Avoca, Copacabana, Terrigal all less than 10min drive away. 20mins to Gosford or Woy Woy train stations.
There is a coles, several takeaway shops, Great fruit market, gym, pub towards the centre of Kincumber. Behind the pub there is a 5km walking track along the waterfront to Davistown with a kids park halfway through.
Kincumba mountain tracks and Bouddi national park tracks are nearby. 2 skate parks and training ovals or sport.
Nice areas- figtree bay drive or anything off bora bora, parkers road, mortons cl,

Negatives include- Main roads have heavy traffic at times. Heading towards Bensville?- wind up your windows there is a Sewage Treatment Plant at south Kincumber. Lots of retierment villages (slow drivers/ slow shoppers/ quiet). A few streets that may be shady- Pickham close. School st, davies st.

debh7 Hi, don't know if anyone can make suggestions but I'm a woman in my 50s who is living in a 1 br unit in Newcastle wishing to move to the Central Coast NSW (Dept Housing transfer/swap) to be closer to my daughter and grandaughter in Sydney (don't want to live back in Sydney). Can anyone suggest the "better" suburbs where Dept Housing units (over 55 would be great) are located, that are drug-free, crim-free and safe? I like Erina but don't want to live in Gosford, Wyong or Woy Woy.

"If you avoid just a few small pockets, a great place to live and raise a family!"

Great area with nice beach lifestyle, just avoid pockets of housing commission (Pickham Close, Bolaroo St,) Locals believe there is a constant drug problem in this part of town and a few troubled teens who get bored so enjoy graffiti on fences and vandalism especially to public phone boxes and bus stops etc. Otherwise, most of the peoople in these pockets are really quite friendly and stick to themselves.

  • A little too far from F3 if you wish to travel to Sydney or New Castle so puts about 20mins more on to your drive.

"We found the best of everything"

After an extensive search over the entire Central Coast for a place that is convenient, safe, lovely neighbourhood and aesthetically beautiful we settled on Kincumber in the beautiful Figtree Bay Estate.

The negatives:
Sure the main road gets busy, that is busy for the Central Coast, but you couldn’t call it busy once you have lived in the suburbs of Sydney and Brisbane. The local park has been victim of vandals but that happens everywhere too.

The positives:
The neighbourhood is just wonderful. Walk down the street and everyone you see says hello or gives you a wave. The estate is impeccable. It is so close to the beach, major shopping centres and small specialty shops. If you can’t be bothered cooking there is a smorgasbord of eat in or take away restaurants on your door step.

Yes I love it here as I have lived in places that just don’t compare to this lovely area.

"COMPARE SYDNEY TO KINCUMBER.....ABSOLUTE BLISS!"

Moved with my husband and children from the Sydney suburb of Concord a couple of years ago. ITS THE BEST DECISION WE HAVE EVER MADE. ITS VERY FAMILY ORIENTED, LOVELY PARKS AND CYCLE PATHS AND OF COURSE, THE BEAUTIFUL 'AVOCA BEACH'. Schools in the area have a good name like 'Kincumber High' and Erina High. We are also so conveniently located to erina fair. Yes, Avoca Drive can be a tad busy at times due to the roadwork currently happening,however, try getting stuck in Traffic in Sydney like the famous, Parramatta Road and Concord Road???

"Happy Coasties."

My family and I have live on the central coast 19 years 18 of those years at Empire Bay and now 1 year in Kincumber. I can honestly say there are good and bad parts of the central coast nothing is perfect. Our local shopping centre at kincumber are fantastic for your day to day needs and always greeted with smiles by the shop owners and if you need specialty Items there is Erina Fair 10 minutes away.
beaches, schools and parks are not to far either. So we definately give Kincumber the thumbs up.

"One main road in and out,traffic,noise and vandals"

We nearly bought a block of land at Boora Boora road and thankfully we took the advice of friends and family to spend a week in the area first and do the commute in peak hour to and from the railway station and the schools. One word for the traffic- MAYHEM. The main road backing onto this street is both dangerous to get out of and extremely noisy, local louts also put rocks through some of the peoples windows backing onto the main road, there are blocks of land there that have been on the market for nearly a year and after 3 years in a new estate still not built on.If you like traffic, noise and vandals then this is the place for you.

"Oh' its a terrible place...."

Living in Kincumber of course I'm going to say its good... Having moved here from the UK, I'd say its a very quiet and friendly town, there is a good mix of elderly, middle age and young people in the community. Ok so there are a few troubled teenagers, but doesn't every town have a handful of kids running around making a nuisance of themselves.Limited entertainment for the older kids, they have the skate park, but I agree there should be more for teenagers to do. Schooling is great, the teachers in both the HIgh & Public school make it what it is, the kids enjoy their school and proud of it.

Good Points - centrally located on the coast, easy access to the beaches & shopping with a great local choice of businesses. Quiet & leafy, great picnic spot at the top of the Kncumba Mountain, great schools and a good community spirit as seen by the town festival every year.
Bad Points - Has Avoca Drive going right through the town, busy at both ends of the day. Police station closed down, leaving only Gosford as the closest main station. Needs more entertainment for all ages, re-open the Cinema would be a good start and then complete the cycle path from Davistown all around the waterfront.

Local shops that remember you, TJ's terrific produce, Geoff at Stanley's Bros butcher, excellent seafood at Anthony's, Rajdhani fantastic Indian restaurant, great Thai/Chinese restaurants, and my favourite Brian Lazottes Restaurant (Johnny Diesal brother - dinner with great bands), large Coles, massive Mitre 10, great food at our local pub, surf shops, plenty of banks, schools, loads of pastry shops, auto service centres, dentists, doctors, lawyers, accountants, boat ramps, huge parks, flanked one side by water and the other by massive recreation reserves. Jealous yet.

"Convenient, central, community spirit !"

Moved to Kincumber from Sydney Nth Shore in my mid 40's11 years ago, the best Family decision ever. Full of other Sydney siders that also enjoy our more relaxed and friendly Village atmosphere. We're away from the tourist hype and central to fishing, boat ramps, excellent shopping/business area with all we could need here. Recently sold home here and upgraded & relocated to ..... Kincumber again of course !

"Great place for families"

Kincumber has everything for young families. It is centrally located, Erina fair is 10 min away, Brisbane waters is on your door step, beaches are 5 min away, parks and trees are everywhere, Sydney is 1 hour away (Barirng traffic) but who need to go there? everything is within 10 min. We moved here from Sydney and would never go back. This is an undiscovered oasis that is slowly being discovered.

"Waterfront"

Problems with the waterfront reserve, it has public access, youths ride motorcycles causing noise and dangers of accidents. They also linger around at times including late at night.

"Divided by a busy main road with an influx of fast food retailers the shape of Kincumber is changing"

Popular for it's 'central' commuting point to Erina Fair and local beaches of Avoca and Terrigal this once small town is now loosing it's appeal. Great for tourists in summer to grab the essentials and fast food fix. Used to have lovely cinema which attracted custom from the many local retirement homes but sadly is now closed. Public transport is private and limited. There is no train station. Kincumber is more of a place to pass through on the way to somewhere else.

"A Little Known Secret of Kincumber"

Not many people know this but Kincumber Shopping Centre is home to the best coffee on the Central Coast. The Kookaburra cafe sits outside a major shopping chain, but don't be put off...if you like your coffee...the Kooka is easily the best option on the coast. I've also been told that they offer the best sausage rolls as well...imported from "Ludos" of Avoca Beach.
