St Albans, VIC 3021

Bought my first house here in 2020 coming from Altona North which I've lived in for about 20 years. Shops/transport in St Albans are very close to where I live. You get a few shady characters here and there but just ignore and move on. I've had a few crime incidents on my property which was not a great experience. I've had to install cameras and a fence to defer intruders. Overall still a great area but just need to be mindful of the shady teens and vans

S.t Albans is the home of multiculturalism, which is great, it is a cheap area, has a bank, chemist, doctor, charcoal chicken (fast food) and a Korean resturant. but the positives end there. As a resident for over 15 years (on/off) the Junkie/Drugs/Alcohol problem is ongoing, you need to exercise caution almost always, it is very dodgy and prone to crackhead fights. At night it's not a place to be. It is a suburb that is still highly lacking and very low socioeconomically. Im on a waiting list to move

St Albans is changing - fast. There are so many great benefits to living here, and it’s well on its way to becoming a place that you’ll wish you bought into sooner. You know what I’m talking about - think Brunswick, think St Kilda, think Footscray.

Food is a massive reason to fall in love with St Albans. When it comes to groceries, you’ll find everything you need at a great price at Big Sam’s Market, KFL, the local IGA and Woolworths and heaps of other local stores. There are so many cuisines to sample at local restaurants, from Vietnamese (Fresh Chilli Deli in St Albans = the best banh mi in Melbourne!) to Indian to Lebanese to Korean to Eastern European.

There’s plenty of parks and green space to stretch your legs and get out of the hustle and bustle of the main street. There’s even a community garden you can get involved in! It’s an affordable place to buy, even today - I challenge you to find better value in a home at the $500-600k mark with fantastic proximity to the hospital, the airport, the city, places to visit such as Brimbank Park and bigger shopping centres such as Highpoint. Awesome place for families to live affordably and quietly while still being able to head out elsewhere with ease. Lots of daycare centres and schools, from cute kindergartens all the way up to Victoria University. Plenty of access to public transport through the new and improved train station and lots of bus connections too. There’s so much investment in St Albans and so much to look forward to in the near future, including an upcoming state-of-the-art aquatic centre with gym facilities.

Don’t get me wrong, St Albans has some lingering problems…quite a bit of dumped rubbish (mattresses. How do people have so many mattresses?). Brimbank Council have been so responsive to our dumped rubbish reports though, and are clearly on board with helping make the area a better place. Everyone needs to contribute in order to create a better community. There’s a lot of promise in St Albans, we just need to work together and have some pride.

Yes, there is the usual main street loitering, public drinking and evidence of drugs on occasion. I would argue though, which main street doesn’t have this, at least sometimes? But it’s an older crowd and you can see that St Albans is truly changing around them. For example, even during COVID, the Alfrieda Street Civic Plaza was freshly redeveloped with a new layout of benches and plants. The old scene isn’t going to last, and it’s more than balanced out by young families and friendly locals doing their thing. Overall, we love living in St Albans and look forward to seeing it continue to grow and evolve.

Huge wide streets and blocks that are great for subdivision. Old houses disheartening fast with lovely new townhouses popping up everywhere. Great new train-station, yummy restaurants, great schools, new upgraded Sunshine hospital 5 minutes away and Keillor Downs Shopping centre 2 minutes drive. The are building a $52 million dollar swimming/sports complex on Taylors Road too. This area has the comfort factor for busy mums and dads that you can shop/schools/trains/buses/freeways/hospitals all only a 5-10min drive away. Also the city is only 30 on the freeway, Altona beach is 25min. Also the airport is only 15-20minutes using the back roads. Best to buy now before you are priced out. Plenty of church's, temples and even has a mosque close by. There is Brimbank Shopping complex, Sunshine, Caroline Springs and Watergardens Shopping centres all only a 5-10 drive. Sunshine is getting really expensive to find a large block now so St.Albans makes a great choice as it's fast moving on the way up. There are trolls here bagging it for drug addicts which is sad for them as they don't ask to be on the streets but for smart people they know they they're harmless and keep to themselves and will eventually be priced out.

Went there to check out a house. Went to the local shopping strip, there were drunks and drug addicts everywhere. It was a Saturday morning and there were men openly drinking stubbies. One guy looked off his head on drugs. Walking down the main street all you can smell is smoke and I saw a lot of obesity. Not a healthy, progressive place. I am sick of people lying on this site, most probably Real Estate agents and investors talking suburbs up for their own ends. I saw with my own eyes what was going on there and it wasnt pretty.

I have been ,living in St Albans for over twenty years. It is an older suburb dating back to the 1800s. Today the suburb is home to people from all over the world giving vibrancy to its restaurants and shops. While the restaurants are not upmarket they offer variety and authenticity at very reasonable prices. The suburb offers numerous amenities minim Ising travel distance to services. I have always experienced the suburb as safe and community minded. There is a plethora of sporting facilities, parks and a brilliant theatre centre that offers a gorgeous space to actors, artists and visitors. The suburb is o only a half hour train trip to the cbd.

I’ve grown up in St. Albans my whole life and living here for the past 16 years plus , I have to say...it hasn’t been the best experience.
Just like any place there are some pros and cons, this place...is mostly cons..!
I’ve seen many crazy things and had many crazy things happen to me..it’s generally safe I guess but also dangerous at the same time.
This suburb has bad people so don’t hang out with the wrong crowd and end up doing stupid shit.
If you’re young 14- mid 20s and like to go out you are likely going to run into some thugs. (Black and islanders) mostly at the train station.
There are many wannabe gangs copying America because of social media and music.
They terrorise the youth and young adults.
They rob, bash, bully, everything you can think of...and the police and community isn’t doing much to help.
Some people are racist to dark skins , Asians and Indians.
There are also many junkies and homeless people shooting up and throwing needles everywhere including the park, alleyways, toilets, public grounds...it’s disgusting!
Many drug dealers are around and aren’t hard to find...just shows how much of a bad place this is!
The cons are close public transport access.
To elaborate, where ever you live in St. Albans you will always find a bus stop nearby that will take you to the train.
Also some restaurants are decent, I guess.
It’s pretty close to the cbd and many shops and public transport makes it easy to access if you don’t have a car.
There is watergardens Shopping Centre which is approx 5 min by train, highpoint shopping centre, Keilor downs, brimbank ect
There are gyms nearby aswell if you’re into fitness there’s sunshine gym on Wright street, anytime fitness which is pricey, derrimut gym ect ect
Overall, St. Albans is still a developing place and if you’re planning to live here, make sure you are aware of the crime and be safe..don’t go out too late and go out with a group of friends. If you’re a girl be extra safe as there are many sexual assaults and harassment that goes around here.

Centre of St Albans it's filled with a large range of choices of restaurants; bakeries; cafes. Close to public transport. Very convenient as you have everything at your finger tip.

St Albans has lots to offer its residents including a modern train station, small shopping centre with all the essentials, great cafes/restaurants, big parks and an all round safe friendly environment.

You dont have to pay premium for property especially big blocks. It's a popular area for investors, with the new zoning upgrades closer to main road west, so the prices have tend to shift on the other end of 600+ lately but still affordable.

St Albans is an all round quality suburb offering good infrastructure, multi cultured people, great schools, all within 25-30 minutes drive to Melbourne's CBD.

Fantastic established high street with all amenities. Excellent schools - both private & public with some ranked in the top VCE schools of the state. Less than 20 km from CBD, 15 km from Airport. Travel to CBD via ring rd or Ballarat rd in roughly 35 minutes during peak hours, 15 mins to airport - better than most affordable suburbs in east and south east ! Great executive lifestyle on large block of lands, build all you want with the zone upgrade, without the Toorak price tags. There are still plenty of growth opportunities, it only going to go one way from here.

Close to everything - schools, plazas, CBD, freeways and airport. Good little pocket, esp in east. Period homes well maintained & leafy streets, also town houses aplenty. Good neighbors who look out for each other and excellent public transport. Brimbank Council is making some good announcements, starting with the total makeover of the train station.. If developments like these keep coming at a solid pace, plus the newly established growth zone in the town center with apartments and new shopping redevelopment, St Albans will continue to develop as a suburb. Convenience in public transport is what sets this suburb apart from many, you have 3 stations covering the range of the suburb, Albion, St Albans and Keilor Plains station, reachable 5 mins drive from across the suburb. For schools you have plenty to choose, from the very best St Paul's school to Sacred heart and St Albans meadows for primary and St Albans public school for secondary.

We bought about 2 years back and now the appreciation is close to double, with the way the suburb is developing I won't b surprised if the blocks here are sold 800+ in the bear future.

We just bought a property in St Albans recently.
The majority of people who live in St. Albans are lovely. A lot of young couples with families are moving into the area, older homes being knocked down and townhouses being built in this place. Plus its now recognized as a growth zone, and the prices are sky rocketing, especially closer to the fully renovated station. Go to the east part, which is the nicer area, you will find large blocks of land, and which comes in the best school zone.

St Albans is quite close to the city (35 mins on road, peak (45 mins) or about 30 mins on the train). 15 mins drive to the airport, for who are in a travelling job this is very convenient. Also easy access to the West and North via Western Ring Rd.

Nice variety of take out food (quality pizza, vietnamese, etc) and very close to watergardens & highpoint for all big shopping needs. Also has Coles, Woolworths, fresh fruit & veg, butchers.

Our decision was to buy in the north - termed the gold mine, but a drive around this suburb made us change our decisions straight away. Very practical and affordable. From a happy buyer.

The houses are reasonably affordable for the proximity to the city and the land sizes are very generous, the suburb is very sketchy.

We bought our first house in St Albans last year after renting for many years in Yarraville. We decided on St Albans because of the closeness to the city and many transport options. We bought a nice big house with 1970s character on a nice big block, something we couldn't have if we bought in the new estates.

What we love is the amount of amazing amenities around us. We have a toddler and can easily walk with the pram to St Albans library, train station, Sam's market and the AWESOME Alice's playground. We are very close to 2 excellent primary schools and near St Albans Secondary College which is one of the top ten public high schools in Melbourne. We can also walk to Keilor Shopping Centre which has everything you need and which is next to a skate park, awesome playground and Lesiure Centre and swimming pool. Our son goes to an outstanding day care which has recently been reviewed by the Govt as Exceeding all National Standards.

St Albans has amazing Vietnamese Restaurants and a rich vibrant colour. There is always something going on and happening. There are food options/restaurants galore including coffee shops. Currently the train station is being rebuilt so that the trains will be underground to ease traffic congestion.

There are some negatives. Many houses are in need of full renovations or knock down. If you are willing to renovate, you will make a lot of money. Slowly you will see many houses being knocked down for town houses as this has already begun happening around the area. Our part of St Albans (East) is made up of mostly pensioners. They have been welcoming and lovely to us, however we would like more families. We believe this will change in the near future.

If you want a nice house, on a big block and in a great location. St Albans is the place. We are right off the Western Ring Rd and Calder Freeway!

I have lived in St. Albans for two years now and I currently am looking to move as I just had a baby. I don't want to bring her up in this area. It is predominantly Asian and lower class people in this area. All the shops don't appeal to me as they are all Asian so it's hard to even go to the shops and have a coffee. The streets are dirty the houses are old even the local Safeway is horrible. Mum and I have had many problems down at Safeway with random crazy people causing problems. The Main Street alfrieda is a nightmare to drive down. The only positive is the close proximity to the city. I have loved that and it's a short train ride to the city. Having said that there is a lot of works going on on the sunbury line so often during school holidays you have to catch a bus and a train to get to the city and it's a massive drainer. It's a great place for Vietnamese people but if you're looking to raise a family in a clean and safe area I would go up the road to keilor or deer park

This is a very convenient place to live with great public transport options. With the extension of train line to Sunbury there is much more trains in the peak time to city. Cost of living is low and houses are relatively affordable. The central area of St. Albans is not very pleasant. There are drug addicts and drunks that hang around near the station. PSO's have cleaned up the station at night but problem remains. I would happily live here as a single man but would not be letting my girlfriend walk at night. Traffic around the railway crossing can be terrible and I tend to avoid driving through there at peak time whenever possible.

I moved to St Albans for almost 3 years. The first impression that I had, it was public tranportation. There were three bus lines around my house. I only just walked for 5 mins to get there or I could walk to train station within 20 mins at noon and not rush. I found that it was very easy and convienient to travel between city and St Albans. I usually travelled at noon and sometime at night by train. However, I thought the St Albans station at night looked fine with spot lights and security guard from metro. I never had problem travelling at night, it might be because I live on the main street? Also, I found that there were a lots of good commercial buildings around St Albans such as shops, markets, fitnesses, and etc. People were nice and friendly. I never got any discriminations either physical and mental.

I have read some websites that said St Albans is not safe. Personally, I heard some negative news about it but it always happens where isolated and quited. Thus, I think it is not about where you live but it is what you do. I used to live where is closed to main street and a lot neighours and near public buildings such as childcare or school. I often hear and see policemen drive around here at noon and night. This makes me feel much more better. However, there are some motorcycles racing on the street but it was a year ago and now I never hear that again.

Finally, I would rate St Albans as convienienct, accessible, affordable, and peaceful. On the others hand, I perhaps concern about its safety because I heard the noise from venicle racing several times. If there is a police station in this suburb I would get St Albans off from the black list in term of safety. Over all, I satisfy to live here and looking forward in next several years for possitive changes.

I have lived n St Albans for 3 years now. Good accessibility to key facilities like Transport, school etc. Has good shopping precinct within 10 minutes driving distance. Is a suburb to watch in the next 5-8 years. Gentrification happening in St Albans and surrounding suburbs.

St Albans has good schools, libraries, parks, sport grounds, gyms, medical facilities, good restaurants, many shopping districts, and all within walking distance to public transports. Its location is only 16km from CBD.

I have moved into Kings Park about 3 months ago, dont know what all the fuss is about, my experience till date has been great!! Quite peaceful, good public transport, wide roads , schools, restaurant and sports bar, shopping centres as far as i am concerned ticks all the boxes. Neighbours are great, mostly young working families and lots of parks for young kids to play around. Come have a look yourself!!

I moved here some 4 years ago, and am close to Taylor's rd towards delahey area.Option of walking
to Keilor plains train station or driving to St Albans train station where there is plenty of
parking space up untill 10.am.This is a old area but the area around this suburb has developed with new estates in caroline springs to
the left, delahey area, watergardens and cairnlea to the south. Atleast 4 shopping mall options
within 4 kms radius and a affordable and variety of veggie shopping options in St Albans market.
Lot of chemists and a couple of late night pharmacy options in St Albans, close to main rd east.
There are a variety of public and private schools, where Kings park Primary is the best amongst the public ones, and Gilson college for private. It is only 23 kms from the Melbourne CBD.
Only negative is if your house is located in a corner which is common for young kids to get their cars and do a burnout, But burnouts are a common problem in all
of the Western suburbs, even the affluent ones.
Overall I would rate this suburb as good for first home buyers and investors. My house value has grown in value by 50% in last four years.

This is worst place in Melbourne. Loud and noisy neighbors, crazy drivers, stupid roundabout on Taylors road. I will remove from here as soon as possible. We made a wrong decision. No post, no chemist, nothing, only expensive IGA supermarket and couple of cafe shops. Especially not suitable for young children. This suburb don't have potential for developing.

Close to everything...2 freeways to access city not to mention other roads..close to airport...my property has doubled in 4 years.

Kings park is an older suburb with many rundown houses.
If only the area was a Kings Park, that would be great, the area is more like the stable yards.
The area has had a bad reputation for illegal dealings and an area you would'nt want to
be walking at night. There is realy not much of anything there apart from the usual local shop and school. I guess the streets are designed in the old style of being wider and creating the impression of space which is just about the only good thing for the area. The houses are of a more affordable areas with a big muticultral mix of people. Unfortunatelly for me it's always been seen as a rough and dark area.

St Albans is now the Old Footscray.
It will take times to get in a good shape, therefore you are thinking about long term investment then it is a very affordable place to do so.
my property has risen 45% within 3 years.

Don't have many good things to say about Kings Park from what I've heard and seen except it has great public transport! Lots of noisy cars, rude people (lack basic manners), busy taylors road, not great neighbours (blocking drive ways etc) not many resturants, burnouts regulary. When I've been in the area to visit my friend haven't enjoyed my experience at all.

Good affordable area to live in. We have a few friends that live in the area and they like it. Good shops. Multicultural suburb
