"A Good Suburb & Affordable Houses"
I lived in Sydney I can’t buy a house, I bought a house in Armadale and this is one of the best decisions I have ever made.

I moved to Armadale 2 years ago, I am working in Perth CBD.
Before moving to Armadale, I read lots of negative comments about the suburb, I felt really scared and didn’t want to live in the area. However, Armadale is much better than I thought, we have a good community here and there are lots of shops, schools, medical,… it’s really convenient, I takes 30 minutes to drive to airport and 40 minutes to CBD.
The house prices in Armadale actually reflects that, it increases significantly by 78% in 12 months, that’s amazing!
I lived in NZ before moving to WA, I rented an apartment in North Shore Auckland, it’s really expensive and old. It’s considered as a good suburb in Auckland but it is actually worse than Armadale WA, crime rate is high, people don’t have money because they pay most of their income for mortgage, houses prices are super high like 1.5 million nzd. Small business owners are struggling, homelessness is a big problem,…
I can tell you Armadale is much better and houses are still much much cheaper and better quality than houses in Auckland NZ. Armadale is a great place for young people, families and also safe for kids and women.

"Get in fast"
Everything comes to an end eventually and looks Armadales reputation is on a Change for the better. Many new families are flooding inn. 1st home buyers, people wanting the larger blocks to add sheds on etc, and a backyard for the children seens to be one of the attractions. Also the older homes are more solid and just need love and sometimes an extension to be perfect, unlike cheap new builds these days. Its locations to city airports have also made it desirable!! new public transport and the mass changes for the better that’s happening. Kelmscott is the next suburb and is also on change rapidly. The townships both are just craving new businesses to facilitate the growing areas. Worth a look for living and business starting and growing

"44 Years of living & working in Armadale"
I have lived and worked in Armadale for 44 years (yep born and bred) and have watched the city go from strength to strength with millions of dollars being spent on upgrading transport networks, shopping precincts, recreation and more.
The area is well located only 28kms from Perth, surrounded by the beautiful hills and is expanding East at a rapid rate making it one of the biggest Cites in Perth.
We have 2 major shopping centres, loads of parks, sporting clubs and a huge range of public and private schools.
Sure, it gets a bad wrap from the media because anything bad that happens in surrounding suburbs gets reported as the offender appeared in “Armadale Court” or if it happened on the trainline its “the Armadale Train line” when in fact it wasn’t in Armadale at all. I’m not saying Armadale is perfect as there are a few pockets that may be less than desirable and yes like many other suburbs we do have some crime, but its rapidly changing for the better.
Have a chat with the vast majority of locals that have lived here for years and we love it!
"Don’t live in armadale"
I had to evacuate my daughter late at night, from a house we purchased for her, due to constant foul mouth abuse and threats from her neighbour. The police were like ‘we can’t do anything without proof’. I would not recommend anyone to live in Armadale. Constant verbal arguments heard from down the street, police sirens, unsafe for single females. "Just 40 minutes to the City"
Armadale is a great historic suburb with lots to offer. The shopping centres have just about everything you need. There are always improvements being made. The new Aquatic centre is amazing, you have the champion lakes regatta, 26 primary schools, 12 secondary schools and 3 libraries in the City of Armadale. There are so many lovely older homes with many fruit trees, new builds in newer development areas just 5 minutes from the City Centre. Cheap and affordable living.

"Legacy! It has a bad reputation, mainly from the commission areas that no longer exist."
I have live here 20 years this time around, having lived south of Sydney, and in Melbourne. The council is very progressive, and much has been done in recent years to improve the area, with lots of improved playgrounds, pavements, trees etc. I live in a small cul de sac, and it is quite normal. House prices are very low at the moment, so it would be great value, but just interview neighbours in any street before buying. You can pick up houses under $250K, and be close to schools, trains and buses.
Think that reputation is on a change seems a buying spot due to locations to cities airports etc, people in Perth seem now to want bigger block and older home to renovate add the large shed on etc homes prices are rising fast with many 1st home buyers moving in, families from eastern states. So many homes been renovated and brought back to life which also is raising the value of the area great to see
"A cheap terrible area with lots of crime"
I have worked in Armadale for over a year and would never recommend anyone to live here the people are rude, fights are always breaking out, vandalism everywhere, constant roberys, and dodgy people always looking to start trouble.

Lived here. Had 3 break -ins in 8 months. Not recommended for families.

Oofff Little John Road is rough. We had two within 8 months on Fifth rd (next to the church before the units were built).

I hate it when someone says don't go to armadale its a horrible place because its not true i have lived in armadale for a little over 10 years now and had to move recently to a new house and all i cared about was that the house was still in armadale so don't listen to the negativity said about armadale i couldn't dream of living anywhere else.

"Armadale Is GREAT!!"
I'm sick and tired of people talking absolute poorly about Armadale! You can say I've been almost everywhere in WA and NOTHING compares to Armadale.. At first I used to live up North in Sterling but then decided to live down south closer to my friends and school. I live in Armadale for about 4 years and loved and moved to a newer house in Seville Grove (which is basically Armadale). What's there Not to love. You have all these new major Shopping areas (OPEN 7 DAYS A WEEK TILL 9PM!! 5pm on Sat and Sun), schools, medical facilities. And now new houses and MOREEEEE! People here are nice (Well most of them anyway). Those who live in Armadale and talking nonsense! You should be thankful where you live! If you dont like your neigbourhood, then move or stop blaming the whole suburb!!!

"Unjustified reputation"
As some one that has lived in many many places in WA from Tom Price to Mandurah and in between. The reasons why I purchased a house in the area are. Wanted a house on real block of land close to services schools cafes medical and transport. I'm very happy with the area.

"Great place to live."
Being a young family we had a small budget for our home so we bought a nice place in armadale. We heard all the rumours about armadale but as we have been living here for close on three years i can honestly say that they are all untrue, and you need to experience armadale for yourself to be able to judge it. There's lots of shopping, great cafes, friendly people. Great parks and gardens to take your kids. Great eating. There's nothing bad that i can say about it. I feel we live on a great street. And it's great driving home looking at the hills.

Been living in Armadale for three years and have not had one single trouble whilst living here. I cannot believe the constant ramblings from people trashing Armadale...Obviously they have never been or they have had a one off incident, incidents occur in every suburb! Armadale has come along way from what it used to be with the development of the shopping centre and the lovely parks such as Minnawarra. There is plenty to do throughout the year with activities like the Highland Gathering, Strongman contest etc. Since moving to Armadale I have shown many of my friends and family just how wonderful Armadale is and they are all quite gob smacked how nice it is and how untrue all the rumours are. I think these reviews are actually a terrible idea as unfortunately it will deter people from Armadale without even giving it a look, I saw one person's review saying that they were shot at! What a load of absolute rubbish.
Please do not judge a book by its cover and discover the true Armadale for your self.

Before you follow this advice, compare crime statistics for Armadale, and search Armadale on news websites, such as Armadale and words like arrested, stabbed, robbed, drugs, assaulted, etc., and you'll be in the know...
"You get what you pay for"
Armadale has come a long way in the last 5 years. New shops, new train station, more new shops. However its still really far from the city, the train system in Perth isnt that great so you will be hanging around the train station, hoping you dont get mugged. If you love great food, then dont bother going to Armadale or any other suburb within a 15 min distance. The choices in food range from wok in a box, hans cafe and lots of fast food. The Manse is the only good quaility place, but its too fine dining for a regular week day. If you are young, work close to the city and enjoy going out, then dont move to Armadale.

"A good place to start for a first home buyer"
I moved into Armadale in April 2011, and as a first home buyer it was something that I could afford. I live in a good part of armadale, and it is reasonably quite and it is fairly safe where I live. Close to the train, and shops... with 7 day a week trading! Good place to start out... shame the property prices don't increase that much! Eating out is average in the area, not many places to go that are decent enough.... And there are issues with anti social behaviour and the local parks are nothing to write home about

"I wouldn't consider Armadale as my PPOR but for investment ........OK"
We have been looking for investment property in Armadale for last 10-12 months. Price has gone up in last 4-5 months. Rent return is good and property prices are low compare to Willetton, Riverton, Parkwood, and other GOOD suburbs.
It is a rough area, you can see vandalism and tagging on fences and walls. I want to buy at least one property in Armadale. Prices will definitely GO up.

"Great community spirit and ideal for families."
Armadale is an outer suburb of Perth and is only 28 kms from the CBD of Perth. Many people commute to the city for work using a very good public transport system of rail and bus lines as well as driving in private vehicles. Depending on the type of work you do there are also many employment opportunities in Armadale itself as the area is large and continues strong growth. Armadale has many sporting venues including an aquatic centre, playing fields for most sports, an indoor recreation centre with gym, and courts for netball basketball etc. There is a BMX track located nearby as well as a skate park. There are numerous clubs and associations operating in the area. Armadale is a very family orientated area and there are lots of parks and reserves for family picnics and BBQ’s with children’s play areas. There are Pre primary, primary and secondary state and private schools in this area and Armadale is serviced by the Armadale –Kelmscott Memorial Hospital and there are several medical centres. Home prices have risen and are now quite expensive. Rental market is stable and prices are higher than one would expect. Plenty of shopping available with large centre with supermarkets variety stores boutique and specialty stores.

You conveniently leave out the negatives... anyone leaving out crime, violence and drugs with respect to Armadale isn't giving a balanced review
