Davoren Park, SA 5113

A beautiful place if more owner occupiers living here as it will not trash the property. I bought my house in Davoren last 2020, on my first day some one throw a rubbish in my backyard. During renovation, I received a hate/ death look and a non stop barking dogs in concert. Sounds cruelty but it was fun for them. One of the issue here is the long term tenants that neglecting the property, they are worse than people living in housing trust / community housing. These bogans are transforming their children to a racist monster, with no respect to offend others , a young hooligan as young as 8 years old. Old timer tenants are territorial they called themselves it's their neighbourhood. New comer will experienced some sort of nastiness, that's the way they introduce themselves. Their grass lawn usually reached the windows or level to the fence before cutting it. I hope their place should be inspected by the agent every change of season to motivate them to clean their yard, not once a year. Their rent should be increase to compensate the headache. If they can't afford to pay the rent these tenants will go elsewhere that will break their unity and territory. Imagine, where they can find a property with 3 to 4 bedrooms, veranda with reasonable backyard that can park their cars, caravan for extended family to live, also a locked up storage /garage. A normal old brick houses in Davoren, but who cares if it is old? it's got more space even the duplex. Aside from that Plenty of bus stops, train line to the city, etc.. To consider , long term tenants are paying cheap rent, it's a bargain. On this pandemic rental shortage, decent tenants with stable income are easy to find.

Well done for investing . Although Im not exactly against investing into davoren Park. The big difference you have ignored in your comparison to Redfern NSW , is that Redfern is 3km from Sydney CBD. Whereas davoren Park is 40km from adelaide CBD. That is a astronomical difference. Thats like saying Unley / Mile End / Kensington 20 years ago . Like I said , well done for investing, you should make some decent money in the long term future , but I wouldnt be expecting red fern type of money, proximity to the city is enormous in real estate. Location location location .

Hi, my opinion hasn't changed as Daveron Park reputation has not changed. Its commonly known as the one of the worst suburbs in adelaide, if a Victorian was to ask a SA person what suburb to avoid in Adelaide , Davoren Park would be one of the top 3 responses. With that reputation comes low house prices, however try rent that house out to trustworthy regular payers who will treat your property with respect. If your looking to invest in the Northern suburbs why not look at Ingle Farm, Salisbury East,
Valley View, Para Hills even Paralowie. These suburbs aren't your top shelf areas but are miles ahead of "Davvo" and you'll have less issues with tenants, you could also move further out to the new developing areas like Andrews farm and Craigmore. Much safer and better reputation on the market. Daveron Park has a horribly tarnished name for which people won't even consider come resale or searching renters. Each to there own , but that's my honest opinion hope I've helped in any small way.

Depending of course, on your budget, perhaps you should look elsewhere. The more you pay, the better your investment. Look more at the growth areas like Mt Barker. But if you really want to invest in the cheap suburbs in the north, look at the best locations and close to the valued facilities. Julian has some great ideas.
Davoren Park, irrespecive if how some blindly defend it as a gentrified haven, is well-known as the worst suburb in Adelaide and probably worse than most in Australia. It is where most violent crimes originate and for crimes commited elsewhere, the perpetrator is often from Davoren Park area.
Its investment value is very limited.

Going broke? Mate the state isn't even in debt, there as actually in a lot better position financially than other states are.

No,we SA is well over 6 billion dollars in debt. Go online and read the state budget finances before making uninformed comments. Makes you look a bit silly mate.

6 billion on 80 billion revenue is ok. Eventually the government gets a big cut of the revenue. The velocity of money in Australia is about 6 so every 8 weeks every dollar in circulation has 10% GST removed to federal gov. who then pass this onto state gov.

Woops I meant GDP not revenue but you can think of the state as a business because 10% GST is applied to the money in circulation so often.

Half hour from adelaide CBD ? Not sure how far over the speed limit your travelling but its a minimum 45 minute drive at the best of times. During peak times your looking at approx 1 hour. And in no way shape or form is this suburb desirable at all. Its a well known fact across this city that Davoren Park is really struggling, and is probably the worst for crime and unemployment in all of adelaide. I dont hate Davoren Park , I have friends who live near by and as a tradesman Ive worked in the area multiple times , I truly hope the area can pick up abit and be more family friendly, but for now and the foreseeable future its not looking bright.

New businesses have opened up in nearby munno para i.e Harvey norman, Woolworths,maccas & not to mention what's happening in Elizabeth cbd so when these businesses open up they do a lot of research into the future of the area they dont dwell on the past

Because having a maccas, woolworths and harvey norman nearby is a good thing, just means there is a higher than average percentage of the local population thats will to incurr debt for entertainment and fast food.

The area is indeed literally a 30 minute drive for the city of even less depending on traffic, literally 10 minutes further down the expressway than Paralowie.

Theres a lot of redevelopment happening in the area, Im currently buying a brand new house in a street thats full of new builds. Its all changing my friend, sure theres still bad eggs but you get those everywhere and most are getting priced out.

Steve please dont lie to yourself . Its an absolute minimum of 30 minutes in the middle of the night with no traffic at the very very least its 40-45 minutes in morning or afternoon traffic (and thats on a good day ) In no way are you getting to the city from Davo in 30 minutes during normal travel hours.
Yes you get bad eggs everywhere I totally agree mate , but Davoren Park is harder to find the good egg as opposed to bad one. The place is a proper dump. Its notoriously recognised as Adelaides worst suburb, even those across the borders know the name of Davoren Park .. and not for good reason. In a recent survey Davoren park had double the amount of total crime than average in the rest of Adelaide and if you live in Davo the statistics say you have a 1 in 6 chance of being a victim of Property Crime .

Buddy I live in Munno Para West which is further from the city and Im 33 minutes to the city centre. Where on earth do you get 45 minutes from? It used to take me 45 minutes to get to Adelaide from Gawler before the expressway was a thing.

But also, theres 1 billion dollars being invested into that area and right now is the perfect time to buy a brand new house, not an old dump, on the western side next to the Eyre estate part way into the rejuvenation project.
