living in North Lakes for 5 years now. when we bought a property 4 years ago we thought housing here is very cheap for what it can offer. after the property boom21-22, everywhere has gone up, however North Lakes was on fire!! it was a great decision we have settled here!

I have lived in North Lakes for over 10 years. Being a master planned suburb, it has grown somewhat over those years.
Seeing a Roo is a rare sight indeed here now.
Prices have risen considerably here mainly due to the facilities/shops. The Primary schools are good however the state high school does not have the best reputation.
Unfortunately this ‘golfing’ suburb has lost its Golf Course leaving just a high density, small block community. Lots of rentals.

"It's getting expensive for a reason"
We bought in North Lakes three years ago, we love it. Only 20 mins to Brisbane Airport, close to the City, great transport options, every convenience is on your doorstep. We can walk to Westfield, Bunnings and so many shopping options are a short drive away. Can't fault it. Some say crime has increased, we have Crimsafe doors and lock our gate, so never had any issues.

North Lakes is a great place to live. The infrastructure is amazing. You will have everything you need close and easily accessible - malls, shopping, IKEA, Bunnings, many eat outs, movie theatre, services, plenty of great parks, bike tracks with beautiful views around the lakes and the green areas. The infrastructure is soo good that it is a pleasure walking or riding around. Reminds about the stylish European cities. Parks are amazing! The people who live here are professionals and families who enjoy the place. It is safe, close to the airport and to the highway. Pleasant and short train-ride to the CBD. Only 20 minutes to the beach at Redcliff or 40 minutes to the great choice of beaches on the amazing Sunshine Coast, avoiding the city traffic. I love the area!

"Perfect family friendly suburb!"
North Lakes is great place for a family, I could not imagine raising my children anywhere else. Its family friendly, plenty of parks, a huge range of shops a Westfield with Ikea and movie theatre, very well presented and maintained suburb!

"Nothing is too far away"
I only briefly lived here in between moves but I did enjoy being able to drive in either direction to something close by - Westfield of course is now an amazing centre with everything you want. Redcliffe beaches aren't far away. I'm not really needing to go into the city but it is just a 35 minute or so drive so that is a nice drawcard. Obviously its drawbacks are traffic, Anzac Ave & Bruce Highway can be terribly busy at times, so getting to said places can be a little bit of a headache.

Dont bother with directions, use a GPS. Ubiquitous round abouts and cookie cutter housing jam packed with very narrow streets, claustraphobic.
"it's ok if you like shopping"
I have lived in North Lakes about 6 years and it has developed a lot in that time. Everything is here. Big Westfield and lots and lots of shops, swimming schools and pools, library, good schools and daycares and there are nice walking tracks. it's very suburban. There's a lake which i find ok, not amazingly beautiful. I personally prefer the beach. It's a good area for families. It depends what you want in life. For me personally, it's a big shopping centre. Not much else to do than head to Westfield or Bunnings or take a stroll around the lake. Sure Redcliffe is near, which id ok, but definitely not amazing. Of course you can drive to the sunny coast too. If you like the CBD you can take the train easily from Mango Hill train station. I'd rather live somewhere else so moving but I'm not saying it's terrible. I think some people love it, some like myself want a more meaningful life experience. Bye North Lakes.

"Green, quiet spots with a community feel"
Firstly, I have lived in North Lakes for 4 years and have seen some changes over time.. Its important that you know that North Lakes was a master planned Stockland community and for that reason has a whole lot more than most suburbs that have just been mish mashed together over time by developers.
How its changed:
Maintenance of the boulevards, signs, roads etc has gone a little downward since stockland handed back the responsibility to the Moreton Bay Council but hey certainly still do more for the suburb than you see of others. Things like broken lights in the infrastructure etc don't take priority compared to the amount of green space needing weeding and trimming.
Rental occupancy has increased which means the affordability and variety of houses to choose is ample, attracting all kinds!!!! that's all I will say read into it how you will.
What I love:
The walking paths, maintained boulevards, boardwalks, and parkland and lakes, dog parks, playgrounds etc
Some really lovely maintained streets (some spots much nicer than others) comment below if you would like to know about a specific area.
Close enough to commute to the CBD via train (not bus)
Close enough to drive to the city out of business hours (or early hours of the morning if you plan to go into the CBD)
Everything you need closeby (Westfield North Lakes, Chermside, Hoyts Cinema etc etc COSTCO!!!
What I hate:
When you get dirt bag neighbours who unlike you don't give a rats about the presentation of the property (and therefore affecting the appeal of those around them) - you get them everywhere
Parking can be a hassle when you share your street with others who have multiple cars and no garage or driveway space
The youths tagging graffiti on the estate entrances, park benches and footpaths (of late) but council do come and get rid of it if reported
Bad real estate agents for rentals (just do your research before you apply for a rental) google reviews do help in identifying a particularly bad trend for a few local agents.
Overall, I am very happy living here and will continue for some time.

Mostly positive and the area has a lot of potential. Just needs more community events and employment opportunities. Too much reliance on the shopping centre as a community hub and it's very hard to find professional work within the area (I have to commute to the city for my job).

We have lived and renting at Nicklaus Parade. through Raine and Horne Burpengary.
In 2017 on April it started okay then slowly showing signs of Negativity around.
We feel uninvited as if they make us feel like we have no feelings whatsoever. No respect to one another as if we are not human or something. Its like how dear we kind of thing!
Some kids are fine but there is a particular child which we found a little bit odd. Dark skin colored with his friend who has redhead hair color which constantly roaming around in our property and i our street for some silly reason.
On School holidays kids are everywhere and its normal because Northlakes is where you mostly finds family communities where parents raise or raised their beautiful children that they loved too.
the house is so compact so very close to each other that you can almost hear someone is peeing and putting down the toilets seats. Oh dear Lord! Its almost i feel as if i am renting into a housing commission where everything is loud with no privacy.
You can hear everything talking, sometimes arguing, happy and not happy and laughing atleast there is one positive. ( laughing )
If you are couple been together for 16 years without a child this place not for you.
If you work at night and trying to sleep during the day time not for you either!

Chairs dragging and moving around at the back of the house which is so close to each other. That you can hear it all! All tht motions going on at the back of house which is your main bedroom.
I do understand that raising children are so expensive and we totally understand and respect it with. all with open arms and our hearts.
But i cant help my self, i too get overwhelmed by it. Specially someone like me who is the only child.
When children are bored they get bored and when they are bored. They go crazy and crazy!

I just moved to Sunjoy Pl North Lakes from Kootangal Cr Ferny Hills after 10 years and I cannot stress enough how sooner I wish I had moved here. There are parks and greenery everywhere and it's all maintained daily. It has everything I could ever possibly need with the Westfield just in town and plethora of other big names. I was worried after leaving my job that there would be less work to choose from here but with all of the local businesses there are lots of jobs available. If you don't wish to work in the city, this is the place to be. Should you require a city job, roads are good straight down to the heart of Brisbane and public transport is very organized and simply a breeze to get through. Have also heard from local Mums that the local schools are by far some of the best around and can confirm as my 7 and 9 year old boys, 14 year old daughter are all smiles. Good school system with friendly staff and zero tolerance for bad behaviour. Absolute dream.

How is the backhousia court north lakes to live?
"Growing city in its own right"
I have been here for 15months now and now building a home on the golf course. It is a great family area that has a diverse range of “localities” although all sit under the north lakes suburb. Yes there is high density pockets and units however these are just part of a well planned diverse community. Reading some reviews I am surprised, I live on an 860m2 block, super quiet and private and the same (better). Where I am building (smaller block though). So if you live in a low cost high density enclave, your experience will be vastly different to mine and is certainly not a fair representation of a suburb with many living density options.
NBN speed is reasonable FTTN but new home will be FTTP. Traffic to city in the morning a pain! Hoping gateway upgrade will assist traffic flow.
Dining options are limited but Laguna development should solve this. North Lakes has a higher average income than Brisbane so business should do well in this area due to the potential of expendable income.
“ Club North”is seen as the premier area of North Lakes but there are other areas of North Lakes that come close to it! These are generally on the golf course or near it. The more you spend, the better options I guess (like anywhere).
North lakes is continuing to grow and will just keep improving so its a great place to live.

North Lakes offers by far the best amenities and services of all suburbs in the Moreton Bay region. It has easy access to the M1 and thus also to the Brisbane Airport and the Sunshine Coast. Commuting 28 Kms to the Brisbane CBD is naturally time-consuming, but not more so than from any other equidistant suburb from the city. The new Mango Hill train station on the Redcliffe line is within an easy 10 to 15 minutes drive from most parts of the suburb and offers a good commuting option for people preferring to go to work by train. North Lakes has the largest Westfield shopping center North of Brisbane, is home to IKEA, Costco, Bunnings and a myriad other retail outlets. All new suburbs take time to develop a character of its own and North Lakes is no exception. It was developed as a model township around a golf course and a few small artificial lakes with an abundance of attractive park areas. It has a great choice of childcare and primary and secondary schools and has become an increasingly attractive option for young families looking for affordable housing options in a safe and green environment. North Lakes is immediately adjacent to Deception Bay and the Redcliffe peninsula, offering easy access to a variety of seaside recreational facilities. There is a wide variety of popular restaurants, but eating out anywhere outside the Brisbane inner suburbs is seldom an inspirational affair. I used to live in North Lakes from late 2016 - 18, just moved to Perth in Feb for university.
Positives: were we lived in one of the rare FTTP places lots of shops like Costco so has some convenience factor.
Negatives:
Most places in North Lakes have awful FTTN internet.
Lots of bogans everywhere. This is a huge downside coming from Sydney (unless you live out West or South West and are used to bogans) stay clear. All you hear is people insulting you if you don't drive a ford or holden near the pubs and teenagers doing burnouts all night.
The houses wow.... there is just no space in between them, they might as well be sold as Villa's or Townhouses (and a lot are but that's a different issue with huge traffic problems that are not or cannot be addressed) because they are joined at the wall either way. You hear EVERYTHING from not only your neighbours but people a few houses down and across the road because it is all boxed in.
Also beware, insurance DOES rate the North Lakes suburb as HIGH crime. (Check the NRMA crime map if you don't believe me)
Also traffic is a NIGHTMARE. I moved from Sydney (from Dee Why on the Northern Beaches) and thought traffic was bad there going into the city, just wow, be prepared to be shocked, I find it worse here. The problem is they have built everything to go along the highway through Chermside etc and it just comes to a standstill, four lanes of standstill traffic and the MAJOR issue is this seems to be almost all throughout the day. Even at lunch time it's just as bad, sometimes worse. It's like people cannot make up their minds when peak hour is.
The problem comes also from lack of public transport, so EVERYONE has to drive. You see the occasional bus, but that's it and they do not even have bus lanes, so almost just adds to the problem.
I feel like the place had potential and I loved it when I first moved here, but quickly found out the major flaws it had other than some convenience factor (like others have said) if you never leave the area.
I agree. It is full of bogans. Just observe the local childcare centres and see who are dropping their offsprings. What they look like. That would be an accurate picture of the suburb.
"Great if you didn't need or want to venture out of the suburb"
I have recently relocated out of NL as the commute to work was taking far too long (I moved to NL from Perth so I did not have local knowledge others may have). I found the suburb fine if you did not have to leave it. It has all the services you need contained within it which is all some need. Fortunately I lived in a street with owner occupiers who were house proud and the streets where not clogged with cars, boats and trailers, whilst I did not know the neighbours, all were quiet and kept to themselves (on a side note my new neighbours introduced themselves on day 2!) I do agree with other comments about being really close to each other you can hear the toilet flush. So if you are not fussed about travel times, particular styles of home and enjoy roundabouts then NL is for you. For everyone else, there are some better options closer to the city. Mobile reception on Optus was terrible (I had drop outs sitting in the same place within the house) and whilst NBN is a welcome addition (I believe there were some ADSL issues), iinet had constant drop outs too.

Big mistake moving to this suburb! The houses are basically so close and cluttered, you might as well be basically sitting your neighbours house..ridiculous! Public transport is horrendous and too far to the city..or anything exciting for that matter. The golf course is not that great..very slow! Moving closer to the city is the best bet. Its like groundhog day, nothing exciting happens and everything looks the same..no culture. Cant wait to leave, lucky we didn't buy! phewww!

There are better suburbs close to CBD. North lakes is good for retirement. There are heaps of suburbs 16KM radius to CBD and accessible via public transport.North Lakes has certain cultural groups and migrants. blocks are small and houses are as exact same size as the property. no much privacy.

Hi can you be more specific as to what cultural groups and migrants there is? We are of a Pacific Islander background and looking into moving to North lakes next year, I wonder if there are any Pacific Islander groups or a mixture of islander nationalities that attend the local state college or high school etc.
North Lakes is as multicultural as anywere else in Brisbane and Brisbane is as Multi-cultural as Melbourne. There weren't less Migrants settled in Brisbane than other Capitals for instance. There is a strong Pacific Islander presence in Moreton Shire as there is in coastal Queensland in general. Kallangur next door I know has a strong Fijian community . Redcliffe has lots of Kiwi's as well as Pacific Islanders also I think Pethik was being racist when he/she was mentioning "certain cultural groups and migrants" So there is at least one racist to avoid.
Sunshine Coast is almost white a few Asians. Brisbane houses look fugly
Moreton Shire isnt the sunshine coast and coastal Queensland itselfe is far from lilly white. It has more Aboriginals ,Most of the T.I.'s, more Indians and definitely at least as many Asians, Pacific Islanders and Kiwi's as the Southern States in General, so Nah! Yes, Brisbane Suburbs are as Ugly in general as Melbourne Suburbs, but North Lakes is Just not one of the ugly ones. North Lakes is not west Chermside and Moreton Shire might be a lot of things but Ugly ( apart from west Kallangur,"O.M.G!, what have they done") is not one of them! You've obviously never been there !

Everything you could posssibly need. Costco, bunnings, Westfield, Myers , IKEA, Kmart , big w, target, rail at mango hill, major bus station. The Xmas fair that is held each year with fireworks is outstanding for families. Many trendy coffee shops and restaurants. Modern cinema complex and not far from Redcliffe. It's also a bit cooler than Brisbane as it experiences the coastal breeZes.

"High density housing"
Houses are packed in so closely that if you have windows open you can hear the neighbours conversation. Streets are so narrow its difficult for visitor parking. High density =high profit for developers....Glut of rentals available due to shabbiness and not clean. High rental area with obvious out of town investors.

"The best place to live!"
I am living here for many years (7+), I love it 100%. My house is holding value very well over the time and sounds like the big investment is happening now and hope my house will provide good return to me in the nearly future.
Good schools for our kids and huge shopping centre (Westfield) is on the door step. Surround by Golf court, plenty of parks, especially HIGH and DRY (No worry about and any flood conditions. :-) ).
It is a safe, nice and quiet suburb to raise your family and enjoy the life. Not far from CBD and has very good facilities. You will not complain a single bit.

I have really disliked living in North Lakes - more so than anywhere else I have lived before! The place is charmless, characterless with street after street that looks identical. There is nothing within walking distance - and there are so many roundabouts! There is a claustrophobic feeling about the place and there is no sense of community whatsoever. I would recommend to anyone to think twice before moving here - I liken it to a prison. I breathe a sigh of relief when I drive out of North Lakes and my heart sinks when I return. Yuck. Bad bad move!
Somewhere between Ricky and Smorgasboard, DOWNSIDE: we are empty nestors, hard to get out of the place, difficult trip into Brisbane CBD in peak hour, very poor parking at closest railway station Petrie, $30 in a taxi if choose to leave car at home. Local bus but last bus home is 4.55pm Sat & Sunday. If you miss it you have a long walk home, not best option if you are a lady on her own I would imagine. Yes a bit soul less. For us not sense of community either we have found POSITIVES: If you worked nearby, on that note, lots of big companies are building warehouses at North Lakes, Costco, Office Works, IKEA, Bunnings. If you had kids at local schools, and had social connections there, I can see it would be a lovely place to raise your kids, very safe place to live, many lovely parks, plus a man made lake to walk or cycle around or picnic by - 20 minute drive back to Redcliffe/nicest beach. We will move back to the beach we have decided
Interesting. I wrote that comment almost exactly a year ago to the day before we moved out of North Lakes. I've now had a year living on the Redcliffe Peninsula and there is no comparison - it's lovely to be by the sea and meet nice friendly people. It's good to have North Lakes nearby as a place to shop but to live? No way!

Add a comment... I've just moved to North Lakes from Sydney and is a really nice place to live. I'm in the process of building a fantastic house on a 640 sqm block, backing onto the golf course for only $1.1 mil....in Sydney it would be three times the price !
It's become a nice established area with tree lined streets, parks, lakes, cycle tracks and the beautiful Sunshine Coast mountains and beaches are a pleasant short drive away up the freeway. You have Westfield Shopping centre, along with a multitude of other shopping areas, including largest Bunnings in Southern Hemisphere and Cosco etc etc. Good new schools. Train station to Brisbane city opens up next year and it's either a 50 min drive during peak hour or 35 min out of peak to the city. It's a middle class area with in general nice neighbours. Redcliffe ocean front is 15/20 min drive and is quite pleasant - Redcliffe in general is a working class area and certainly not a place you'd want to live in (old houses and rough people), but is well away from North Lakes so not a problem.
Hi LeighC, Glad to hear you are happy you have found North Lakes, I am sure it is an improvement to similar developments in Sydney which would be even further away from the city etc and we always felt safe there and with the new train coming it should also be an improvement. I think it is simply a case of different courses for different horses. We have ended up now living at the water on Brisbane's south bayside and are happier here. Personally we like an eclectic mix of people and we found, when we lived at Redcliffe, there was no more crime in Redcliffe, than any other place, I think you have to live there to know that and not listen to the usual "people putting other areas down" syndrome when they have not even lived there. Some people like new areas/developments and others like older areas, just as some people prefer to be at the beach. Wish you the best with you new life at North Lakes.
Hi guys, I am currently looking at moving to qld (preferably North of Brisbane) from nsw (blue mountains/central western area) within the next 12 months.. I have read a lot of different reviews both good and bad about the north lakes area.. I am looking to move to an area that would be ideal for a young family (safe for my children to roam about). I am in the construction industry and my partner would like to open a hair salon, we would like to find somewhere close to shops, restaurants and beaches but also not to far away from a fresh water lake/dam in which we can still go water skiing.. Look forward to hearing some suggestions. Thanks..

We are from Sydney and we moved a week ago from St George. We like the area. We have a young daughter. The area is a little far out but affordable for young families. Go for it!
no good schools, the place may be good for a handyman. long distance to CBD. I don't recommend North Lakes. Good for stock land and property builder. bad for people.
What types of people live in north lakes? Currently living in eastern suburbs in Sydney but looking to move to Brisbane or nearby....
Want an area with all amenities, parks, good schools, safe and happy young families with good vibes!
North lakes looks great on paper but haven't visited yet so it's hard to know what kind of feel the area has.

Hi RosieV, this comment is very late and you may have moved already, but I would compare NL to some of the newer housing developments out near Rouse Hill, Kellyville, Glenmore Park, Harrington Park. It is a world away from the Eastern suburbs of Sydney - and I grew up in Newtown in the 80s and 90s!
Decided to move to Australia in 2011 with my family fully qualified carpenter and a degree in construction management , could not get a job, cost of living really expensive, Australians an unwelcoming nation and very unhelpful, rented an house in little England ie North lakes rent was extortionate, The worst experience of me and my family's life couldn't wait to get back home to a normal life, if there any expats inAustralia go home, like wise if you are considering moving there dont, its not for social free living people strange way of life strange people rip off nation .
