Great location with massive upside potential; this could be a 1 Million 4 bed house location within the next year, with all the infrastructure being built.

"Why We Bought in Rokeby, And Why We Love It"

When we bought in Rokeby, Tasmania, we did not just buy a house. We bought into a suburb that feels like it is right on the edge of something big.

From a family point of view, Rokeby makes sense. It is close enough to Hobart to stay connected, but far enough out to still feel like you can breathe. You get more space, a quieter lifestyle, access to beaches, schools, shops, parks, and the eastern shore lifestyle without paying inner-Hobart prices.

From an investor’s point of view, Rokeby is even more interesting.

The suburb has changed massively. What was once seen as an overlooked part of the eastern shore is now becoming one of the more talked-about growth areas around Hobart. New homes, land releases, families moving in, infrastructure pressure, and development interest are all changing the feel of the area.

The numbers tell the story too. Rokeby’s median house price is currently reported around $656,250, with house rents around $550 per week and rental growth of 7.8% over the past 12 months. Four-bedroom homes are showing even stronger performance, with a reported median around $752,500 and 15.9% growth over the past year.

That is why Rokeby feels like a suburb where families and investors are starting to look at it differently. It still has relative affordability compared with many Hobart suburbs, but it also has the ingredients investors look for: family demand, rental demand, land scarcity closer to the city, and future development pressure.

The broader growth story is hard to ignore. Southern Tasmania’s urban growth boundary was expanded by 615 hectares, including land with potential for major new housing development in areas such as Rokeby, Sorell, Brighton and Margate. That kind of planning shift does not happen by accident. It shows Rokeby is part of Hobart’s future housing conversation.

There has also been strong building activity. One property data source reports Rokeby has averaged about 159 new dwelling approvals per year, with 799 homes approved over five financial years from FY21 to FY25. That matters because it shows the suburb is not sitting still. It is growing, changing, and attracting people who want to build a life there.

For us, the best part is that Rokeby still feels real. It is not polished to the point where everyday families are priced out. It still has room to improve, which is exactly what makes it exciting. As a family, we love the lifestyle. As investors, we love the upside.

No suburb is perfect, and smart investors should always look at debt levels, future supply, interest rates, and local rental demand before getting carried away. But Rokeby has something many suburbs wish they had: affordability, location, population growth, new development, and a clear path of transformation.

Buying here feels like getting in before the wider market fully wakes up.

Rokeby is not just changing. It is maturing. And for families and investors who can see the long game, that is where the opportunity is.

"A Hidden Gem"

Rokeby is such a great surprise. The houses are still affordable compared to most of Hobart, and that makes it perfect for families starting out. In the time we’ve been here, we’ve seen the area change a lot—more families moving in, homes being renovated, and a real community feel growing stronger every year.

Neighbours are friendly, the kids have safe spaces to play, and you’re only minutes from beaches, bush tracks, and the city. It’s one of those suburbs people overlook, but honestly, it’s a gem for both families and investors.

"A Gem on Hobart’s Eastern Shore"

When people talk about Rokeby, they often still picture what it was years ago. Living here now, I can honestly say it has become one of the most underrated gems on Hobart’s eastern shore.

As a woman raising a family, what I notice first is the affordability. Compared to other suburbs just a short drive away, Rokeby still offers homes at prices that make sense for young families or first-time buyers. That alone takes so much pressure off when you’re trying to set up a stable future.

But it’s more than just the price tag. The suburb has changed massively in the last few years. There are new families moving in, houses being renovated, and a real sense that the community is building something positive together. My neighbours have been nothing but kind—dropping off baked treats, helping each other out with school pick-ups, and sharing produce from their gardens. That sort of everyday generosity makes you feel safe and welcome.

For the kids, there are plenty of open spaces and parks, and we’re only minutes away from beaches and bushland. It feels like the best of both worlds: quiet and community-minded, but still close enough to Hobart’s CBD for work, school, or a night out.

From an investor’s perspective, Rokeby is the suburb to watch. With affordability, steady growth, and a shift in reputation, it’s only a matter of time before the broader market catches on. But for families like mine, it already feels like we’ve struck gold, living in a supportive, affordable, and growing community.

"Tranquil, Connected, and Underrated – Rokeby Has It All"

My family and I chose Rokeby after seriously considering neighbouring areas like Tranmere, but in the end, it was an easy decision. While Tranmere has the views, it also comes with heavy congestion, constant winds, and a noticeable lack of truly family- and pet-friendly parks. Rokeby offers all the beauty—minus the downsides.

As someone who works from home full-time, peace and functionality are non-negotiable. Rokeby delivers both. It's quiet during work hours, has reliable infrastructure, and is surrounded by green spaces perfect for walking the dog or taking the kids out for a relaxed afternoon. The parks here actually feel lived in—not just landscaped add-ons.

We’re just a stone’s throw from the local IGA, which has been incredibly convenient for daily groceries. No long drives or chaotic car parks—just a quick stop and back home. The area has a calm, grounded feel, yet everything we need is right at our fingertips.

"The Million-Dollar Suburb in the Making"

Rokeby is one of Tasmania’s greatest hidden gems. It offers the same incredible views you’d expect in Tranmere but without the constant wind, congestion, and endless Airbnbs. There’s a peaceful, family-friendly atmosphere here that makes it perfect for both retirees and young families alike.

I love how everything is so close—shops, schools, the city, and some of the best coastal spots in Hobart. As a keen fisherman, being just minutes away from world-class fishing is a dream come true. The community feels safe and grounded, and with new development and infrastructure improvements, the future here is bright.

Rokeby is a perfect example of a suburb on the rise—affordable for now, but it won’t stay that way for long. This is truly a next-generation investment location with million-dollar potential.

"A nice place to live"

After being told about the reputation Rokeby had I was hesitant to move here. However, I’ve been living in the area for a couple of years now and haven’t had an issue. It’s a quiet suburb apart from the motorbikes that ride around. The people in the area aren’t overly neighboury but do keep an eye out for each other.
It is a great location, close to the beach and to the city.

"Better than I expected"

Price for value, and no issue at all since I moved in for 2 years. Enjoying the area and the water view is amazing. Highly recommend for people budget is limited.

"Rokeby is moving in healthy direction."

Rokeby is changing since we moved in 3 years ago. There was a lot property to choose when we looking to buy. But now since it is comparatively 100k cheaper than most of suburb, every property was sold so quickly. Our neighbour also sold her house before the formal Saturday inspections. She was offered cash payment at private inspection. Part Rokeby doesn't have view but I would say it is a place for family.

  • Best Skate Park Statewide
  • Home of International Skakeboard Competition

Not great for

  • 10 minutes drive from the closest shopping centre.

"Changing Reputation"

Rokeby has been attempting to change its reputation over the past couple of decades. The increase in private home ownership has been assisting in reversing its downward trend. Its development of the skate park and the international skateboard competition has sought to give youths another outlet other than crime. The jury is still out though as to whether this community can be turned around.
