"Life in Clarendon Vale"
When we first moved to Clarendon Vale, we were drawn in by how affordable the homes were compared to most other places around Hobart. As a family, that meant we could actually buy a house, not just dream about it, and still have room in our budget for the kids’ needs and everyday living.
Over time, we’ve really noticed how the area has grown into a friendlier, more family-focused suburb. There are more families moving in, more houses being renovated, and the whole street feels more welcoming. Our kids have friends nearby, and they can safely play outside together, which is something we value deeply.

When I first looked at Clarendon Vale, what stood out immediately was how affordable the houses were compared to almost anywhere else around Hobart. For a young family or someone starting out, that’s a huge relief, you can actually get into the market without stretching yourself beyond comfort.
What has surprised me most, though, is how much the area has changed and how quickly it’s grown into a genuinely family-friendly place. Over the last few years, more families have moved in, people are improving their homes, and the whole vibe has shifted. It feels like a suburb on the rise, not just a stop-gap option.
From a personal perspective, the neighbourly side of Clarendon Vale has been one of the nicest surprises. Within weeks of moving in, our neighbours introduced themselves, dropped off homegrown veggies, and even helped us out when we had car trouble one evening. Our kids play safely in the street with the other kids, and we know people are looking out for one another. That kind of everyday kindness makes a place feel like home.
Of course, investors would be silly not to take notice too. With house prices still relatively low and yields strong, the growth potential here is obvious. "From a Local’s View"
I’ve lived in Clarendon Vale for a number of years now, raising my kids here and watching the suburb change and grow. What I appreciate most is the balance between affordability and lifestyle. Families can still buy a decent home without being priced out like in some other Hobart suburbs, and that’s given a lot of people—ourselves included—a real chance to put down roots.
There are plenty of parks and open spaces around, which makes weekends with the kids easy and affordable. The beaches nearby are a bonus, especially in summer when we can head down for a swim or just enjoy the water. Schools and childcare are close by, so the daily run is straightforward, and Hobart is an easy commute when needed.
The community has become more family-focused in recent years, with younger families moving in and improving their homes. It feels like the area is steadily getting better, and you can sense that shift. Of course, like anywhere, there are challenges, but I’ve always felt safe here and my kids have good friends nearby.
If you’re a young family looking for a practical place to start, Clarendon Vale makes a lot of sense. You get space, community, and proximity to the city without breaking the bank. For us, it’s been a positive place to raise a family and enjoy a quieter lifestyle while still staying connected.

"Clarendon Vale – A Family Perspective"
We moved to Clarendon Vale a little while ago with our family and what has really stood out to us is the sense of community. You’ll often see kids playing outside together, families walking their dogs, and neighbours stopping for a chat. It has a relaxed feel that makes it easy to settle in, especially if you’ve got children.
One of the biggest positives is how close everything is. Shops, schools, and parks are all within a short drive, and Hobart isn’t far either, which makes it convenient for work or outings. The beaches and bush tracks nearby give plenty of space for kids to burn energy and for the whole family to enjoy the outdoors together.
Like any suburb, it has its ups and downs, but what we’ve found is that people here look out for each other. There are plenty of young families moving in, giving the area a fresh and positive vibe. Housing is still more affordable compared to many Hobart suburbs, which makes it easier for families to get into the market and build a future here.

"Over priced housing for the location and the worst place I've ever lived in and I've lived in 4 different states"
Over the 3 years I lived in Clarendon Vale, my house was broken into on three separate occasions and each time quite an array of expensive stuff was stolen. My insurance company up'd the cost of my contents insurance each time to which they also stated that due to the high theft and crime rate in Clarendon Vale this is another reason that my policy for insurance is also higher than other places in Hobart. Please do your research before moving into a place full of unemployed, unfriendly, housos.
"Hell"
I lived here for 10 with my family. I have had my car stolen and burnt out. My cars have been smashed in my drive way by my next door neighbor. My boat stolen. My husband bashed. Stubbies pelted at my window where my 5 year old son was looking out. The roads are covered in rubber from burn outs. Even had my house burnt down. That I was buying. My 6 kids couldn't play in there back yard as. Kids would throw rocks at them and mouth off. I have never see anywhere as disguising as this place and I have see most of the mainland.

"A few bad eggs amongst a solid community-orientated suburb"
Obviously, not all residents of Clarendon Vale are bad eggs, however, It's not rare to get the occasional hooning and the casual domestic violence dispute around midnight on weekends. Sometimes these can occur nightly. However, the people over at the neighbourhood centre really make this suburb a community-centred area

"Family friendly"
Regardless of the other posts, I have lived here nearly six years and the only trouble I have ever had is from people who do not live in the suburb. It is very family orientated and nearly everyone knows everyone. Never had a problem with bmx gangs, in fact, most kids get off the footpath if they see someone coming their way. There are more than one way in and out, street maps are great things. We have great internet access as well, and can access from our brought (not stolen) pc's. I have seven neighbours in total, all but one (who is a stay at home mum I think) have jobs. We live here because it is a descent size house and yard and for half of the cost of other suburbs, a great place to start out and for first home buyers. Sure there are some bad people, but you get that in even the best suburbs. I have never had a run in with anyone, people know my children's names, keep an eye out for them and say hello to you even if they don't know you that well. This suburb just needs to be given a chance.

"Clarendon Vale"
At best, if you HAVE to live down there (and I feel sorry for those who have to), mind your own business, and you MIGHT be alright! Otherwise, don't carry personal belongings, expensive things around. Because it is a very good place for high crime rates (muggings, physical/verbal abuse, drug abuse/selling, other recreational underworld dealings).
Hooning, loud music and high crime rates mean you are not going to get peace and quiet down there. So look after yourself, stay safe and secure, because they are a law unto their own down there, as I do not know of any close police stations down there!
Most live on Centrelink benefits, are dole bludgers or are single mothers. Bad place to raise a family. Either that was the way they were brought up or they're just sick in the head. Honestly.
Also keep a very narrow-minded view of things as well. Around 99.99% of the population have been in prison, and the other .01% who have not is because numbers scare people off from even dobbing them in!
In other words...stay away. Any locals reading this would have stolen a PC from somewhere so watch out!
Many get money from drug dealings and selling out as a job. A high amount of underworld dealings go down there, and many crimes are not investigated because some do think they are above the law, and quite possibly are too because of potential retribution as there is a one-in, all-in pack, mob thing!
"Horrible, horrible area"
Personally I think Clarendon vale is great.... for theft and being mugged. Clarendon vale is a suburb you do not want to live in. My best friend lives there and numerous times has been beaten stolen from or scared stiff. It is quite a filthy place and not friendly.

"Dont live here"
If you value your vehicle and or your life it is not recommended to visit or live here, but if it is un-avoidable such as if your are looking for your mothers stolen car then make sure that all doors are locked and windows shut. Make sure that you are always aware of your surroundings as the mini bmx biker gangs have been known to strike at any time, muggings can take place over anything even a bag of hot chips as a friend of mine discovered.

Clarendon Vale has its very bad points and its good points. It realy comes down to what street and neighbours you have. As for being rough it is not as rough as suburbs on the mainland most of the crime is from a number of families in the area who bring there kids up this way. It also has some really great people who live here. I have lived here for over 1 year and have had my house broken into once and my car stolen. I have also seen various cars being set on fire and houses as well. But it really does come down to what street you live on and who lives near you. I would not recommend this suburb for a young family. But a single person or a couple it would be ok the number one rule in this place is you seen no evil or hear no evil. I am also moving out
