"Great location and changing very quickly with lots of new people moving into the area"

Eagleby is a great location to live if you want to be close to both the Brisbane and and the Gold Coast. It's known as the "golden triangle" as it's perfect location for Brisbane, Goldy or inland towards Ipswich. Friendly people around and not as rough - it is changing very quickly with new people moving into the area. Others are being priced out and moving to different locations. Eagleby will soon no longer have the bad stigma attached to it.
If you are into fitness, then a run or walk around the Logan River Parklands is a must. It's great for families. So many things nearby and large shopping malls close aswell. Cleveland area and beach just a short drive away.

"Great suburb"

Eagleby is a great location, it's close to the M1 and in the middle on Gold Coast and Brisbane. It's also a more affordable suburb and good area to live in.

"Great place! Love living here"

Have lived here for years, it's a great place to live. Haven't had any issues and neither has our neighbours who have lived here for 20 plus years. Great investment as houses are reasonably priced and usually come with a good sized section. Used to live in Coomera and Ormeau and the people here are so much more friendly. Great parks for the kids and walks from central Eagleby to the boat ramp and around the park. Has no issues and it's safe heaps of others out walking and families. It's changing quickly and some great changes happening in the area

"Double nope"

Just make sure you do research on which areas are safer in Eagleby. There are quiet areas that are more safe, but troublesome and drug addicted neighbours should be highly expected if you blindly just move there. Expect them to play music so loud that your home vibrates and sounds like a nightclub, from 10pm through to 5am or so. Nice parks around, but can never really go anywhere alone such as a bank or a park. I dunno, I just felt rather unsafe there, during my stay. Home security is a must, as all of my neighbours had been broken into. Expect a snake or two to sneak in aswell and expect lots of dangerously heavy flooding during cyclone seasons. The entire parks near my home were all under water and we could just see the tops of the basketball rings, along with many homes and vehicles - such an eerie sight if you’d never seen it before. It’s a close drive to Hyperdome shopping centre, which is quite lovely, but unfortunately, just not for me and my kids.

"Gem of the south"

Good location and very affordable..but not for much longer as family rush in. Midpoint between Brisbane and Gold Coast, doesnt get any better. Families are rushing to Eagleby and the Coomera Connector will make it even a better suburb. Low socio issues are disappearing fast as middle income professionals move in.

"Underrated Suburb"

A great suburb with an unwarranted stigma. Fantastic for people entering into the property market at an affordable price. Some parts of Eagleby are truly beautiful and picturesque. Perfectly located half way between Brisbane and the Gold Coast for a lifestyle. A great sense of community is also evident.

"Eagleby is a diamond in the rough"

I own a townhouse in Eagleby on Riverhills Road and love the place for convenience and parks. It is 2 minutes off the M1, 9 minutes to Logan Hyperdome, 15 minutes to Dreamworld and 25 minutes to Westfield Helensvale. The entire corridor between Brisbane and Gold Coast is being bought up and Eagleby cannot continue to be over looked. Go down to Ormeau, 9 minutes or Shailer Park, 8 minutes and pay an extra $200,000, nope.

"Quaint suburb with many retirement villages"

My elderly father has lived in Eagleby for 15 years. It is on the lower socio economic spectrum with lots of migrants and retirement villages. It is no longer part of the gold coast. Yes there are some youth issues but I feel quite safe going to the shops, I just wouldn't use an ATM without someone with me. There are buses that run around every 30 mins in peak and every hour after that. For one of the poorer suburbs it has one of the highest council rates I've ever experienced. People will just wonder into your yard if you don't have a fence with a locked gate. And Dad's pawpaws and passionfruit get stolen off the tree/vine regularly. He has had to add extra security in his yard recently due to thefts from his sheds. I am concerned for his welfare but he won't move. I only recommend Eagleby if you have no other options.

"Great return on investment! Quiet area."

I purchased an investment townhouse in December of last year in Eagleby, 5 years old 3bdrm x 2bathrooms with visitors bathroom downstairs. that is positively geared. With a dream tenant that really looks after the property. Excellent value for money ~bought at 220k. I live in NSW and have lived in the North Shore, and now Hills district. What impressed me when viewing the property in the area was the quietness, 93mts away from Police station, primary school directly across the road, closeness to Hyperdome ~10mins or 8.3kms, construction that was happening nearby with the new petrol station (7 eleven with it's retail outlets). And there were other civil roadworks in progress. The distance to Brisbane city via car 31mins or 35kms), distance to Gold Coast 38mins or 47kms. The freeways are very wide heading south, and not bad also from Brisbane. The area where I bought is also very quiet. My friend also has been living in the area for a number of years and has had no issues with neighbours or other. There is also a new connecter to compliment the M1 in planning ~ https://www.tmr.qld.gov.au/Projects/Name/C/Coomera-Connector
Which will give further ease of traffic to Brisbane. For further investment stats ~ https://www.investsmart.com.au/property/qld/4207/eagleby. Also new development has been approved for local Beenleigh Village ~ http://www.yourneighbourhood.com.au/shopping-village-precinct-george-street-beenleigh/

"Nope"

Anyone who's lived in Dandenong or Frankston in VIC, this is worse. Sure, there are many parks for your kids to play at, but they are highly unsafe unless you go with a group of people (I know from experiences). We constantly hear yelling and drug/alcohol fuelled arguments from neighbours. There have been break ins next door. The shopping strips and centres look outdated, dodgy and ghetto like. Even the feel of Eagleby/Beenleigh is ghetto like. It's one of the safer areas in Logan but I don't feel safe here at all, especially with a toddler to look after. Socially speaking, nightlife is non existent. There's not much to do at all. A very quiet and slow paced area. Quite boring.

Great for

  • Leafy green suburb
  • On the way to everywhere in the South East

Not great for

  • Outdated and Unsafe
  • Low class
  • High Crime
  • Eagleby has a stigma from the old days

Did you buy there and do you regret it. Are there any other shops that are modern? I wouldnt expect there to be a nightlife but I am worried about the safety how bad is it?

MariaC

Sorry for the late response but put it this way: I'm taking my little one and we're moving somewhere safer and family friendly. It's a great area for investment possibilities...but not to live, especially with children. This is lower than average class...

MariaC

I must also mention that our drug addicted neighbours randomly threw stones and rocks at our roof whilst my little one was playing outside.
Apparently, they annoy everyone...but they're not the only horrible neighbours. Dont get me wrong, there are lots of lovely people and neighbours, but overall, it is a very slummy area. I took my little one to a well known, large, nearby park with some friends a few weeks ago. We were surrounded by Detectives and Police within minutes, telling us to get our kids away, as there was a dangerous man on the loose - it was on the news.

And to answer your question, it is our own home, not rented...but we're still moving.

MariaC

Sorry, I left out another question. There is a large shopping centre about 10mins away, off the freeway/motorway which is decent, named Hyperdome, with movies, great play areas for the kids etc. There is also Beenleigh Marketplace for groceries. There is a slummy looking complex where IGA is and another complex with Coles, which they're currently trying to renovate and modernise.

alicej2

Hi, we have been living in eagleby for almost 3 years. They said it is as bad as Mt Druitt in Sydney but my family completely disagrees. I have gone out alone or with the kids or with my husband and have never experienced one negative event with anyone. Our neighbours from left to right have become like family to us and always look out for us and our home when we're away. Even one lost dog could make all of us neighbours go driving around just to help in finding. I often leave my doors unlocked too when running errands and got no spare keys to get back in - not one break in. We seriously love our community here and we've made such beautiful memories with the people around us. Cost of living is fair and can get away with tight budgets, based on our own experience in the past during hardships. There is Hyperdome 15mins away, Beenleigh Marketplace 10mins away (train station is also here), and that complex where Coles is that's also about 10mins away is now fully renovated. There is a local shop that has IGA, take away shops, clothing shop, bakery, chemist, salons, medical clinic, petrol station, 7/11, butcher, etc, and it's in Eagleby.

johnj22

I agree. I lived there for 5 year with two little kids. I did not experience anything awful. Granted, it is not the rich suburb, but it's safe enough for young family to live in. The fact the average of the suburb is a few years younger than the national average seems to tell something.

I purchased a nice neat abd tidy home in Eagleby in 2015, I have previously been a real estate agent for 10 years on the southern Gold Coast. I have been pleasantly surprised at the very convenient lifestyle that this location has offered. It has been handy to be positioned between both Brisbane and the Gold Coast with everything you need just a short drive. The people are friendly, sure its certainly a cheaper suburb yet look at what you can get for your money. I have bought and sold real estate in many different suburbs and honestly bad neighbours can be anywhere. I have always felt safe, I like my neighbours and feel that it is a suburb that offers so much For example there is plenty of work in the area. Plenty of Industry, Great public transport, nice parks, childcare centres , schools and many different community organisations.

baruns

I am living in eagleby more than a year now. I have 3 young kids have no issue at all. Nice place to live, we goes to park and shopping complex feel safe. Good and bad everywhere. Lots of people have bad experience in different places too like I had in coomera, if anyone ask me about coomera, i will say it is shit place to live. These short of things depands on every individules, drug / alcohol its everywhere now a days.I know my neighbours and they are nice too, one of them here for last 60 years. They said lots changed last 10 years and now same like other suburbs. It is safe and quite place to live as per our experience.

"Best kept secret in South East Queensland"

I live on the Beenleigh end of Eagleby, about 500m from the M1. For me this is the best place to live in the world. For the past 14 years I have owned a home here and worked in the city. Its a 10 minute walk to Beenleigh Station and a 40 minute run to south bank-at work in under an hour, Its a 5 minute walk to Big W and the Beenleigh market place. I walk past cows in the Agricultural college in the morning - nice. Across the road we have a huge park and skateboard ramp plus boat ramp access to the Albert River. I love Kayaking and regularly train on both the Albert and Logan Rivers. We have a really great fishing pontoon that regularly produces catches of Jewfish, Mangrove Jack, huge bream and of course mud crabs. Like others have mentioned - its a short run by car to the gold coast, Brisbane and up the Logan Motorway to ipswich - its smack bang in the centre of everything.

Great for

  • On the way to everywhere in the South East
  • Leafy green suburb
  • Twin Rivers to explore

Not great for

  • Eagleby has a stigma from the old days

"The mayor of eagleby needs to wake up and take notice."

I bought here 2 years ago after renting for sometime. Its a great little area to live, with Easy reach of Gold coast, Brisbane City and the Redland shire. All about 25-35 mins up or down M1 highway. Its has alot to offer with sporting facility's, shops and general shops and medical centres etc. I like this area very much, but things need to change. Shopping centre needs updating, more petrol stations and maybe a cinema. Its has huge potential to be a mega top place if facilitys and new venues added. The only down side is the local mayor and council need to clean it up and start motioning to get rid of the lower class bad element that live here. Police need more powers and help to get rid of the small percentage of losers that give eagleby a bad stigma. I know personnally that one or two houses in a street can really bring much grief to other house owners. House commission and goverment authority departments need to harden up and get rid of these persons that absolutely wreck, smash and demolish these houses and use them to deal illegal products from. Its not hard to put in a good tenant who really needs the house and will treat it like there own, I know as I have a sister who has resided in house commissioning for many years and really looks after the house and property. Its better to do your research and investigate the person, before just putting them in there, as its the private owners who suffer for many years till finally they wake up and get rid of them. And would it not be more cost effective in the long run. As for this Eagleby is a great place and has and will continue to get better year in and year out. I would also like to say that the police and emergency services are second to none, they are absolutely fantastic and do a exceptional job within our community. Now maybe the council and the mayor of eagleby and beenleigh may wake up and really get behind eagleby community and do something for its excellent community residents. Invest, create and grow our suburb, put a bridge to mt cotton and give us a second way in and out of eagleby.

You'll be waiting a while for the Lord Mayor of Eagleby or Beenleigh to do anything - they don't exist. Eagleby is part of Logan and Pam Parker is our mayor.

Lower class? Just because people are poor does not make them bad people. Quite judgemental there.

MariaC

No one is judging. Its that persons opinion. This area IS lower class.

MariaC

I agree. This place could be wonderful! But having been new to this area overall, my first impressions were not great. Living here for 3 yrs, I've decided to move somehwere nicer, safer and more family friendly. Eagleby/Beenleigh have great potential...but they are being neglected big time! And the amount of drugs/folk whom dont want to help themselves but yet want to cause trouble for everyone else, is disgusting.

johnj22

I agree. I lived there for 5 year with two little kids. I did not experience anything awful. Granted, it is not a rich suburb, but it's safe enough for young family to live in. The fact the average age of the suburb is a few years younger than the national average seems to tell something.

garym18

Wake up people , the drug epidemic is everywhere , even more so in your better areas that you claim are out there .
I bought my house here nearly 13 years ago now , got a brick and tiled home and a large block for a great price .
We have never had any drama and bought up 2 kids in the area .
Granted some of the area needs updating but it is starting to happen now that Pam Parker is no longer mayor, thank God for that .
So all in all , it is a great area for first home buyers to buy into and we are smack bang in the middle of everything here and with everything right at the front door .
There is always a bad element that lives in EVERY suburb , but the area is full of hard working families and great retirement villages here .
I give it a thumbs up .

"Great potential - Island paradise"

I bought and moved here in early 2010 because of the potential for property development and benefits of being close to schools, public transport routes, M1, and close to Beenleigh and Yatala, which are master planned areas. Eagleby has very nice neighbourhoods. It is bordered by two rivers and the M1 which makes it in a sense an island. Therefore development will have limited possibility to expand outwards and thus land will become finite and valuable. Eagleby has everything of a well planned city, commercial centre surrounded by medium density and parks, followed on by low to very low density as you move out towards the rivers. Happy living in Eagleby and looking forward to exciting times ahead!

"Eagleby Truths"

Eagleby (Settled 1863)

Eagleby Features:

. Elevated Location - Residential areas are situated above recorded Flood Levels (1974)

. Suburb's future expansion is limited by Green Belt (Logan and Albert River Flood Plains)

. Sugar Cane, Cattle Grazing, Small Crops, Commercial Fishing activities border
Eagleby's residential fringes.

. Direct vehicle access to M1 (Brisbane (25 minutes) - Surfers Paradise (30 minutes))

. Direct vehicle access to Logan Motorway (Ipswich - Towoomba)

. Numerous Council Boat Ramps provide direct river access to Moreton Bay
and Gold Coast Waterways

. No Residential Sprawl. Sprawl is halted by Green Belts (River Flood Plains).

. Only local vehicle traffic is on Eagleby roadways.
Under the protection of the Green Belts, no traffic impacts from distant towns or suburbs exists.

Bus Services:

Logan Hyperdome Shopping (See Google)
Brisbane - Gold Coast Commuter Trains
Town of Beenleigh (Circa 1863)
Logan City
Brisbane City

. Like all good locations, Eagleby was chosen as a place to settle by Queensland's early settlers.
The lower slopes of the Darlington Range which decend to Eagleby and Beenleigh were accessable by boat from both the Albert and Logan Rivers. This high ground provided a firm and dry dissembarkment location for men to access the higher mountain ranges that decended from the ancient and extinct Mt Warning volcano. Here the giant tress of the sub-tropical forests could be harvested.
In the conquest of this New World Wilderness, food produced on Eagleby's fertile river soils sustained the combatants.

Summary:

Exclusive and settled modern suburb with a highly desired level of legislative protection from the forces of external growth and expansion.

If you want more than a endless suburban road lined with Hot Chickens, Video Stores and traffic lights then consider the settled location of Eagleby.

I was in Eagleby one afternoon back in 2008, and to be frankly honest I think it was a bit on the depressing side. I dropped into the local shopping complex while heading back to Brisbane from the Gold Coast, and very much all of the centre was rather outdated. But mind you, I think it would be the sort of place that would suit people who would like to live in a quiet and slow-paced community.

PropertyGuy

Yes, that is a fair accessment of the current situation.
Look forward a number of years to what shall become similar to a inner city redevelopment.
Location is still location.

investor2010

Very good summary by PropertyGuy of the reasons Eagleby is a great location with loads of potential. Understandably, the current services such as the local centre are not up to scratch, but this can change relatively quickly. Not so easy is finding a good location with positives mentioned above.
