"South of Dome Cafe is a lovely pocket"

We bought a home in Butler on one of the side streets coming off Kingsbridge Blvd, close to Marmion Ave. It’s a lovely pocket in Butler and one of the older developments, so the blocks are larger (minimum 650 m2), tree lined streets with mature trees, walking distance to the beautifully landscaped lake and parklands, Dome Cafe, Cornerstone Pub, Coles, Poolworks and some small take away shops. Most the houses in this pocket are owner occupied and a lot have beautifully maintained front gardens and verges. For the current realestate prices here, it’s extremely good value, 3 mins to the beach by car, nice new highway to the CBD (30 mins) new train line (37 mins to CBD), landscaped gardens, buried power cables, pretty street lights, and some roads even paved at the start for some character. Never had any issues.

Hi Rob! We are about to move to Butler just up from the Dome on Wadhurst road. A lot of comments on here talk about the crimes and hoons in Butler, but a lot of these posts also don't have a date on them which makes me think situation has improved. Have you felt a good sense of security there so far? Nothing too dodgy that you have noticed?

butler_resident

@emmaspencer I think it depends which part, if you are closer towards the show homes, which were on Landbeach Boulevard near IGA, you could be alright, but it seems the further east you go, the worse it seems to get. I would stay away from the areas that are close to the train station, 7/11 and that sort of thing. I know earlier this year there were cars being broken into every single night in Butler, especially around the Claremorris area

We accepted the house, it's claremorris parkway. 25 minute walk from the train station. Some friends lived in the area, said it's not bad. My mate is a cop here and said this area is OK, yanchep is worse and that's another area we were looking at. Fingers crossed...

The experience we've had has mostly been positive. We bought our house a few years ago. Since then, there have been other families that have moved into the neighbourhood. We love our neighbours and the location has easy access to bus and train links. Eateries are on the rise too. One negative is the experience we've had with people speeding on Marmion.

"Beautiful suburb with a great community feel"

We have lived in Butler for several years. We live overlooking the lakes on Kingsbridge Boulevard. It has an awesome community feel and we have fantastic neighbours on all sides. It’s a great place to bring a family up in. I love that we have so much nature on our doorstep- lots of trees, parrots etc.

In terms of crime we haven’t had any issue and neither have our neighbours who have lived here for over 15 years.

Close proximity to everything you need, such a choice of schools, shops and takeaway options, as well as other shops.

We find people to be very friendly including kids. We are always in the park seeing we live opposite it and speak to so many different types of people on a daily basis. I think because of this it is a fair and accurate run down of our suburb in general.

Crime, run down housing stock, violent local schools and miles away. Seriously, get down to Greenwood or further south if you can. If you love Craigie, you'll love Butler but if you haven't experienced a poor suburb, avoid.

What a disrespectful and one sided comment! You obviously have some kind of agenda. I have lived in Butler for nine years and love it. It is not 'miles away' particularly now that the Mitchell highway extension and the Butler station are up and running.
There are so many more accurate and insightful comments which will help prospective buyers or renter's make a informed choice.
There are challenges in any suburb anywhere in Perth and Butler in no exception.
The whole area around Butler is rapidly developing and we will eventually be a sort after suburb
It irritates me when keyboard cowards post comments that are ill informed and inaccurate .

andrews59
andrews59

It's "sought after" not "sort" firstly, but with reference to Butler and anywhere north, the distance is just too great. Weekends with no traffic it's still a solid half an hour to reach the centre of Perth, it's the land developers who've popped folk out so far away yet live in Peppermint Grove. It's indeed a challenge to send kids to the local school and wander the neighbourhood at night so I retract nothing... folk can take it as read.

I think this is a good review, however I feel some things have been left out. Like the fact that Butler is currently experiencing a crime surge. Only last a car, doing burn outs up and down Exmouth Drive crash into a house, and then again last night, only it missed the house by metres. Not to mention that last Saturday a person walked through Butler with a machete. I can understand why you're mentioning the key facts, but I feel that we should also include Butler's crime score which I believe can be achieved through Crimestoppers or a ABC news article released each year. Also, I personally wouldn't recommend this to families with kids, unless the kids were much older, like late teens old. Younger kids, I wouldn't do it, unless moving to North Butler near that display home loop. It's riff raff central and can actually be quite scary at times.

I visited Butler for the first time this afternoon and could see that it seemed to be quite established, modern community. I think that having the train line available is a positive. One thing that did concern me was the distance it took to drive there, as a one-off event. Having had to drive over 100 kms each day to get to work and back, several years ago, I found that very distressing and exhausting and costly as regards wear and tear on the car and the cost of petrol which used to eat up 1/3 of my income. It was a relief to discover that I could claim a high proportion of the cost of petrol and maintenance costs in tax returns. Just driving the distance there and back today, brought back painful memories.

My major concern if I lived in this suburb, would be the distance from the CBD and the amount of travel time, and cumulative exhaustion, if I lived in the suburb. The main drawback for me, if I could not work from home, is the travel time which would be a huge negative.

I also wondered about green space and the ability to create home gardens. I have noticed in a lot of newer communities, there seems to be a lack of outdoor space, trees and space for kids to play and to grow a decent garden. I also realise that having a garden is not a huge priority for some people.

"Good suburb"

Butler is pretty nice. The suburb is fairly new and there is potential for a bright future.

Pros:
1) Friendly neighbours.
2) Close to schools and parks.
3) It's got a train station with efficient links to Perth city. The train line will extend to Yanchep in a few years alongside the mitchell fwy.
4) Shopping - Aldi, Woolworths, Coles, Spudshed, Amart, Living Emporium and many other speciality stores are available with more options to come.
5) Good selection of medical centres. Optometrists and dentists are also good.
6) 5 minutes drive to the ocean and beach.
7) Lots of families have pets so vet clinics and pet shops are also available.
8) Good local vehicle/boat mechanics.
9) Decent selection of cafe's/restaurants/fast food. Some recent restaurants in the area include 3 Sheets on the Track in Butler, The Beach House in Jindalee and The Landing in Alkimos.
10) Kids play centres, dance academies, fitness centres, pool and snooker are some of the entertainment and healthy living options.

Cons:
Portions of the suburb are a little dodgy.

"Crime and drugs"

Lived here 8 years, family suburb, 30 minutes on freeway to Perth city. Known for burglaries a lot here and increase in drug related crimes. It’s predominantly a British suburb (poor income brits that move to Australia looking for cheap Australian suburbs that look new to make out they made it in life). A lot of bogans live here. Another bad point is the lack of greenery and trees up here, it’s known as ‘tin roof city’ just miles of copy and paste suburbs with the same cheap shops and parks. Lack of choices here too- if you’re looking for unique shops, greenery, community spirit, safety and choices.. this place isn’t for you. If you’re on a low income, want somewhere for your family to live, and happy with life’s basics, then this is the suburb for you. I’m personally looking at moving out of here soon.

"Butler - a suburb where everybody knows everybody, but riddled with crime."

I first moved to Butler from Currambine about 16 years ago. At the start, it was wonderful area, we are situated near the Butler Primary School. The area was a safe place, full of young families and everybody seemed wonderful. But it wasn't until neighbours moved out, rented out their properties, that we realised this was coming to an end.
Butler is sadly riddled with crime and aggressive/rude people. Countless times I have been abused by teenagers AND adults who seem to think they deserve a right to say stuff to me, about me. Sadly, Butler College didn't make it any better, more worse if you ask me personally. Teenage fights often occur here and it can get pretty worrying living nearby.
As for our street, we've had it all. Fires, police chases (on foot and vehicles), break-ins, fights and burnouts. One of the fights even made it onto the news. Our street is covered in skid marks where people fly around corners and do doughnuts at intersections. Not only that but our street intersects with a laneway, also riddled with more crime, garage doors, fences and bins are frequently targeted by graffiti attacks. Not only is the destruction clear, neighbours are horrible. We've had at least 4 or 5 drug dealers on the street, and even a convicted murderer, who of which followed me down my street until he disappeared, making remarks towards me about a Homeswest home that burnt down on our street earlier that year.
All in all, I can say is that some areas are nice, but others are not just bad, but horrible to live in. The area's I'd avoid would definitely be the south of Butler, full of riff-raff. Western Butler's got an ugly side too, as well as Eastern Butler. North Butler however seems to be alright, though I haven't spent enough time up there to really know.
Compared to private homes, there really isn't that many Homeswest homes, though some of them aren't that bad. I personally know a few families that live in Homeswest homes that have been really friendly. But then we've had disgusting people too. Currently, we have four Homeswest homes on our street. The first one is home to a believed prostitute who seems to have a different man every night. The second a young, friendly family who first moved in and brough violence and riff-raff, but have since turned over a new leaf and proven themselves as kind people. The third (which was the one that burnt down, that's right! Good one state-government, instead of knocking it down, you "fixed" it and put another person in there), an elderly lady, and then the forth is a young group of men who live there that seem to have zero care about what their house looks like.

If anybody wants any help or has any more questions, comment down below and I'll answer them for you. I'm only saying this as I believe I've seen a person on here asking about where the Homeswest Homes. Anyway, thank you for reading, and remember, North Butler is nice, every other part of Butler - not nice!

Hello thats pretty good and detailed comment thanks. I used to live in Ridgewood back in 2006-2008 it was so nice then moved to Sydney and now trying to go back to raise my little boys are Sydney is just crazy expensive and an avarage descent home costs around $1.1m. So thought of going back to the area I know... looking at some places in Butler, Clarkson, Jindalee... u said north Butler is nice... from where exactly? Sorry it is hard to know when Im not there...would u recommend Clarkson? Any other area you would Recommend for a family of 2 adults, 2 boys 1 and 3 years old and 2 small dogs? Thanks so much! I even thought Guildford

butler_resident

Hi there,
The Ridgewood area was absolutely wonderful back then. It was new, similar to Butler and everybody looked after everything. Ridgewood has gone downhill since 2008, but not as far as Butler has. If I was to say which was better, definitely Ridgewood, especially in the older area where the houses were built around 2004-2008 kind of time.
North Butler is nice, but it is slightly pricy, but not completely. I'd say if you were looking for a good spot, it would be bordered by Benenden Avenue and Exmouth Drive, and then Camborne Parkway and Butler Boulevard. Another area that I didn't mention in the comment was actually a small part of Butler in the centre. Bordered by Camborne Parkway and Marmion Avenue, Benenden Avenue and Kingsbridge Boulevard.
I wouldn't recommend Clarkson sorry. The amount of fights, criminal activity etc. there is terrible. It isn't very often Ridgewood is on the news for the wrong reasons, but Clarkson and Butler seem to be unable to go a certain time without something bad happening there.
The last news report that was bad about Clarkson was about a month ago when 300 loud teenagers had a party and damaged houses and cars. The last news report was actually three days ago, when a SHOOTING occurred in East Butler.
In our area, there's often police in the area, and often loud parties. Not handy when you have two young kids either.
If you wanted to go somewhere where it is quiet, friendly and probably normal, I would suggest North Butler (so long as it isn't too pricy), Catalina which is between Clarkson and Tamala Park. Jindalee is a nice place but is also pricy. Newer part of Quinns Rocks, Mindarie. Kinross is nice. Alkimos, Eglinton is also quite a nice area, there are plenty of blocks of land there too if you wanted to build instead of buy, and then maybe the new estates of Yanchep.
I must warn though if you ever moved to Yanchep, be prepared for fire season, because every year, it does go up. Guildford is a good suburb, not a lot happens there, but the houses are very old there. My grandmother used to live there and she'll tell you it's amazing... but last time she lived there was about 1940.
Anyway, I hope all goes well in your hunt for the perfect house, I wish you and your family lots of luck and good fortune!

Sorry to bother you but any other suburbs you wouldnt recommend? Balga?
Thanks so much!!!

butler_resident

Hi again!
It was my pleasure helping you.
I definitely wouldn't recommend Balga unfortunately as it's probably just as bad as Clarkson. But if you're also looking that way, I would definitely look into Alexander Heights. If you can get into some of the nicer areas of Alexander Heights, you've got a gem for sure. Plus, it's incredibly underrated, the prices there are incredibly low, and sometimes you can get a moderately nice house for about the price of an ugly house!
Hope this helps! :)

Haslingfield Way Butler?

butler_resident

@jackiet5
Haslingfield Way is a good street I suppose.
It depends on what you're looking for, if you prefer a quiet street, Haslingfield Way probably isn't the street for you. Because of the fact that it connects Marmion Avenue to Butler Primary School, it can be quite busy. But if that doesn't bother you, then I don't see why not.
It isn't a terrible street and as far as I know, it isn't riddled with crime. There is actually quite a few older people that live on the street and most of the neighbourhood on that street are incredibly friendly.

How is Clitheroe way In butler

butler_resident

@jessicac23
Clitheroe Way seems to be a good street. I personally am unsure as I don't like to travel into east Butler much because it isn't a nice area, but from when I just viewed it on Google Maps, seems alright, wouldn't be much different to the kind of area I live in, and that doesn't have that many problems on it.
Personally would I move to that street, no. But if the occasional dirt bike doesn't bother you, then I don't see why not. Hope this helps and if you have any more questions, let me know. : )

"Unsafe and full of teenage crime"

We lived there for 9 years. The 1st 3 years were great, but as the home owners sold up, the rubbish moved in. We left because our neighbours’ children and friends would frighten us. Ramming their bikes into us when we got home in the afternoons, ride through our front garden and shout obscenities at my daughter and I when we walked our dogs. I went to speak to their mother and she threatened to call the police on me... The suburb is full of 30 something dole bludgers and their multitude of children who are left to terrorise the neighbourhood with NO supervision. So very glad I got my family out of there!

"Amazing development in Butler"

Butler is a suburb on the rise. Only 40 minutes from the city, it has its own train station with the shopping centre just when you come off the train station. A child care centre walking distance to the train station. Beach is only minutes away. It is a well planned suburb which is still at affordable prices. The freeway will be extended past Butler and in the 2019 priority list is the railway extension to Yanchep. I have been leaving in Butler since 2013, the neighbourhood is quiet, can't complain. The development in the last few years is formidable, lots of shops along Butler Boulevard and more to come.

We've lived here over a year now and love it. Close to the beach, train station close by and the freeway will be extended to romeo road in the near future. Woolies, Coles, Aldi and other retailers in proximity. Some more commercial mixed use developments are coming up along the Butler Blvd strip which will link to the freeway. Lots of parks to walk such as Brampton and the kids love the Eden Beach Foreshore Playground in Jindalee. Occasional hooning does happen just like several other suburbs but overall a safe place to live.

I am considering moving to Butler, but have really been put off by some of the comments here. Is it safe as I am a single mom with 1 daughter of 15 who will be using the train by herself daily. I believe the whole of Butler internet is Telstra Velocity and there are many problems with speed and buffering, is this in fact correct. Are there any other options that is not through Telstra as we definitely need unlimited internet and they don't have any unlimited packages? We are looking at renting in Romsey Glade. Please be honest about safety, cleanliness, bogans, internet etc.

Since moving here I've had nothing but trouble (4 incidents in 1.4 years). Came from UK and never experienced any crime in 50 years.

Its an awful place to live. Full of low class dole bludgers and their multitude of undisciplined unruly brats! Dont make your daughter live there. It wont be a good experience for either of you!

"Don't do it!"

Was going to rent/buy in Butler when we first moved to WA. Thankfully we know people who live there who could tell us "Don't do it!"
One couple we know have had their house broken into 3 times while they were at work! You HAVE to be more security conscious than usual if you live there and not just with your house and car, but personal security also, meaning the people I know wouldn't walk certain areas alone there and their children can't go to play in some of the parks there either.
I'm sure there are many who think that Butler is a great place, but we ended up moving to Woodvale and there is a WORLD of difference between the two. Woodvale isn't perfect (it's more expensive to rent or buy here for a start), but I can leave my door unlocked here and if I go into the shops and forget to lock my car or leave stuff visible on the seats or in the boot it's all still going to be there when I get back. I've heard bad things about Butler Senior High School also and again I know all schools have their issues, but tell me why people are renting houses in other areas to get their kids into other schools other than Butler? My children go to school in Woodvale with kids who travel from Clarkson and Butler everyday. I think that says a lot.
Just research the area very carefully before you move there.

"Community Spirit"

I have lived in Butler for 10 years. Like all suburbs, it has it's good and not so good areas. I feel safe and happy here and the access to local shops brilliant. There is a mix of cultures and the general feel is that people want their community to be a great one. The parks are clean and well maintained with plenty of families using them for parties and barbecues. With the train station now open, there's easy access to the city only 40 minutes away, and there's plenty of buses.
With the beach only 10 minutes walk away, and a thriving community, I would thoroughly recommend this suburb for families. It is still affordable and it's still expanding.

Great for

  • New shopping centres
  • Parks and beaches
  • Friendly family orientated
  • Great community activities
  • Fantastic lakes and parks

Not great for

  • Hoons

"Property investors--what are you waiting for?"

After researching the Perth property market for a year I decided to buy an investment property in Butler in July 2011. I purchased the property for $13K under the bank valuation and am still of the view that the suburb is significantly undervalued--there are definitely some amazing bargains to be had in Butler! Over the past year I have lived in the property while renovating it. What has surprised me the most is how much I have fallen in love with this suburb. I have lived in Perth for many years and this is hands down the friendliest suburb I have ever lived in (both in Australia and abroad). The people in the shops are exceptionally friendly, my neighbours are conscientious and considerate and there is a wonderful feeling of community here. From an investment point of view, the rental yields are high as there is an overall shortage of rental accommodation. In addition, the new high school will be completed next year, the train line is scheduled to be completed by November 2014, there is a major shopping precinct under construction, as well as a lake, the beach, schools, parks and shops all within walking distance. It should be noted that Homeswest houses are located in suburbs throughout Perth. The fact is that there are a few hoons in all Perth suburbs--this is not unique to Butler (we were all teenagers once). The average household income in Butler is above the average for the City of Wanneroo (which predictably translates into homes being well taken care of) and there is a higher than average number of owner occupiers. One year on, Butler is still tipped by Residex to be an excellent investment area in the medium term. I am very pleased with my decision to purchase here.

Great for

  • No firms plans as yet for the extension of the Mitchell Freeway--very long travel times to the CBD.
  • Limited beach amenities (though a cafe is currently being build at Jindalie beach).
  • Parks and beaches
  • Friendly family orientated
  • Great community activities
  • Fantastic lakes and parks

Lets be mindfull that we don't allow the real estate agents(local ones) to undervalue our homes and price them to low. This would then undo all our hard work, especially if your looking for that capital growth.Any body can sell a cheap house. Agree totally with all your other points.. spot on !

mumzietwo

Can i ask where in Butler you live ? alot of real estate agents here give me negative comments on Butler.

"Middle Class estate with a bright future."

I've lived in Butler since 2004, and I have to say it's very good suburb. The locals aren't as friendly as they used to be, but what do you expect when you've been nnvaded by Brits and South Africans. Was one of the best suburbs from 2003-2007, but has gone significantly south since 08. Biggest problem is spoilt brats on trail bikes and hoons that come out after midnight. Butler will be the new Clarkson in ten years, so I'd recommend for locals to jump the boarder to Jindalee or move further North where the mall will be completed in the next 5-10 years.

Great for

  • Parks and beaches
  • Friendly family orientated

So have you rang the appropriate authorities to make your complaint about the trail bikes? The Wanneroo Shire is very responsive to complaints the rangers will deal with it. As for Jindalee its over rated nothing to offer, no shops parks crummy beach so maybe it may be time for you to move on..if you can't see what's going to happen in a positive way.

So is it a 'very good' suburb? For anyone looking into living at Butler your statement seems to be a contradiction in itself and not really very helpful. I've never known 'Brits and South Africans to be unfriendly, and don't think it fair to base your opinion of a place on the nationality of the people that live there.
Also, for your information Clarkson has a very positive rating, as believe it or not it's a lovely place to live and has plenty of positive comments left.
Everywhere has 'pockets' of undesirables but that's just the way things are and it's the same everywhere you go.
Overall, Butler is a nice place to live, and can only improve with the new rail extension in 2014.

I agree. Not a good idea to leave stuff in view in your car. People are looking for opportunities. Best not to give them one.
Doesn't mean the area is bad/unpleasant. It could have happened anywhere.

Hi, can you tell me in your honest opinion how the situation is with Homeswest people??
We live in Sydney and are about to purchase our first home in Butler, but have been put off by all the comments made regarding the homeswest situation...
Are they mainly in a certain area? Street names would be appreciated, I believe the property we're looking at buying is classified as being in 'The Dunes"...
I need advise urgently as we are about to place a deposit... (or not)...

HELP!!!

Tracey221

Carina09, there are no specific streets. But the ratio is 1 in 5 which is HUGE!! I would spend my money in one of the suburbs a bit further north like Alkimos or Eglington which is a new sub division. Both of those are private suburbs so no homeswest.

KooKs

there are 5 estates that make up brighton estate .. the dunes, centro, the vistas, the green and seahaven estates. as far as I am aware, seahaven is the only 'private' estate in butler. this area is to the west of connolly drive and south of butler boulevard

mumzietwo

what do you mean by private estate ?

Carina09

Mumzietwo - email me at [email protected]
I'm finding it difficult to reply to your other post on here..
Yes - i am very picky also, and it's so overwhelming to make such a big move and not know what you're getting yourself into!
My fiance will be working just north of Perth so we're looking to stay within a 20km radius... renting first up is the best option in my opinion so you can gfet a feel for different areas, explore and get to know places etc...
Email me if you have any other questions! Am happy to chat to other ladies in the same boat :)

Hi there, we are no longer moving to Butler, unfortunately buying isn't our forte right now so we're happily going to rent for a while until we settle in, looking to buy later on.
Having said that, we're much more at ease now... probably not the best thing to do heading over for the first time anyway!

"No problems, bright future ahead"

Our experience living in Butler has been fine. People in our street and surrounds are house proud and friendly. People seem to get outside walking, bike riding and using the park lands. Shops in Butler itself are average in numbers and the local bus route seems adequate for the relatively current small population. It only takes 10mins to Clarkson train station, and the construction of the continued train line into Butler itself and more shops (being conducted at the north end of Butler will benefit in the not too distant future and even at the moment, it is only a short drive of 15-20mins to Joondalup for more shopping (and the long awaited Sunday shopping), a variety of restaurants, the hospital (grown/growing), UNI and TAFE and of course the beach (Jindalee and Quinns are lovely) I cannot speak of the schools (grown children) although there seems to be a choice for parents. We have not had any trouble with hoons.

"A beautiful young suburb that is only getting better"

Having moved to Butler from the eastern suburbs of Perth two years ago we have never looked back. We love the parks, beaches and bushland and our daily walk is now a pleasure rather than a chore. When the sea breeze comes in, there is nothing better than opening up the whole house and the only noise you here is the sound of children playing in the park. Living in The Green our garden is watered by way of a communal bore and all services are delivered by optic fibre making our internet access fast and reliable. Shopping options are a bit limited but it is only a young suburb and with development going ahead we are happy to know that this will soon improve and in the meantime are happy to travel ten minutes for more options. The only complaint we would have is that some people seem unwilling to us the recycling centre fifteen minutes down the road and have been using the bush to dump household items. Other than that we have never been happier and know this will be a great place for our kids to grow up.

"Noisy and full of 'unacclimatised' British."

We have huge problems with trail bikes terrorising people at all hours, wandering cats fighting and defecating in our garden, hoons, rubbish and a series of neighbours who turn their air-conditioning on when it's 25 degrees outside. High speed internet access is very hard to get - if at all - and is very pricey. Local Coles is a mixed bag with very poor fruit and veg, shocking parking and often poorly stocked shelves but there are a few places around that sell better produce if you are willing to drive a bit. The local pizzeria is very good, fish and chips is average and dirty, pub doesn't look too rough but haven't personally visited. Local wine shop is surprisingly good and medical centre is recommended. Very rare to hear an Australian accent and it's a very mixed, slightly odd bag of grumpiness whenever you go anywhere. Very disappointed as we were sold on an ideal 'what a community should be' and built here in 2005. For us, it's very much not the case but families still might find it appealing. Would suggest people visit one of the community days but be sure to 'walk' a bit around the back streets. Can be a bit parochial and the British imports especially seem to have an aversion to any native vegetation or non-British ideals. Access is quite bad with the start of the freeway and even a train station being quite far away. Property values seem to fluctuate so there is every chance you might lose a bit on a purchase in the short-term.
