We bought a home in Butler on one of the side streets coming off Kingsbridge Blvd, close to Marmion Ave. It’s a lovely pocket in Butler and one of the older developments, so the blocks are larger (minimum 650 m2), tree lined streets with mature trees, walking distance to the beautifully landscaped lake and parklands, Dome Cafe, Cornerstone Pub, Coles, Poolworks and some small take away shops. Most the houses in this pocket are owner occupied and a lot have beautifully maintained front gardens and verges. For the current realestate prices here, it’s extremely good value, 3 mins to the beach by car, nice new highway to the CBD (30 mins) new train line (37 mins to CBD), landscaped gardens, buried power cables, pretty street lights, and some roads even paved at the start for some character. Never had any issues.

Been here since May 21st 2021 and love the place shopping good pubs good and great parks to walk the dogs.

Talk about growth point, within the past month two MASSIVE shopping Centers have popped up. Not to mention what’s already here, Spudshed, Spotlight,Amart, Rebel Sport, Salvos, Anaconda, Vinnies, Aldi, Woolworths, 3 Sheets, Medical Imaging, Best Less, Hairdresser, Dentist, Doctors, Dan Murphy, KFC, Red Rooster, MacDonalds, Petrol Station, Pet Shops, Auto Shops, BCF, Chemist Warehouse, Gyms and the list is growing ! You can basically find anything you need in Butler plus it’s only 5 min away from the Beach !
Not to mention the fantastic public transportation ( rail and bus) and a good selection of schools and colleges from kindi to A levels available.

Plenty of schools and daycares around, a walks away from the beach. Always a park on every street nearly. Good choice of shops and the KEBAB SHOP AT WOOLIES 100% YUM!

My view of Butler is negative and that's putting it mildly.

Great family area with beautiful parks.
Very affordable considering proximity to the beach.

The experience we've had has mostly been positive. We bought our house a few years ago. Since then, there have been other families that have moved into the neighbourhood. We love our neighbours and the location has easy access to bus and train links. Eateries are on the rise too. One negative is the experience we've had with people speeding on Marmion.

We have lived in Butler for several years. We live overlooking the lakes on Kingsbridge Boulevard. It has an awesome community feel and we have fantastic neighbours on all sides. It’s a great place to bring a family up in. I love that we have so much nature on our doorstep- lots of trees, parrots etc.

In terms of crime we haven’t had any issue and neither have our neighbours who have lived here for over 15 years.

Close proximity to everything you need, such a choice of schools, shops and takeaway options, as well as other shops.

We find people to be very friendly including kids. We are always in the park seeing we live opposite it and speak to so many different types of people on a daily basis. I think because of this it is a fair and accurate run down of our suburb in general.

An affordable place to live with access to amenities and transport.

Crime, run down housing stock, violent local schools and miles away. Seriously, get down to Greenwood or further south if you can. If you love Craigie, you'll love Butler but if you haven't experienced a poor suburb, avoid.

Butler is pretty nice. The suburb is fairly new and there is potential for a bright future.

Pros:
1) Friendly neighbours.
2) Close to schools and parks.
3) It's got a train station with efficient links to Perth city. The train line will extend to Yanchep in a few years alongside the mitchell fwy.
4) Shopping - Aldi, Woolworths, Coles, Spudshed, Amart, Living Emporium and many other speciality stores are available with more options to come.
5) Good selection of medical centres. Optometrists and dentists are also good.
6) 5 minutes drive to the ocean and beach.
7) Lots of families have pets so vet clinics and pet shops are also available.
8) Good local vehicle/boat mechanics.
9) Decent selection of cafe's/restaurants/fast food. Some recent restaurants in the area include 3 Sheets on the Track in Butler, The Beach House in Jindalee and The Landing in Alkimos.
10) Kids play centres, dance academies, fitness centres, pool and snooker are some of the entertainment and healthy living options.

Cons:
Portions of the suburb are a little dodgy.

It has been good living in the area. We have a peaceful street, shopping amenities close by, and it is 5 minutes drive to the beach.

Lived here 8 years, family suburb, 30 minutes on freeway to Perth city. Known for burglaries a lot here and increase in drug related crimes. It’s predominantly a British suburb (poor income brits that move to Australia looking for cheap Australian suburbs that look new to make out they made it in life). A lot of bogans live here. Another bad point is the lack of greenery and trees up here, it’s known as ‘tin roof city’ just miles of copy and paste suburbs with the same cheap shops and parks. Lack of choices here too- if you’re looking for unique shops, greenery, community spirit, safety and choices.. this place isn’t for you. If you’re on a low income, want somewhere for your family to live, and happy with life’s basics, then this is the suburb for you. I’m personally looking at moving out of here soon.

I first moved to Butler from Currambine about 16 years ago. At the start, it was wonderful area, we are situated near the Butler Primary School. The area was a safe place, full of young families and everybody seemed wonderful. But it wasn't until neighbours moved out, rented out their properties, that we realised this was coming to an end.
Butler is sadly riddled with crime and aggressive/rude people. Countless times I have been abused by teenagers AND adults who seem to think they deserve a right to say stuff to me, about me. Sadly, Butler College didn't make it any better, more worse if you ask me personally. Teenage fights often occur here and it can get pretty worrying living nearby.
As for our street, we've had it all. Fires, police chases (on foot and vehicles), break-ins, fights and burnouts. One of the fights even made it onto the news. Our street is covered in skid marks where people fly around corners and do doughnuts at intersections. Not only that but our street intersects with a laneway, also riddled with more crime, garage doors, fences and bins are frequently targeted by graffiti attacks. Not only is the destruction clear, neighbours are horrible. We've had at least 4 or 5 drug dealers on the street, and even a convicted murderer, who of which followed me down my street until he disappeared, making remarks towards me about a Homeswest home that burnt down on our street earlier that year.
All in all, I can say is that some areas are nice, but others are not just bad, but horrible to live in. The area's I'd avoid would definitely be the south of Butler, full of riff-raff. Western Butler's got an ugly side too, as well as Eastern Butler. North Butler however seems to be alright, though I haven't spent enough time up there to really know.
Compared to private homes, there really isn't that many Homeswest homes, though some of them aren't that bad. I personally know a few families that live in Homeswest homes that have been really friendly. But then we've had disgusting people too. Currently, we have four Homeswest homes on our street. The first one is home to a believed prostitute who seems to have a different man every night. The second a young, friendly family who first moved in and brough violence and riff-raff, but have since turned over a new leaf and proven themselves as kind people. The third (which was the one that burnt down, that's right! Good one state-government, instead of knocking it down, you "fixed" it and put another person in there), an elderly lady, and then the forth is a young group of men who live there that seem to have zero care about what their house looks like.

A lovely walkable community with many parks. Shopping options are on the rise. Transport options are good and close to the beach. All in all a positive experience.

We lived there for 9 years. The 1st 3 years were great, but as the home owners sold up, the rubbish moved in. We left because our neighbours’ children and friends would frighten us. Ramming their bikes into us when we got home in the afternoons, ride through our front garden and shout obscenities at my daughter and I when we walked our dogs. I went to speak to their mother and she threatened to call the police on me... The suburb is full of 30 something dole bludgers and their multitude of children who are left to terrorise the neighbourhood with NO supervision. So very glad I got my family out of there!

Butler is a suburb on the rise. Only 40 minutes from the city, it has its own train station with the shopping centre just when you come off the train station. A child care centre walking distance to the train station. Beach is only minutes away. It is a well planned suburb which is still at affordable prices. The freeway will be extended past Butler and in the 2019 priority list is the railway extension to Yanchep. I have been leaving in Butler since 2013, the neighbourhood is quiet, can't complain. The development in the last few years is formidable, lots of shops along Butler Boulevard and more to come.

Living in an area very much depends on what you and/or your family value so do your own research. The suburb and region are fast growing with good shopping options, playgrounds and open spaces. There are plans to extend the train line and Mitchell freeway further north. Generally a good sense of community and close to the coast!

A very low life community. I regret moving to this region.

We've lived here over a year now and love it. Close to the beach, train station close by and the freeway will be extended to romeo road in the near future. Woolies, Coles, Aldi and other retailers in proximity. Some more commercial mixed use developments are coming up along the Butler Blvd strip which will link to the freeway. Lots of parks to walk such as Brampton and the kids love the Eden Beach Foreshore Playground in Jindalee. Occasional hooning does happen just like several other suburbs but overall a safe place to live.

Was going to rent/buy in Butler when we first moved to WA. Thankfully we know people who live there who could tell us "Don't do it!"
One couple we know have had their house broken into 3 times while they were at work! You HAVE to be more security conscious than usual if you live there and not just with your house and car, but personal security also, meaning the people I know wouldn't walk certain areas alone there and their children can't go to play in some of the parks there either.
I'm sure there are many who think that Butler is a great place, but we ended up moving to Woodvale and there is a WORLD of difference between the two. Woodvale isn't perfect (it's more expensive to rent or buy here for a start), but I can leave my door unlocked here and if I go into the shops and forget to lock my car or leave stuff visible on the seats or in the boot it's all still going to be there when I get back. I've heard bad things about Butler Senior High School also and again I know all schools have their issues, but tell me why people are renting houses in other areas to get their kids into other schools other than Butler? My children go to school in Woodvale with kids who travel from Clarkson and Butler everyday. I think that says a lot.
Just research the area very carefully before you move there.

Everything on the doorstep, train, shops beach gyms and Mitchell extension is complete! Can't fault it from my experience.

I have lived in Butler for 10 years. Like all suburbs, it has it's good and not so good areas. I feel safe and happy here and the access to local shops brilliant. There is a mix of cultures and the general feel is that people want their community to be a great one. The parks are clean and well maintained with plenty of families using them for parties and barbecues. With the train station now open, there's easy access to the city only 40 minutes away, and there's plenty of buses.
With the beach only 10 minutes walk away, and a thriving community, I would thoroughly recommend this suburb for families. It is still affordable and it's still expanding.

New suburb which is turning into a great place to live. So will be the train station and a major shopping center. Already has all the facilities you need medical center, schools and shops.

After researching the Perth property market for a year I decided to buy an investment property in Butler in July 2011. I purchased the property for $13K under the bank valuation and am still of the view that the suburb is significantly undervalued--there are definitely some amazing bargains to be had in Butler! Over the past year I have lived in the property while renovating it. What has surprised me the most is how much I have fallen in love with this suburb. I have lived in Perth for many years and this is hands down the friendliest suburb I have ever lived in (both in Australia and abroad). The people in the shops are exceptionally friendly, my neighbours are conscientious and considerate and there is a wonderful feeling of community here. From an investment point of view, the rental yields are high as there is an overall shortage of rental accommodation. In addition, the new high school will be completed next year, the train line is scheduled to be completed by November 2014, there is a major shopping precinct under construction, as well as a lake, the beach, schools, parks and shops all within walking distance. It should be noted that Homeswest houses are located in suburbs throughout Perth. The fact is that there are a few hoons in all Perth suburbs--this is not unique to Butler (we were all teenagers once). The average household income in Butler is above the average for the City of Wanneroo (which predictably translates into homes being well taken care of) and there is a higher than average number of owner occupiers. One year on, Butler is still tipped by Residex to be an excellent investment area in the medium term. I am very pleased with my decision to purchase here.

I've lived in Butler since 2004, and I have to say it's very good suburb. The locals aren't as friendly as they used to be, but what do you expect when you've been nnvaded by Brits and South Africans. Was one of the best suburbs from 2003-2007, but has gone significantly south since 08. Biggest problem is spoilt brats on trail bikes and hoons that come out after midnight. Butler will be the new Clarkson in ten years, so I'd recommend for locals to jump the boarder to Jindalee or move further North where the mall will be completed in the next 5-10 years.

A brick thrown threw my car door window at Brighton shopping centre car park and items stolen.. Not a very pleasant area at all..!!

Moved here from Currambine 3 months ago, enjoying the community spirit,beleive the area will benefit from all the infistructure to come, train,shopping centre etc. reminds me of Hillarys 30 years ago,we experienced no problems with unruly behaviour, so if we did we would be the first to complain our moto ENJOY !! the rewards are there to be had, look after your suburb take pride in your gardens they add heaps of value to your biggest assett.

Great coastal suburb with good capital investments in rail, shopping, parks and beach

I have lived here in Butler since 2006 & seen this suburb blossom, BUTLER is family friendly & with great infrastructure with more to come, Butler high School, Railway line, New shopping Facilities due to begin, Stone throw from the beach.plenty of Parks for the kids to play. Numerous Community events ( Movie Night in the Park, Christmas Carrols in the Park & plenty of other events). Fantastic place to live!

We have lived in Butler for a few months now, we moved here from Heathridge and find it a much nicer place to live.
We love the school, shops, parks etc. Thing will also improve when the new shopping centre is built.

Bought here a few months back, lovely area, nice young families arround, park and shops close by - plus lakeside shopping centre 10minutes down the road, quick to get to the freeway and the beach isnt too far away. I must say this Butler is a lot better than people had lead me to believe, to be honest I was really put off by what other people had told be, however I went with my view, which has paid off.

Looks great when you drive through the main streets but looks can be decieving which is such a shame.
High level of Homeswest and Rental housing.
Gorgeous parks but lots of undesirables around which wrecks it.
Would be great for a young family trying to find a lovely cheap house but be prepared as you wont make money on your home.

Great area for everyone. Near to schools and shops, and around 5 mins to the beach. Will be greatly improved when the train line is extended.

Our experience living in Butler has been fine. People in our street and surrounds are house proud and friendly. People seem to get outside walking, bike riding and using the park lands. Shops in Butler itself are average in numbers and the local bus route seems adequate for the relatively current small population. It only takes 10mins to Clarkson train station, and the construction of the continued train line into Butler itself and more shops (being conducted at the north end of Butler will benefit in the not too distant future and even at the moment, it is only a short drive of 15-20mins to Joondalup for more shopping (and the long awaited Sunday shopping), a variety of restaurants, the hospital (grown/growing), UNI and TAFE and of course the beach (Jindalee and Quinns are lovely) I cannot speak of the schools (grown children) although there seems to be a choice for parents. We have not had any trouble with hoons.

Having moved to Butler from the eastern suburbs of Perth two years ago we have never looked back. We love the parks, beaches and bushland and our daily walk is now a pleasure rather than a chore. When the sea breeze comes in, there is nothing better than opening up the whole house and the only noise you here is the sound of children playing in the park. Living in The Green our garden is watered by way of a communal bore and all services are delivered by optic fibre making our internet access fast and reliable. Shopping options are a bit limited but it is only a young suburb and with development going ahead we are happy to know that this will soon improve and in the meantime are happy to travel ten minutes for more options. The only complaint we would have is that some people seem unwilling to us the recycling centre fifteen minutes down the road and have been using the bush to dump household items. Other than that we have never been happier and know this will be a great place for our kids to grow up.

We have huge problems with trail bikes terrorising people at all hours, wandering cats fighting and defecating in our garden, hoons, rubbish and a series of neighbours who turn their air-conditioning on when it's 25 degrees outside. High speed internet access is very hard to get - if at all - and is very pricey. Local Coles is a mixed bag with very poor fruit and veg, shocking parking and often poorly stocked shelves but there are a few places around that sell better produce if you are willing to drive a bit. The local pizzeria is very good, fish and chips is average and dirty, pub doesn't look too rough but haven't personally visited. Local wine shop is surprisingly good and medical centre is recommended. Very rare to hear an Australian accent and it's a very mixed, slightly odd bag of grumpiness whenever you go anywhere. Very disappointed as we were sold on an ideal 'what a community should be' and built here in 2005. For us, it's very much not the case but families still might find it appealing. Would suggest people visit one of the community days but be sure to 'walk' a bit around the back streets. Can be a bit parochial and the British imports especially seem to have an aversion to any native vegetation or non-British ideals. Access is quite bad with the start of the freeway and even a train station being quite far away. Property values seem to fluctuate so there is every chance you might lose a bit on a purchase in the short-term.
